    Property ownership in SA is overrated! The cost of buying and owning property is expensive. The running of property is high via levies, rates, maintenance, insurance etc. Municipalities are under preforming yet rates increase annually. The heavy increase in electricity is also not helping. Defaulting tenants are also increasing. Black children have entered the property market late. Prices are high, even in the township. It's crazy! Lots of middle class people are priced out of property!!

      True, the best years to buy property was the 90s and 2000s but that said property prices will only go up, albiet slowly.

      We are not late , there is also more money available to us than previous generations, we can literally make as much money as want we just have to educate ourselves and work for it.
      We live in the Internet era things are different for our generation. We can afford land and property

    As a homeowner and landlord, owning a property cannot be overrated. The best route is to pay cash for property or pay off bond asap. The long term returns of owning a property is worth it!

      It is not a win-win situation either, in as much as owning property could be seen as an ideal position for an ordinary average income earning South African, there are cons as well that come with owning property which many owners aren't prepared to talk about. Especially owning an apartment or township house. (i.e. restrictions and lack of autonomy, small space, high levies, and etc.). I however believe that stand alone properties are better and have less hassles, especially when one is not looking to rent out a property.

    Bought my first property last year at 26yrs and decided to lease it and are renting out in Kasi. It has been such a journey with everything I had to learn through the ownership process. It's currently doing well and I'm grateful for the decision. I just wish I could get tenants to occupy for longer periods

      @@vince9577 You just have to identify a feasible area and view different properties to make an informed and well-thought out decision. You want a place that's going to be easy to get tenants for and make some money from.

    I am a homeowner, I do not have regrets - I would do it 1000 times over if given a chance. I would rather endure the headache that comes with home ownership than pay the R12 000 to rent, I pay that amount towards MY HOUSE!. With that said, people should do what is best for them, both options are acceptable depending on one's needs and situation. neither is wrong. Thanks, Nicolette for the great advice.

      Unfortunately not everyone qualifies for a bond...i always used to wonder why people would pay 8500 to rent my townhouse rather than get their own,but then i heard many people saying because of their other responsibilities they just dont qualify for it

    Hello Nicolette, I’m happy I came across this video. I don’t feel that bad anymore for not being a homeowner yet. The right time will come. The excitement is always around a owning a home and not the expenses come, I’m not there yet.

    You bought properties in estates. Free standing houses don’t have levies. I own four properties and I only pay levies in two properties. The other two it’s just rates. Buying is definitely best for me. One of my properties covers the cost of two houses through rent.

    I always feel better after watching your videos. So much knowledge and insight. This is one of the things I hate hearing from my parents "you need to buy. You're paying R5K every month for rent, that's a bond. Get a bond". It's good to hear someone actually reason with sound for once. Thank you

    Suggestion 1: it's best to have back up tiles, as the batch may be discontinued or will not find same shade.
    Suggestion 2: when having tenants, I find it best to have vinyl flooring. As it is easy to replace when damaged. Also have a backup of that.

    Yup. I previously bought because I thought at my big age I must. A old fixer upper nog al. But I had a conversation with myself and sold it. I'll probably buy again when I can afford the area I like and financially comfortable to maintain it AND afford the rates in that area 🤷🏽‍♀️
    Edit: when you talked about rotting skirting boards I had traumatic flashbacks 😂

    I'm a 1st time home owner and now considering selling and looking for a place to rent. I want to start over but doing it the right way this time. Sure I can afford the monthly installment but everything else that needs to be fixed on the house is now adding up!!!

    Yup , property ownership is no trend like #GirlswithAMGs 😂! It’s a loooot! Right now rental business is horrid! much as you can buy at cheaper interest rate , trying to get rental that can cover the cost is a huge challenge in this covid climate . My motto is if the bank offers you R10 mortgage , go for R5 . That way even if you have challenges you can still pay from your own pocket

    Fully agree with this. Personal Finance is personal and although we would love to have standardised answers for everything, it really does depend on a number of factors that are specific to an individual. I think you've laid this to rest.

    Given a choice, Id rather pay 30k bond and accept headache that comes with it than pay half of it in rent,,
    with bond i'm investing, with rent i'm spending. At the end of the day it will be worth the headache

    I calculated buying and I can only afford a 2 bedroom apartment in an ok area (that I am currently living in) but a declining area that will be a township in 5 years max. I am from the township and really want to move into the suburbs. My mom said I can just rent it out when I can afford my dream home but my neighbors do not pay rent, actually alot of people in this area do not pay rent on time because this is an affordable area. So nje I would rather be bonded with a bank in my dream home. PS: I am in my early 20s and starting everything from scratch no help from parents so nje hayi when the time is right I will not force things

    Crazy how I only see this video now after I almost bought a house. But i thought that I'm still young I'm gonna get bored and i just needed my own space so I'm renting. Not bad but I'm also learning to save enough money to be able to buy one day so it's in the cards but not now. I dont need a permanent place so mean focus now is learning how to invest for the future, working hard, making connections and just living my life by my own means.

    I been renting for the last seven years in my life and now I'm regretting,I wasted money busy paying someone bond but now I bought the house,and I'm really happy with my decision,before I was paying around 7500 rent including everything but now since I bouthg my house 4 years ago I have been paying around 12000 including everything and now the rates are lower I'm paying around 9800 for everything,for me I would rather buy than pay rent for someone else

      This was exactly my reasoning :if you not staying home, then you will pay for a place to stay. Its then up to you if you wanna pay towards something that you will own, or that belongs to someone. Yes, having own property comes with additional costs, but so does renting, especially when you 'deliberately' break something and need to be liable for that. I could write a lot more but i will leave it here. Side note, I'm waiting to move into my new property as a first time buyer

    Everytime when I buy property I inspect it first and try to look for any visible faults then try to negotiate a lower price,and once I buy the property I fix everything and I often hire professionals who are really good at their jobs,I replace everything that needs to be replaced so that I don't get to deal with complaints from my tenants but if they break anything,they have to pay!!!
    (Rent if you wanna rent and buy if you can afford it)

    I feel and know your pain. Being a homeowner in SA is too expensive. It looks like City of Joburg is punishing people for making an effort to live in a better place. Not everyone living in a proper complex is well off, sometimes that's the effort they need to make to offer their children a different reality from the one they were raised in. But the city wants to push you back to the village or township with such high rates.

    Pros&Cons 😅. I'd have an equivalent of an appraiser around(more hands on) when dealing with property and relative entities. These people will rip you off. Theres nothing Greater than having Ownership or Majority. The idea of working for oneself than others.

      Rental property as an investment has the same costs she mentioned, plus the pressure of making sure that the tenant is satisfied with the property. Yes, the rental income is great, but you still have to pay the costs associated with owning the property. Depending on the income and costs, and the satisfy-the-tenant pressure, the net income might be, or might not be, worth the investment. With owning the property as your home, you have the option of house hacking, that's if you don't mind possibly living with total strangers... Look at your numbers, and consider your preferences.

    Really weary of buying property cause I don't want to struggle selling property should I decide to work overseas. Renting is suitable for global nomads...I do hope when the time comes to put roots I can afford to buy a home.

    Buying in a developed market is a scam e.g "surbubs", my preferred properties are in the townships, old stand alones and property close to a university, cause you can modify them to increase your income, townhouse have a fix income cause you can't modify them, e.g buy a 3 bedroom house at a township for R600 000 add 3 back rooms the back room give you R2000 per room 3 rooms x3 =R6000 and the main house rent it for R5000 total income coming from the property R11 000, mean you pay R6000 bond and make R5000 profit.

      This is something she doesn't touch on in the video, levies are not applicable to all types of properties, if u buy in a gated community like an estate or a complex then levies are applicable also the area u buy in determines the rates and taxes price.
      Due to security reasons more and more people are buying into gated communities, however, buying a stand alone property in a township makes far more sense, u can build granny cottages to service ur bond, the rates and taxes are significantly lower, no levies are applicable and there's a larger pool of prospective tenants because the rental u will offer is low income rentals, multi-tenanting mitigates the risk of loss of income when a tenant absconds or is unable to make rent on that month. Some people might hate to stay in a township, but u can buy and lease it out then lease in the burbs that's if ur pocket allows for it.

    Good day Nicolette and Financials Bunny viewers. Is it possible for one to buy their own house? For example, you bought a house with interest above prime and now you qualify rates below prime and the bank doesn't want to review the contract.

      U can get ur application reviewed especially by other banks, I.e. if your bond is with FNB u can remortgage with Absa where they could offer u a competitive rate, the con to this is that u will have to re-register ur bond and consequently pay bond registration fees.
      The other problem is that if u're 3 years into paying ur bond with ur 1st bank, in this case, FNB, if u hadn't been making additional payments towards ur bond, most likely ud still be paying off ur interest because the 1st 5-6 years you're only paying off the interest on ur bond, then when u re-mortage with Absa u will pay 5-6 years worth of interest added from Absa, that means the 3 years worth of interest paid to FNB has gone down the drain, if the interest rate offered by Absa is significantly lower then maybe it's something to consider.
