Diese vielen Arbeiten, die erledigt werden müssen kann man nicht alleine bewältigen. Dazu brauchst Du ab und zu MitarbeiterInnen, welche Dir stundenweise helfen können. So könnte es auch für Dich nicht zu stressig werden, sondern Dir weiterhin Spaß machen, dass alles zu erleben und organisieren. 😄👍👍👍Ich wünsche Dir ganz viel Erfolg dabei! 😉🌟👋Ciao, ciao Bea

      Du hast völlig recht, Bea. Na ja, ich denke, es wird gut. Ich werde es zunächst selbst ausprobieren, damit ich eine bessere Vorstellung davon habe, was wie oft getan werden muss. Aber auch das, was ich für wichtig halte. Wie soll es aussehen, wenn ein Gast kommt? Ohnehin. Ich genieße alles, was mir in den Weg kommt, und es gibt immer Lösungen! Grüße

    A commercial-quality wall mounted ironing board will save you time and frustration. A bit wider than most boards so less adjusting of the linen, and it swivels, so it isn’t just perpendicular tithe wall for better use of space. You can also mount it at a more comfortable height for you to use. And a professional level iron, with a wall mount, and run the cord up to the ceiling so it’s out of your way. Enjoy every moment you can of what you have worked so hard for!

      Now Rhonda, that is the product name I was actually looking for. Thank you very much! I need to be able to create space and everything should be wall-mounted if possible. Was also thinkng of some systems to hang things to dry inside the laundry room. Shouldn't be in the way and useful in winters. Thank you!

    Bart get a good housekeeper…they are worth their weight in gold but they are nearly as scarce.

      Thanks Jean-Robert. It was also good to like really take some time off also from UA-cam. I want things to be nice and not give in to "having-to" liek those algoritmes tend to ask from anyway being online. So yeah. Good choice. Now that I am restarting some work, I will also taking it a lot slower.

    Organization is the key and unfortunately it’s going to be challenging. People checking in and checking out cleaning apartments if you’re being the main person that’s checking people in and out plus cleaning apartments and laundry, and construction work for apartments or reconstruction of space. That’s a lot to balance and maintain.
    Slow and steady one thing at a time Bart. Thank you for sharing.
    Heads up, you might wanna think about an industrial washer. They’re more geared towards bedding and towels for volume.

      Hi J. Yep. I agree. And I am looking into industrial type of washers. Just need to organise myself and somewhere in the future everything will be alright. For now enjoying all different aspects of life including the new ones heading my way. But yeah it's not easy..

    About time you hired a local person to do the housekeeping and he/she could do the laundry and ironing. But you will need to
    Get a LARGE clothes dryer as well. Hanging the laundry on string looks a bit third world, particularly if you have paying guests. There's a danger you will spend the rest of your doing housework.

      Hi Phil. Well I don't intend to be spending my time mostly on cleaning and washing etc. Got some tips on bigger washers and dryers. I think that will already be a major step. And there is also a thing to say about not having a B&B but more like rental apartments. I think it is easier and expectations are different as people tend to stay much longer periods. W'll see how it all develops. Greetings!

    Ciao Bartolomé , è un piacere vederti di nuovo e sentirti che hai già in mente degli altri progetti da fare. Ti vedo molto rilassato ....quella piscina fa i miracoli . Sicuramente è più facile avviare attività , che starci dietro alla organizzazione che diventa un altro problema ....pulire appartamenti, sistemare un po' tutto , lavare e preparare per arrivo degli altri ospiti nei tempi limitati .....da solo . Certo , per guadagnare il tempo per asciugatura delle lenzuola ecc. una o due asciugatrici XXL ti darebbero un grande aiuto. Pensa che le asciugatrici in lavanderia a gettoni fanno asciugatura in 30 Min. Tutto il tempo guadagnato . Lavatrice con lavaggio rapido 30 Min. più asciugatura 30 Min. In 60 Min. hai lavato e asciugato le cose di 1 appartamento. Buono no ? Dai , ti lascio ai tuoi pensieri e alle tue idee ....buona settimana

E anche quella a gettoni è l'ideale, perché ho già notato che gli ospiti sono più che felici di utilizzare la lavatrice durante il loro soggiorno. una macchina XXL. 30+30 minuti mi sembrano l'ideale. vado ad indagare!     I have just a small two bedroom flat I rent and the linen can be overwhelming. A friend of mine who has 8 bedrooms in her BnB, finally found a local laundry/ linen service which delivers. You might want to consider outsourcing that part of the job…or do that yourself and hire someone to come in and do the cleaning.

      Hi Marianna. Yes that was actually my very first thought. To outsource hte washing and ironing until I got a price offer. Waoh ... better find someone to help out with everything in this field. More affordable. I guess it depends a bit on the location also. The proximaty to a larger town. Greetings

    Bart. So good to see you back and looking so refreshed. I think you might need a bit more time yet to recharge your depleted batteries. Though the physical hard stuff might be over, it’s easy to see that you still have hundreds of things whirling around your brain. Start with some easy tasks to get you into the mood again.       Hello Burrough. Yes I do. I noticed that this past week that I just wasn't ready to start anything major. One decision I took was not to try to clean up my workspace but rather use all materials I can and need in the short term to finish loose ends and some smaller projects. That way I get a better overview and things will clean up just because there will be more space. In the meantime I do enjoy myself each day. Taking at least two swims a day, cooking and just relaxing. Greetings and thanks again!

    If you know the right operation of your washing machine, and program it, you can use short washes(18minutes) with hot water for bed and bath linens, goes well and enough. You´re doing everything well man, I admire you!

      Hello Hannah. Yes you are right and I noticed especially in the morning that I just have to take it a bit slower. So easy mornings with some stretching and a lunch and only some work in the afternoon. Although when I go into the garden it's just a different story. I tend to go on all day, but I find that pretty relaxing and satisfying work. Greetings!

BUt like I mentioned before, the biggest part of the work is done and even though there is still a lot left to do and I still have many ideas and projects I will take it slower from now on. Step my step refining what is there before I start on anything new. Also taking more time for me. It was a wonderful journey but the pace has to be different. I looked forward to this and I like it.     When you use the vacuum cleaner on fabrics, like the dining chairs, use the round open brush that goes around the mouthpiece!
    It's much easier, because you loosening up a lot more dust and dirt and it goes much quicker, plus it's much more gentle on the fabric, so a longer live span! 💫
    I have two big BLACK rough fabric couches on which you can see everything, so i know what i'm talking about and from experience! 😅

    Dear Bart, well done for a great job done. My husband and I admire you a lot. We are renovating a place in Tuscany and we know how hard the work is.
    Further to laundry, have you considered using an industrial laundry? It will save you so much time, electricity, water, washing liquids costs plus it should also be more hygienic because they’re washed at very high temperatures?

      Thank you Theresa. Lovely to hear about your own place in Tuscany. An industrial laundry, you mean like a service because those I can't find here. I did find these bigger machines they also use for rental purposes. You know like a carwash but for clothes. I found that interesting too. Washing at 60 degrees. Should be enough or?? Thank you for your comments and enjoy the life in Tuscany. I hope to make some nice roadtrip by years end or january and I will be visiting Tuscany too.

      @@borgopoggiodeifiori It’s those companies that will collect dirty linen and bring it back clean. Most of them also rent out their own linen. Seems they’re called “lavanderia industriale”. I saw an advert somewhere stating they wash their stuff at 180° (I don’t know how the material survives such high temperatures!). If this interests you and there’s a company that seems far, contact them anyhow because they might be servicing others in your area.
      We presently live in Germany although till Thursday we’re in Tuscany doing some works. We plan to be back in December/January for 3 weeks to do more work. Maybe we can meet 😁

    Good thing is, at this stage, we don't 'have' to do anything! The only one pressuring us is ourselves....
    Life is one big housekeeping job as it is, wherever you can, simplify.
    Maintaining stuff is alot of work and finding some sort of a balance is tricky...
    I just bought a $150 cordless vacuum....no more lugging big machines and manoeuvring around cords, no more vacuum bags. One more thing, simplified. Good enough.
    I quit work three months ago, turned 68 and figure enough .... I too, just 'crashed' it was as though my body said 'ya mean we're done! Thank God, plop'
    What now.......clear out this place, do a bit of painting....order some vitamins/herbs...get excercise in each day....stay away from the negative (so much if it in western countries now)....make lists so things don't keep going round in your head but most of all....
    What I think most though is love yourself, take care of yourself, figure out what that means ...cherish the small joys as we seek greater balance....go easy...

    You sound like my cleaner...Miss Ann..your hair need condition. My ,very thick,healthy hair..grows very fast, but falls fast..Some Women just too lazy to clean out shower after they use it. Fabric conditions!. Bidé 😅

      Hi Anna :)) Yes so that's why. Just to lazy to clean up the hair in the showers! I am happy that I managed to have the first 4 apartments open for rental purposes. Gives a whole new dimension to the place itself. Lovely to see people coming and staying and enjoying themselves.     Ontspannen (geestelijk)vakantie is het volgens mij niet geweest. Puur en alleen omdat er nog veel dingen door je hoofd gaan. De bouwtechnische kant is te overzien, maar het onderhouden is een ander hoofdstuk. Wassen, schoonmaken en de kamers weer op orde maken daar komen hele andere skills om de hoek voor kijken. Ik vermoed dat er binnen afzienbare tijd er een dame komt die daar haar hand niet voor omdraaid. Dan komt de vrouwenlogica kijken. Succes Bart 👍👍👍

      Hahaha! Ik heb ook zo'n donkerbruin vermoeden dat zoiets binnen afzienbare tijd gaat plaatsvinden. Het is toch meer werk dan ik dacht. Niet zozeer als individuele taken maar het geheel van wassen, strijken, schoonmaken, bedden opmaken en het er ook nog leuk uit laten zien. Nu weer even wat tijd om gebouw te klussen. Voelt alweer als een verademing. Groet!

    I would purchase an extra set of linens and have someone in town do the washing and ironing. Hire a room service person to clean and change the linens when guests leave.

    I would buy good quality organic (where possible) cotton bed linen..you can put it on a hot wash and everything comes out clean. It will last for years. Running rented accomodation is a full time job so finding someone to take on a few tasks will really help. Someone could take on the social media and bookings and dont even need to live locally although that would be preferable. If you have calculated the time it takes to do the laundry and iron it you may feel its worth contracting that out. Having it done offsite and arriving in near bundles you can use straight away to change the bed would make life a lot easier..
    Otherwise i would buy a large capacity washing machine so 2 to three sets can be washed at once and duvets can be washed easily.

      Hello J.C. Now ther eis something overlooked by many. We have been talking about cleaning and washing etc, but you know you are right. Most of the work that is ahead of me is all about running social media, tracking bookings, answer requests .. pff. I have an email address and I totally forgot about it. Lots of disappointed people. Lessons to be learned so yeah I am looking for someone with those skills who can help me even more than the cleaning part at the moment. Then there is the website, pricing strategies etc ... Oh oh these are the next things to organise for sure. Greetings

    With my 5 bedrooms in my B&B with a lot of people staying only 1 night at the time. The bed linens are looked after by a blanchisserie. I only wash towels and pillow cases. In my part of France, the weather is more humid and unpredictable so I have a large washing machine (1-13kg) washed coton program 40° and 1200spining speed. I only iron pillow cases, tea towels. I have a steam iron, very efficient.
    It takes me 10-15mn per bathroom . Grrrrr long hair....in the shower drainage....

      Hi Claudine. Yeah long hair ... in the shower drain. Tell me about it. So I am going to look into a bigger and better washer. Also got a tip on wall mounted ironing machine, but a steam iron also sounds like a good idea. I do however not pretend or try to have bedlinnen ironed for a 100%. And I don't aim for 1 nights. In fact pointing towards a minimum stay of three nights, maybe 2 in the low season. Price strategy is also something to consider. How do you handle that? Greetings

      @borgopoggiodeifiori price wise, we got an organisation which specified the category you're in. So for example in my B&B, which once again is totally different to self-catering, I charge 70€/night for 1 person breakfast and tourist tax included, 95€/night for a couple or 2 persons/twin beds and I have 2 bedrooms which can sleep 3 pax and 1 with 2 large beds. Kids up to 12yo its 20€/night.
      Check the sirbnbs or self catering in your area Bart

    Hi Bart, it is good to see you have had some down time and got a little bit of rest and relaxation. Do you have a Costco or something similar near you?. It might be worth buying a large quantity of detergent, fabric softener, household cleaner, toilet roll in bulk. Of couse this then leads to where do you store it all? But you might find it cheaper on the pocket in the long run. Also when you are washing bed clothes, sheets etc, I always iron mine when they are semi damp, it makes them much quicker and easier to iron that way. Do you have a drier to dry your clothes, again, this is fine when it is summer you can hang outside to dry, but what about the colder, wetter months? Perhaps buy an extra couple of sets of bed linen, it might take pressure off you a little. Also perhaps once a week you could hire somebody to do the ironing or make up the beds.       Hi Vivienne. No CostCo's here but I did find a specialty shop where I can buy all that stuff in buld at really good prices. Now the laundry room. I have to figure out how to organise it in a better way. Seen some suggestions in the comments. But I will start with something that I really want to wrap my hands around which is the reception area with a bar and a kithcen :)) I bought all bed linnen double and might even go for triple once I have a better storage solution. Drying in winter ... need to check that. But if the sun is out it will be no problem. Else a dryer .... much to discover. Greetings!

      Pfff. Well the first thing I did was replace and get some more lines. The location on the terrace is not ideal, but somehow I also think that even for guests it's not that bad to be in a real life situation. I don't know but I will ask and see. Greetings!

    Hey new channel name .nice .so i presume thats your locality?buy a clothes press .its easy for bed laundry.give discount if they bring their own sheets?????put 1 tablespoon of bicarbonate of soda in with the washing..helps with lime scale .👍👍

      Hi Nevis. Yes that's the name of the place and I will stick to it. Now bringing in line the rest of the marketing efforts :)) Clothes press. I think I know what it is. I will be looking into it. I hope to find something that I can attach to the wall. Bring own sheets is not an option for me But that tip about the bicarbonate soda is very interesting. Will do!

      Hi Nordkapp. Probably for the part concerning the cleaning and so on. That food and cooking ... love doing that myself. I really like to cook and it tastes great even though it doesn't look like michelin star food :))

      Na ja, wir können nicht alles perfekt machen, aber auf der Terrasse ist die Holzwand im Sommer eine Wohltat. Blockiert die Sonne, sodass Sie entspannt kochen und grillen können! Sehr empfehlenswert. Und sobald alle Bäume Bäume sind... verschwindet auch so ein Parkplatz aus dem Blickfeld :)
