I've gone into homes when I was looking to buy and literally walked out because there was so much clutter that I couldn't focus on the house itself.

Occupied remember to empty the dishwasher. People do open it. Remember they are also buying this item. Dishes with food on them do smell. Left in and enclosed space turn very quickly. Run at night and empty in the morning. No dishes in when showing. WASH the windows. SHOWS that the owner took care of the house. Run the self clean OVEN. Remember CLEAN. Would you want to buy a homes that is dirty? Also the microwave.
You made it look so much better. I would have burned that orange rug. But that house looked so cold and hard to me - I wouldn't have given it a second glance.
Love your simple improvements that made such a difference. Living in Israel, I have yet to see any staged home movies that impress me. So jealous of your ability. Thank you.

I just moved into my home about a year ago and almost all my home is white bedding, white window treatments and one room I did in shabby chic for my niece in white,, blended with a very soft mauve/pink. It turned out beautiful. My niece visits frequently, since I am a "one nester", since I lost my husband. She is like our's spending half her life with us. I live in Texas, that is the reason for my question. Where is this home? A million dollar home in Texas would make 5 of the home, all kidding aside. It's unbelievable to me how much homes sell for up north compared to here. Anyhow, didn't mean to go on for so long. Just wanted to say you truly pulled it off the way it should have been staged to begin with in that long large room. I'll be following you now. God Bless
Gotta say I was pretty shocked at the price myself! Even now with how drastically the market here ballooned, there is no way a space that small would have gone for more than $500k down here 😂 Very fancy, but just not nearly spacious enough.

Some people would rather have no mortgage then a beautiful furniture . My husband and I just bought a house last year and we payed cash for a 430,000 so idk it just depends on the people
Monique Lehnhardt yes . My husband and I are waiting till we can pay cash for everything we want and then hiring an interior designer to get the house to look like we want . We know it will take at least another three years since we want a big buffer for unexpected expenses . But it will be worth it in the end . ☺️
Faux sheepskin rug was much too small. Should have been large enough to completely cover floor under the small table, with plenty of rug framing it. Or, large enough to go up under the two front legs of sofa/ loveseat/settee, and protrude far enough out for the feet of a guest that sits there. Or, much larger, as an area rug. It is a statement piece, make it speak for itself as to why it belongs in a $1,000,000 home, not look like it just left Ikea.

Janae....I'm a stager and also a designer. I've actually staged houses long distance. The most recent one was before the pandemic. It was in Florida and I'm in Texas. It was a lovely occupied house but was not getting any interest. The owner sent me her listing number and was a very motivated seller. I looked through the photos and saw some obvious problems. I sent her a list of changes and we spoke on the phone. She and her husband wanted to do all the work. A week later the house sold. From what I saw of the new photos, they changed everything I suggested. The way we sell our houses in the future will be very different.
I have a question for you! Your videos are both informative and funny, btw. ;-). SO.... on an occupied stage the home IS being lived in, so your materials being used are also being lived on, unless the homeowner removes and puts back your things for each showing/open house? How do you deal with that? I am afraid that the integrity of my work could be compromised if they are the ones moving things back and forth. I just don't really know how to deal with my inventory on an occupied stage. :-). Thanks in advance!!!!
Hi, I said in another video that we don't do staging in my country, it's a new concept for me and I really don't new much about it, like is it mandatory or there is some kind of roles or system, does all houses on sale need to be staged or just the expensive ones? I'd love it if you explain it.
Hi, its a thing in the US because it helps homes sell at top dollar! They might have still made an offer but for $50,000 less. I knew a rich man once that bought a townhouse that he later realized h only wanted because he liked the guy's art. And we're talking money, he actually then rented it out to a foreign counsulate employer!
Fairly good rush job, BUT - that’s not ‘orange oak ‘ - in the master bedroom, it’s ‘pine’. Simple to learn wood types and species, and very necessary if your trying to be a professional. (If we were having our first meeting and you made a mistake like that, - I would have walked). Might as well learn finishes while you’re at it, any good furniture finisher could help you out, or just go to the library and check a book out. Hope this helps, it’s not meant to hurt.

Love your videos but I have one suggestion, when you talk about a room, please keep the picture of the room up longer as you talk about it so we can have time to really see what you are emphasizing instead of cutting back to the talking head shot.
Dewye....I understand where you are coming from. Have you ever made a UA-cam video? They are a LOT of work and are very time-consuming. I jot down a few notes and then replay that portion and pause it to study what she did.
Some folks are just to busy to check the magazines or watch shows that offer the latest design trends. At least you didn't need to rent a box-truck full of rented furniture. Most of my life, houses tended to look pretty bare.🐽

Didn't look like anyone lived there. When I see a house so empty I think they've bought another house, left only the basics for showing and are now desperate to sell (bridging loans are expensive). I'd then haggle more on price. We want to remove overly bold statements from our homes when selling, but the unloved lack of character was cold, $1m price tag or not.
I'm amazed how much you improved the craft room, with just a few changes. I bow to the master.
