Prices have gone up. Doesn't matter what type of construction it is. Even if it is just a piece of land, the cost of UDS in Delhi CGHS societies is 4-5 times that of golf course extension. Also, the project density is pretty low which is a plus point.
In case of redevelopment, the current flat owners get more area per flat on redevelopment, depending on the land parcel area on which the Co-op society bldg is built. In case of additional FAR/FSI generally a 2bhk flat owner gets a 3bhk flat. Hence, I feel the new FSI factor should be considered prior to deciding to sell.

If you calculate just the land cost and divide by number of flats, about 80% of current flat prices in Dwarka is the land cost, so if society doesn't even exist, your share bcoz of land cost will keep appreciating. Take 3.75 lac/sqyd as land cost, societies on main road will be around 4 lac/sqyd 2. Redevelopment will not take 4+8 years like explained, societies may take 1-2 years for decision and further these r small societies may not take more than 3 years, so only about 5 years. 3. Even if one society is able to undertake redevelopment in 1-2 years and start new construction, prices of new flats will be obviously higher than Dwarka eway due excellent outer infrastructure, I belive at least 25k / sqft may b the opening price for new flats, so a 2000 sqft flat must cost about 5cr. 4. When other societies see such appreciation, they will also jump to redevelop, which will increase the price significantly 5. By the way, in last 6 months prices hv increased by 20% in Dwarka
Not agree, 5 years later more construction will be happening on expressway, more will be dust. Further, good to buy additional asset near expressway but not be selling. Electricity ,water charges r more cheaper in delhi, however, schools fees,conveyance cost high in daily travelling to Dwarka

Here in Vikaspuri Mostly CGHS and they r 25-30 yr old, very poorly constructed so in pathetic situation , needs mass scale repair maintenance but no one ready to contribute neither Management have money , No lift , no proper amenities, parking issues , RWA r only busy in Politics ,🤔
It is your same opinions which you gave about Sector 55,56 societies of GURGAON.IT is not applicable in Delhi, I have been staying in DWARKA for last 10years our society original cost was 19.5 lakh not 6or 7lakh.DDA started construction of flats about 48years back as on today not a single scheme of flats has been declared unsafe and recommended for redevelopment.your suggestions are ok for change, may be applicable to 10-15% Societies of DWARKA.It is the actual scenario not your CRITICISM. Sir lets assume after 80 years nonmivan new society gets in redelopment stage then tecnology that will be used will be far better than Mivan. Point is purchasing the nonmivan at good cost is better option but reality is nonmivan of Gurgaon is also out of pocket of most of the people.
80 yrs non mivan nahin chalti. Max 35 yrs to 40 yrs. 25 ke baad unhe koi kharidta nahin. Mivan is 120 yrs plus. Can not plan beyond 120 yrs. Rest redevelopment is your choice

100% agreed...one more thing to add here...the Expressway folks can still bank on the infrastructure of Dwarka...after all, once the expressway starts, the farthest of Dwarka from farthest of Expressway is not going to be more than 20 minutes...so while the infrastructure develops at Expressway, one can still enjoy the Dwarka infrastructure while staying at Expressway...
Construction in express way might take seven/eight years and feel of texture of real habitat another five years. Therefore, for flat owners who are residing in societies that were built around the years 2000 and beyond, your advice is redundant. Ofcourse for such of societies that were built around 1990, your advice may be relevant.
