I notice an improvement in houses along Central Ave, once you get north of Missouri. The corridor along Central Ave have gentrified recently- some of the best restaurants are there
This is true, the Central Corridor is becoming a nice place and if fact, some sections of the Central Corridor are extremely nice with older estates and gorgeous homes!

I realize you're probably just using data but something is way off if you're comparing central PHX to Camden NJ, Detroit MI, etc.
I wouldn’t steer people away from Central Phoenix, the area is very up and coming. Houses are selling for over a million in Garfield now. It’s definitely a good place to invest right now.
Yes some parts of Central Phoenix are amazing. The Central Corridor has some spectacular parts with mature trees and sprawling estates. It just depends on specifically where you want to be….
Thank you for this video! It was very informative. However I don’t agree people without 4 year degree as being a contributing factor to crime. I know plenty of good moral people with integrity who make a good living with vocational schooling. Example Police Officers, Firefighters, Military, Plumbers, Electricians, Restaurant Owners, Polysomnography Techs, Dialysis Techs and I could go on and on. Plenty of these people make 70 to 130k a year. They pay their taxes and are good contributors to society. They also know a lot more about than life than some, not all who stuck their face in books, and have no common sense. I’m all for education but don’t discredit those who don’t have a degree. God has a different purpose for different people. Not everyone’s walk in life is the same and everyone has a different calling. True greatness isn't found in the titles we hold or the positions we occupy… But in the way we lift others up, empathize with their struggles, and stand by them in their darkest moments.

I do agree that there are a great amount of people without "higher education" that are extremely successful and are good-hearted people that are huge contributors to society. I wish our educational system would start elevating vocational schools and programs and a great thing instead of looking down on people who may choose that route. There is a lot of opportunity within these industries.
education is not the same thing as intelligence. growing up i knew people who got very good grades in school but were still dumber then a box of rocks when it came to real world problem solving or somthing like that. i only have my GED and make a great living as an arborist and i love it. im not certified yet but im planning on getting certified eventually and learn more about tree care not just the tree removal and trimming part of being an arborist.
Some things in your conversation about about South Mountain I beg to differ the housing. May be affordable, I paid fourteen fifty for a two bedroom that was falling apart full of mould and insects crackheads because there was nothing available but horrible for your health. Infested, most places with scorpions, sewer roaches All the construction right now that's been going on and for about 5 years makes it almost impossible to travel, especially Central Avenue. I lost my son to a senseless crime. In that immediate area, they claim 7th street and Baseline has the most accidents in the city. And the crime is. out of control For warning, do your homework? I am a former homeowner
He is not lying for South Mountain, but I have for the most part felt safe in that area. I been a victim of very small petty crimes, nothing huge in the 22 years I lived there. At least back in the 80s and 90s. Maybe it has gotten worse, I don't know.
It's a bit sketchy even during the day in the weird area on the south side of town where the automotive junkyards, heavy industrial, and trailer parks are interleaved among each other, basically around I-17 where it's running east-west rather than north-south. But almost every city where residential is crammed-in among heavy industrial is pretty rough. There are pieces of every municipality in the metro area that have disproportionate problems with property-crime and violent-crime, but often the numbers are skewed simply out of population density. More people may mean more crime per square mile even if per-capita it's not really out of line. Areas like "The Square" up at Greenway Road east of 7th Street come to mind.
Nice areas are available as they are maintained...All urbanized neighborhoods lack Hawaiian resort atmosphere, as they are not resorts: No fawning Maybach parking attendants here. Unrealistic expectations yield erroneous results.

My father in law is a Mexican American concrete finisher. Had the nicest yard in the neighborhood. And was a wonderful neighbor.

I would say being out at night is what you want to stay away from. I'm a day walker so i hardly "see" anything bad. Live in South MT area myself.
