Apple drains has great step by step videos showing how to do this. They dig next to the footer all the way around the crawlspace and then slope into a sump pump basin. They often use EZ Flow (styrofoam pellet covered perforated pipe) to eliminate the need for gravel. Alternatively, they use gravel and perforated pipe.

Rich Schmidt whenever it is a rising water issue. Usually 24-48 hours after a rain. And a lot of times when homeowners already have an outside french drain, and still have a standing water issue in the crawl space. If I ever see that the water line is getting over the floor of the crawl space, we have to install the sump pump and french drain lines before we can ever begin our encapsulation work. And the encapsulation work is why the majority of homeowners call me. Don't ask me how, or why, but for some reason or another, I got real good at this freaking stuff over the years, and now I end up doing all kinds of hellacious stuff, that I often find myself saying, "WTF have you talked yourself into this time big boy?" Lolol!! #Truth
Hey Tanner. Thank you for the reply. I like your thinking. We come from similar molds. haha. I plan to put in an outside french drain along the footer and apply some (paint on) rubber type barrier to the footer crease and up the wall to grade (just because I am already there and not much cost). I can then see what happens in the crawl space to determine what (if anything) to do next). I received 5 estimates from $600 (for replacement of plastic barrier) to $9000 for all encapsulation/sump pump with no one recommending a french drain. Anyway, thank you for your input and continued good luck in your endeavors. Rich

Hi Tanner. Couple questions. Any guidance you can provide is greatly appreciated. If this isn't the correct forum for this type of communications, please let me know how to best contact you. If you don't consult like this at all, please just let me know and I won't bother you. Front of house (I wish I could upload a picture) I need french drains along footer due to dampness in crawl space, plus 3 downspout drains. Problem is I only have about 2-3 feet minus footer width between sidewalk and house. Can I run a french drain (perforated pipe and drainage rock) around house level with footer and tie in the downspout drains to it with a "T"? I will filter roof water at top of spout. Or is it best to not tie them together until they are both heading to daylight? General question; does the french drain need to be level or slopped for drainage? Thank you, Rich
The french drain should be at bottom of footer. Not the top. Water settles to the bottom of it. It will need to slope if no pump will be used. if a pump is used, and water falls into a basin, that is then discharged via a sump pump, the slope is not important.
Is it better to put the French drain against the footer if it’s coming from just one wall?
Below it if possible. Sometimes the concrete overpour will affect your digging plans. Get it below it, so water can fall below the footer, instead of pooling up directly at it.

Hi guys, why didn't you install french drain outside of foundation?
It already had one. Most of the ones you see us doing the inside perimeter french drain projects, already have an outside french drain in place. Settlement water can bypass outside drain lines.
Tanner, do you put filter socks on your perforated pipe or is the landscaping fabric wrapped around the pipe enough prevent silt and mud from entering the pipe?
We use the perforated pipe with the filter sock around it, in addition to our drainage fabric, in addition to the drainage gravel. We have never had any issues.
How far away and how deep should the footer tile be away from the footer?
Some have to deeper than others. There is no set answer. The one I just posted had to be 36'' in some spots.
You don't want to ever use a sock or any type of filter material. Do you know a filter that you dont have to regularly take out and either clean or replace? No. There's no such thing. Are you going to yank your system apart and replace socks or filters? No. With a proper trench depth and width and proper amount of stone this is not needed. Some soil types the filters and socks seem to do okay. Some are sticky and buildup and fail the system many times in under 10 years. We do system replacements because of this all the time. Nothing other than plugged up filters or socks.

Curious why this house doesn’t have any insulation in the floor? Did you guys remove it? I ask this, because I have actually heard it’s not really needed.. I live in SC and my house has faced insulation but it is falling due to super high humidity on crawl space. I just noticed today during all the rain we are having that I have air of rising water in my crawl space I am going to have to have taken care of.
Anyone that tells you that you do not need floor insulation, has been sold on a faulty, fad idea. Exterior walls, ceilings, and floors need insulated. Nothing more. There are days, and days worth of FULL FINISHED VIDEOS available for you to research at CRAWLSPACEARTISTS.COM

Tanner, some guys are using the corrugated with the packing peanuts. Does that stuff work?
Nothing beats rock.
I used EZ FLOW styro rock in a french drain I did myself. It works very well. Easy to install. It costs more than corrugated pipe and rocks if you compare the cost per foot, but is much easier to install. I highly recommend it. You can watch videos from Apple Drains on youtube to see how to install it.
Like I said, that product is made for installers to install more easily. Yes it is way harder to use rock. And no, it is not more expensive than what we do. They are multiple steps taken on all of our french drain projects, that I have yet to ever see any company do. Including the one you mentioned. We are into results only here. They are many products made to supposedly make our projects "easier installs". I have never been interested in easy. I only care about what's proven to work. Anyone watching any of my videos, is free to do whatever methods, or products, that tickle your fancy. You won't see us changing anything though. And there's a reason for that.

I can't help but notice you're staying far from the footing. Some companies dig right against the footing. What's the benefit of keeping that distance?

Tanner, I see some companies place their footer tiles 3 inches below the top of the side of the footer. Is that proper?
I don't even know what all that means. I am pretty dumb dude. All I can tell you is, what you see us doing over, and over, and over, and over, and over...works. Period. I do not look into what anyone else is doing. At all. As in zero. All I worry about is Tanner Flowers. I do appreciate you watching my video though. I do know that.

If they need a french drain/sump pump job, and they get a 100% encapsulation, it usually runs 15k-20k, depending on the size of the crawl space. If they choose to get our r19 poly-encapsulated insulation, it could go over 20k pretty easily, if they had the sump pump/french drain work as well. Nobody needs any of that though unless there is a standing water issue present.
Have you ever used the Hydroblox product in place of a French drain?
No I have not. I am not familiar with that. Once I get something dialed in, that keeps a consistent, proven track record in countless homes, I seldom change anything. I am not opposed to new products. Are they something cool that you have used?

Yes. We do. But, as busy as we are, I would not mind if you were to get the flooring repairs done by someone else, and then whenever they are finished, we could come in and take care of your moisture problem. We can do it all, but you are a bit of a drive, and it would be more time productive for us, to just come in and do our thing on all of your needed moisture work.
So, you are going to send the sump pump water into the sewer system. You can't do that if it's a municipality water/sewer system. If he has a septic system he can do that but it wouldn't be a good idea as you would potentially compromise and over work the septic system. Thanks for posting.

I dug the sump pump basin hole and around 25 feet of 90 feet that needs to be done and I feel like I've been beaten with a bat. I have no idea how you do this everyday and don't walk around like a wounded warrior. My hats off to you and your team.

You could have stayed around the perimeter and used ez flow! That water in the middle came in from the perimeter. The basin could have been in a low corner. Still think sumps and drains are a con? 🤣🤣 Now you know why it’s so expensive! That’s some HARD work brother.
Yes. People are conned daily. I talk to homeowners every day who were pitched thousands of dollars in services that they never need. Learned a ton on this project. Our french drain systems are now down to a science.

I don’t understand why a footer tile covered in stone and ran to a basin or daylight is not placed around the outside and inside of these home during construction. The cost would be very very minimal!! The stone is usually on the job and the equipment to dig. You don’t even have to spend money on a pump, if the new homeowner never has water then don’t set a $300.00 pump but if they do get water they can drop a pump in the basin!!!

But if I need to go clean a toilet (which is not beneath me) then you will have the cleanest toilet in town or I atleast did my best.... For 4 years I worked for the largest pest control company in the world. The first two pedestal sump pumps I sold were $1900 each. The owner called me after the first rain. The corrugated pipes didn't go into the basin and there were no holes. The basin had floated upwards, turned sideways and shut off leaving a foot of water in his crawlspace. He'd been a pest control client for 18 years.
I fixed it myself, otherwise it never would have been. The last 8 months I was there, I just made videos and all I sold were termite contracts. When I left, I didn't say anything. I just left my phone and IPad on my desk and opened my own business.
How I'd love to release these videos, but who needs a lawsuit?

I’m having this done to my house as we speak... we are replacing 6 rotten footer post and installing a French drain... the cost..........$25,000. Luckily for me, the home owner who we are buying from is covering all cost. And yes, it’s a $25,000.00 repair bill from the lowest bidder.
Very costly endeavors! Some of the most extensive labor you can get involved in.

Your going to get yourself in trouble telling people to wait. There were very obvious signs of water intrusion on there. That's why the other companies wanted to install the drainage. It's not only about the water on the floor. It's about the hydrostatic pressure on the outside of the walls which will eventually break them and erode the concrete and footer. Whenever you see wet walls and white shit (efflorescence) that means there is water inside the blocks cells and hydrostatic pressure on the outside of the walls. Your not doing anyone Any favors by "saving them noney" not installing the system. Years later they are going to have broken foundations and settlement to repair along with that same drainage install anayways... Now image how many homes were wet lake that after you left that nobody ever saw? It's just hidden by the vapor barrier... Thats scary! Please consider changing your methods sir.
