this is one of the best houses presented here. although I would love to add a balcony and a pool, otherwise this is a really, really good abode.

And then boom surprise, she opened that frosted glass and I fell in love. So gorgeous.
I think what is understated is the the location, especially with the BGC-Ortigas bridge.
Seen this place listed almost everywhere with an underwhelming amount of photos, glad to see a full view on it.
Not like I can afford it, but the location is just so nice.

The kitchen is TO DIE FOR.
This house is different. I love it. The gourmet kitchen is massive!!!! So massive that the dirty kitchen is sooo tiny. 🤣 The master bedroom is fit for a King and Queen. 😊👍 The staff quarters are spacious. I’m sure the househelps will be happy to stay there.
Her accents is so so good that even the english captions followed all words she said🥰

The kitchen is so beautiful. That's my dream kitchen. Also, the dining and the living room, as well as the lanai(?) With plants in the wall is gorgeous. The Gym and the carport is well placed, however the bedrooms are the downside of this house. Especially the master's bedroom. There's a "free" space that is basically unnecessary, although the wardrobe is something I like

Panalo din itong Pasig mansion. Ang ganda ng tiles sa bathrooms, ang luluwang ng bedrooms, tapos Teak wood pa ang floors and stairs, very rare. Pag sa Ayala Alabang ito sigurado doble ang presyo.
This house is simply impressive. Love the gaggenau appliances and of course, the kitchen itself.

Well thought of luxurious interior- the living area could’ve used a foyer though. And what’s up Presello?- You didn’t show us the actual look of the house - no wide lens shot, no aerial or drone shots. Bummer, was expecting that.

Great interiors; very well-thought of. I’m just curious of the exteriors and what kind of surrounding the house is situated in bc it seems like it’s quite enclosed (or maybe the client wants fulls privacy?); it seems constricting in a way. But this is just on me hehe
I find the property claustrophobic where energy flow is restricted. I would replace those frosted windows with clear ones and window treatments when privacy is needed.
Respectfully disagree with the first statement, I've seen better design/flow from smaller houses. BUT to your concern, the house is situated in a VERY good neighborhood, near everything (schools, hospitals, malls, BGC, Ortigas) and it's a house or 2 away from the guard house/main entrance. Main road of the subdivision is wide and the gates require RFID. Exterior of the house isnt that impressive imho, on the bland side pero sino ba ko. The facade doesnt fit the 117M price but the location does! hehehehe

That kitchen alone is easily worth a tenth of the asking price. I wish you guys took some time to mention the cabinetry and appliance brands since those would really highlight why the price is as much. Or at least mention if those cabinets are German or Italian (I have two brands in mind for the look of that cabinetry).

The house is beautiful indeed. But for the price in that area, they could have added a swimming pool and the ante room to the masters bedroom could have been a whole additional bedroom. It was a waste of area. But this is just my personal opinion. Did I miss the showing of the yard or there was none?

Was the location private? Usually, you would show an overview of the home and location. A 411, Bose is not an audiophile product it's for people that like to pay for an overpriced sound system that sounds okay, more bass less clarity. The kitchen is really nice with Gaggenau ovens those are pricy ovens ($2100-$4000 US), a kitchen that you can actually use than show.
What's a recommended audio system for houses which actually sounds good?
Yep. It's a small subdivision in Pasig. It's an affluent one I tell you.
@@wilzenryanbolak2521 Just my observation, but for an OK sound system they are mostly combined systems in not focusing on one brand. Full-range speakers to in-wall hidden sub-woofers and receiver units are composed differently. I could write an entire essay on this subject but for now will simplify it to brand names of speakers, receiver units and amps.
LOW RANGE:
Speakers: Yamaha, Focal, Polk Audio, and Definitive Technology Dt Series.
Receivers & Amps: Marantz SR7012 9.2 channel receiver.
If you were to combine a low range system in a home I’d go with Focal or Polk Audio speakers, and Marantz or Yamaha receiver units and amps. I’d reduce 10 watts per speakers to sustain the life of the speakers and have the receiver and amps the highest quality you can afford.
This home is built around a kitchen with expensive appliances but with minimal functionality. The home entertainment is below okay plus it doesn’t have central A/C or individual AC units throughout the home. With expensive appliance this home would have MartinLogan in-wall full range speakers with hidden sub-woofers of Nakymatone, and your receiver to amps are McIntosh, (not the computer).
