    Good information for saving on Home Loan interest amount. Its new way to consider and planning for home loan. In this video add one thing that if buyer have full amount and he want tax saving then Home Loan can be taken against FD, so interest on Loan paid through FD interest and benefits of tax saving can also benefit buyer

      You are right.
      But works only with people having financial discipline.
      For more people, compulsion only works.
      They won't put their extra money for partial pre-payments, but squander away the money in lifestyle expenses.

    Thanks Swati ji, however, my theory of paying loan amount is little bit different. I would prefer to keep the tenure 25 years or to make it 30 years if possible. So that my EMI amount will be reduced as much as possible.
    Now after that I will use the remaining saved amount to make part repayments. So that the paid amount will be reduced directly from my principal amount.
    Now the advantages of this method are:
    1. You do not need to bind yourself with a high EMI amount which you need to pay in 10 years of tenure (according to your example).
    2. This method allows you to repay (part payment) of your loan as per your convenience. You can pay this amount as per your savings less or high.
    3. This is life you never know when you would need the amount in case of emergency. So in that case you don't need to put your amount in loan, just use it for your emergency purpose.
    Whereas in your case the one always need to pay the high amount to finish the loan amount.

      True. We also do part repayment. By doing this we have reduced our 30 years tenure to 15 years .. now we have increased 5% in emi. Saving side by side.

    on savings every year.
    I avoided expensive furniture in new house .

    I have a very small and practical solution for paying less interest. From my experience, I would recommend to just increase the EMI by 10% every year which would have huge interest saving benefits along with early closure of loan. A 20 yrs will end up closing in 11 yrs 9 months and a 15 yrs loan will end up closing in 8 yrs 7 months. Just check my statement in letter and spirit. Regards

    Making prepayment of home loan in first 5 years (if total tenure is 20 yrs) is more beneficial. After that as interest component is decreased, and principal amount is more, effective interest rate is 4 to 6% (instead of 8.5%)

      Interest rate is same i.e. 8.5%, Only interest amount is less because balance outstanding is reduced due to repayment done.

    Hello, This is a great video and I understood these facts :-
    1. Avoid Loan
    2. If there is need take least amount of loan
    3. Divide salary as 50 % Need 30% Desire and 20% investment
    4. If you have taken loan try to shorten the tenure.
    5. If you can't shorten the tenure pay extra EMI or increase EMI percentage.
    However, I agree with all other points but the 1st point I don't understand. I'm currently getting my knowledge from 'Robert Kiyosaki's ' books and he says that for getting rich early you have to use Other People Money. And the only way you can use that is by taking loans. So, if you can please elaborate on where I am wrong or what I'm missing. That will be a great help.

      Trying getting a SIP side by side for 4-5 thousands ₹ for same as your loan tenure. By the time both mature.... You'll get most of loan covered by SIP itself. And might out earn the loan

    As a sales manager in finance department.
    Loan is necessary for salaried person to fulfill your dreams.
    But as Mam said use only your 35% of your income or strength.
    Also 2nd option is useless for salaried person.
    Because less tenor means bigger EMI. Means you r spending all your income in EMI.
    So third option is the right way to finish your loan fast N save big amt.
    M sure we can pay extra EMI every year very easily.

    Madam Y have explained very well about home loan EMI reduction. Home loan should be avoided if possible. But on other side, there is one great benefit of home loan. Its principal and interest rate both are considered in income tax benefit.

      HI Yogesh, You are right about the emi amount to reduce the tenure. I think she mistakenly calculate the emi amount which is not right. But definitely we can follow this steps to minimise the burden of home loan.

      EMI will remain the same if u take a loan for 25 years & repay as mention in 3rd part of the video, additional payment will deduct from the actual loan. only thing u need to ask the bank to reduce the tenure, not EMI.

    Currently home loan EMI is lowest and cheapest loan available. So I have 2 stategy.
    1. Take loan for longest available tenure to minimise your EMI. Now whenever you have extra money, prepay it in Lumsum, this amount will be deducted directly form your principal. This is best way to minimise interest and prepay loan. And your regular emi will aso be lowest.
    2. If you have good financial background and fixed regular income, instead of paying extra emi, invest it in mutual fund to get better return. Instead of reducing your home loan which is @8-9% if you invest it into Mutual Fund, most conservative return in 10nyear will be atleast 10-12 % and you will end up more saving than paying interest on your home loan.
    But this is for current situation until home loan rate do not cross 10%, whenever it cross 10%, you can go back to stategy no 1.

    Madam, I differ with you since I did the same thing that you suggested in this video. However, for doing so, I had to pay extra for EMI and also had to pre-pay to close the loan earlier. For this I compromised on my lifestyle during my youth years that too just after my marriage. Instead of reducing the loan term by increasing the EMI amount or pre-payment, if the same amount is invested wisely in equity (directly or MF-SIP), we could gain more than what we would save on interest. In fact, the value of money reduces year after year and not really difficult to pay such amounts after some time when the salaries increase with time. May like to hear from you on my comment.

    Home loan EMI is helpful in tax saving. For a person who is 30% tax slab, I think for him home loan is beneficial.

    Hi Swati...nice video however please take into consideration the tax savings, inflation over the years and probably income from home rent and then come to a figure. Without taking the related factors into consideration your figures might not be very accurate

    One more point I would like to highlight is effective cost of housing loan after tax benefits is 6-7% whereas you can get much better returns from other investments. There is still a arbiterage of 2% in saving & investing in other investments rather than prepaying housing loan

      Long tenure is best. Since EMI is lower. But if principle pre-payment is done either every month or as and when extra money is available, loan repayment would be faster. That is tenure would be reduced. Moreover total interest amount payable would decrease. That means overall saving.

      That's the beauty... You can keep the tenure as high as possible but prepayment of the loan will do the magic, discipline is must.

    When we deduct 25 EMI's (2years &1month) out of 25 years the remaining period comes to 22 yrs.&11 MTHS and not 19 yrs & 3 mths

    जो EMI 25 साल में 39 हजार है वो 10 साल में कितनी लगेगी उसपर सबकुछ डिपेंड करता है, अगले की कमाई ही उतनी नही रहेगी तो emi भरेगा कहा से, और emi भर भी दिया तो खायेगा क्या !

      EMI will remain the same if u take a loan for 25 years & repay as mention in 3rd part of the video, additional payment will deduct from the actual loan. only thing u need to ask the bank to reduce the tenure, not EMI.

      @@jaydeepchoudhari plz read carefully, I said 3rd part of Video in which it was described to repay, suppose you have 30 lack pending loan & assume your current EMI is 26k/m, if you repay 50k, the bank will give you two options, reduce the EMI or reduce the tenure if you opt for reducing tenure your interest will go down, but EMI will remain same, sarcastic emoji is good in school not in a real discussion, Happy reading.

      10 ys emi
      50 lac + 23.60 lac 73.60 lac/12×10

    I dont understand the logic, if tenure reduces of course the EMI will increase and loan will close, whats new in this
    I bought a property for 35lakhs now it costs 70lakhs after 6 years, i did not pay single rupee rent for 6 years having pleasure of staying in own house, my need and desire i spent on home and my investment it took care

    2000 har saal nahi every month I think and if increase 2000 per month than emi will be 42000 almost than that 35% formula will not work

    The very first thing is this
    In EMI
    THE FIRST YEAR is the highest interest and decreasing so on
    If you increase your EMI you have to pay the more interest in terms of percentage
    But benefit is just a time not the remarkable interest
    Interest is just slightly lower

To mai aap tuitions lene aaonga this is promise, sab ko job ke according chal rahe ho aap to jo owner hai companies k wo kaha jaayenge, kahi aap modi ji ko follow kar rahe ho ki sabke business band kara kar hum log bhi mlc companies me job karenge. Kaam koi kar nahi paayega as a government guide lines to saare chote bade kaam band aur mlc companies apne rates me maal bechnge aur hum lenge, kyuki pet bharna hai. Ye chart hai indian government ka kyuki unhe paisa chahiye.
      Please jawab jarur dijhyega kuch jo aap kahna chaaye.
      Par wo practical hona chahiye on bord nahi.

      Wrong or hiding formation and calculation,,you have not added prepayment cost in this. For first -if paid one EMI extra every year then principle =50laC & interest =55,82,799 lac ,in this 40000X 20 year=8lac so approximate total in 19 year is 50 lac +55 lac =1,06,92,209 total amount ,,,,,second case-every year 2k added- premium = 50 lac, Interest =37,77,375 lac, so total paid is 89,49,442lac in this prepayment amount is 25,62,996 lac .So you told us tenure ia reducing but you have not told us how much actual money we are paying ,,so all viewers please make your own calculations.

    Instead of increasing the EMI value you can pay the lumpsum amount every year you can reduce your tenure. You can bring the tenure as low as possible depends upon your filling capacity.
