Old Rubber Roof Torch Down - Should you Remove it or Install a New Rubber Roof over the existing?

  • The question always remains, what is the best thing to do? Should you remove an existing roof or should you install a new roof over the old one?
    I have been installing Torch Down Rubber Roofs for over 35 years. In all my roofing years I have stripped a few roofs. It is almost never necessary to remove an existing flat roof.

    I know what the law says. After 2 layers you should strip everything off. This law was not meant for flat roofs. It is meant for Shingle roofs that are nailed down. Shingles get spongy after 2 layers and the nails start to pull through.
    My rule of thumb is, If an existing roof surface is in a relatively good condition, meaning no rotten substrate, where I can feel it as I walk on the surface, then there is no need to strip it.
    So many flat roofs get destroyed that could have been used for the better.

    Some questions need to answered.
    1. How many roofs are on the building, weight could be an issue, modbits typically weight approximately 100 lbs per roll.
    2. Is there is moisture in the existing system, between roofs, insulation, causing deterioration of decking ie. rotted wood, rusted metal decking, crumbling gyp. Any moisture trapped in the existing roof plies and insulation will continue to compromise the building envelope and put the structure at risk. You cannot roof over a wet substrate. A though investigation needs to be done with a number of roof cuts, a conversation with owner to determine what work has been done. Any and all information needs to be compiled before a decision is made

    Tear off the existing roof unless the homeowner can’t afford the tear off. You are so right, you can add a second layer but screw down dens deck. But I would prime the deck before putting cap over cap.

    IT deepends on the age on the membrane, how damage and dry it is. To old and dry. No question rip it off.

    What is the sealant that works and how do you know what type of rubber roof it is? He said it was rubber and used heat to put it on. I have a1 q/2 pitched flat roof
    Can I email you? It's 19 years old. Never leaked once . Hasd a gravel tar roof replacement in 2003. Wish you could come here and tell me what I need. I know I could trust you implicitly

    I can't find anywhere whether it is possible to torch down a modified bitumen "mod bit" on top of an existing epdm that is failing.

      Cut back epdm perimeters and torch onto, however if epdm has blistered no longer stuck down must be removed , if decks good and epdm is still fully bonded then go over it

    Sbs bitumen is also a torchdown membrane same as app.

      Torchdown means it's welded with flame to the surface. It's only 2types of mixtures sbs and app. :) and both are eather pil and stick ore torch down :)

    What you did was a expensive repair. That's not a new roof. Eventually they will have to tear off down to the decking. Don't listen to roofers . That can't set a ladder up properly. If they don't care about safety. Get them off of your property immediately. Because they probably don't have insurance. Because I have yet to see him comply with any OSHA safety regulation.

      @@FlatRoofDoctor I have a 100yr old 1800sq foot flat roof building and it has 7 old layers, I want to do a complete tear off, A roofer quoted a reasonable price with this product, should it be an option for me, I live in Chicago, your opinion on would you use this on a project my size.

    Sbs and app is both a torchdown roof. Sbs is more clean asphalt product then app Who has a plastic mixture in it. Still same system :)

    I've got a 4 year old modified bitumen flat roof that is leaking near the drainbox. I've had roofers come and tell me that the seams were not properly sealed. It's possible to lift up the overlapping sheet using a finger in many places. They tell me that this is proof it was not properly seamed. Is it true? I don't know, every roofer seems to talk authoritatively including the one who installed my roof (he says the roof is properly installed!). Can the seams be "fixed"? Do I need to have another roof layer?

      No, if you can pick up the seams, it's done incorrectly. I wouldn't even do torch down again or rubber. Scrape it off and start all over with something more reliable

      @@ShyRage1 Yep, you're right. That's what I ended up having done this spring. Total roof ripout and replacement. I was the first homeowner to do that in 100+ years. They took out 6 layers of roof (bitumen, tar, and who knows what, all the way down to the first tin roof covering over the original deck boards). Replaced it with EPDM. Expensive. Hope I don't have to ever do that again!

      @@ShyRage1 Look what up? EPDM? It's also known as a "rubber roof". Contrary to what flat roof "doctor" says, it's a perfectly fine roof covering as long as it's done right (just like almost any other type of roof).

      If your installer used Base first then the cap sheet and if the installer lapped the seams offset so the base sheet seams do not go inline with the cap going in the same direction then even though the cap sheet seems don't seem like they're fully sealed it shouldn't be able to leak because the other theme that the cap is seamed to the base sheet the seams should be a foot to a foot and a half away from the other seam between the two layers of SBS torch on most likely leaking somewhere else like a drain or around a penetration water runs along the Wood Construction or steel construction under the roofing surface and leaks out at the easiest place on the ceiling side to tell where you're having leak on roof is where is the roof soft where is the roof beginning to Bubble how good are the seams around penetrations like wires coming through the roof rooftop units Plumbing stacks and gas lines

    They told me at the roofing store if its 2 layers it has to be removed and there's already like 10 layers on my roof

      And Thats also true. You have to think about the weigth and construction. If you have a roof that needs 100 rolls to seal it, well thats 4000kg with materials, and thats only one layer double it almost on 2 layers.

    You're putting old over new that old is shrunk so the new torch on will won't last as long as a complete new plus its fresh I bet you in a year it will start to blister

    wtf do you mean " i don't recommend to strip down any roof".... there are literal LAWS that allow i believe a maximum of 3 layers.... so if you have 1 or 2 layers existing on the roof already you can add one more but if it's more, you HAVE TO strip down
