    Rent stabilized doesn't mean "no increases", it means that the rent can only go up a certain percentage each year, as set by the NYC Rent Guidelines Board.

      Usually rent stabilized apartments are a lot less expensive then these

      NYC is a different world. It's funny, we left RI 15 years ago because we couldn't afford the $1600 rent (+util) for the 3 bedroom, 2 bath, finished basement with 2nd kitchen, single family house with a small pool we lived in for several years, after a disability and a downsizing meant no more good paying jobs. Moved out to nowhere Western PA and bought a big 100 year old house for $24,500 cash- good solid structure, modern electric and plumbing but needs cosmetic work that will never be done, because that costs $$$$. But I've watched so many of Cash's videos that I look at these places and think, "oh $4,000 for this studio isn't bad" 😂
      It is criminal how much landlords increased rent when the pandemic was "over".

      Rent stabilized for people who can afford it, definitely trying not to attract different people with those rents, the landlords know exactly who will rent these.

      What would u do for window treatments? Vertical blinds? Curtains? The sun glare and lack of privacy would be a problem. I imagine the cost of treatment for such large windows would run multi $1000s.

    The first building spoke to my heart with the huge gym! 💜💛
    I also LOVE the wrap around balcony in the first unit.
    That second unit though with those beautiful windows…🤌🏻 YES!!!
    The third and fourth units weren’t to shabby. Definitely not bad if you’re a bachelor.
    Thanks for the mental trip to New York as I’m from Arkansas Cash! You rock dude! 🤜🏻🤛🏻

    Compared to what you get downtown for the same amount of money, and it's a walk-up and has bars on the windows, yes, I would definitely consider any of these apts. Again, it all boils down to what's important to you.

    Only a select few can afford to live in these apartments. Rent is really out of control. Great videos so enjoyable, neighborhood tours with exceptional comment.

    I wish that was the definition of rent-stabilized. However, my rent-stabilized apartment is $1000 under the going rate for other 2-bedrooms in my building, but I've been here 30 years. At one point they were trying to harass long-time tenants into leaving and some actually did.

    I love these apartments. These are what I think of when I think of quintessential nice NYC apartments. Those curved window units are what I would envision seeing in a movie set in NYC.

    You get rent stabilized increases, not "no rent increases once you move in". Still, you are protected from high rent increases.

    Of course they are outrageously expensive (servers and store clerks need not apply), but you get more for your money here than in Manhattan. For $3,100 apiece you get a room and bath, with a kitchen and living area that is large enough to share. Also in-unit laundry, access to a gym and bike storage and convenient to the subway. And it's all shiny new!

      downtown BK kinda sucks though. Way better and more interesting parts of BK. Also, $3100 is nothing to sneeze at. 40x the rent put a person at $124,000 per year.

    I like the guy taking Jordan on the tour. The prices were stomach turning but he seemed like a nice genuine who’d making living there as smooth as possible. If you can afford it of course lmao

    Yikes! When I saw the food warming drawer in the outdoor space, I knew that this was going to be an expensive apartment. Geez, I pay $7140 A YEAR in rent. It is beautiful though. BTW, so true about Old Navy. LOL!

    All of those apartments were beautiful! I really liked the 1 bdrm the best, too, because I liked the look of the bathroom best and like others have said, it looked cozier. The others were great, but I am so scared of heights that I don't know that I'd ever be able to get close enough to the windows to close the blinds in the living room! I would also, probably, never go out on the terrace.

    Vertigo!! I get vertigo when you look out those floor to ceiling windows so high up. Cash...please be careful on those high terraces! I worked on the 12th floor with normal sized windows, and that was high enough for me!

    Hello cash. These rentals are new but there is no oooo n aaahhs to the place compared to the apts that had harewood floors n the nifty brick walls ! The apt has character. ! New place has new windows you gotta wash them..

    The next to the last was the best apt. However I'm not sure about the floors in that one as I am about the others - cheap apt grade vinyl is what they looked like. Floors are important.They can make or break & tell about the quality of everything else.

    My old neighborhood. I used to live at the Avalon across the street and seen that building being built. Disappointed that it was a rental unit instead of condos for sale!!!

    I have family in Jersey who live in a good suburban neighborhood and have an identical apartment to these minus the view. Only 2500$ a month rent but 36 miles away from manhattan.

    You absolutely not the only one who hates going into Macy’s not the least of which you can find cheaper and better quality in JC Penny and even a few select items in old navy.

      It used to be a nice store with nice silk, wool, cashmere well made items. Now they sell the same polyester, slapped together, made in a foreign country b.s. that cheaper stores sell. Definitely miss stores like Loehmann's were you could get real haute couture, Italian designer brands for like 50-70% off

    I live in a luxury building in Manhattan and I love it but these buildings are fantastic and one of the things that I find shocking is that it's in Brooklyn 10 years ago you would never see these kinda places in Brooklyn there coming up in the world

    $6200 penthouse looks gorgeous and the building has all the amenities I could ever want. The views of midtown Manhattan spoil me! Unfortunately, its out of my price range. Anyone who is lucky enough to have the disposable income to afford living there can say they’ve made it in NY.

    LOL! Rent stabilization for luxury apartments that rent for $6K-plus/month...? Help us, Lord... They're all very nice but I would be a "pass". It's a personal choice but I'd rather have a feeling of a home rather than the feeling of an extended long-term stay at some hotel and/or spa. I just don't get communal spaces such as movie theaters, large shared outdoor spaces, etc. I'm a good neighbor but I'm not "neighborly". I enjoy much more interaction with the outside world and when I am home, I'm at home. However. it's a very nice complex (especially the gym) and I'm sure it will work for someone.

    Ken’s ratings: too many places to remember. Well, I guess my vibe is for the newer more contemporary buildings. These were all great, but out of my price range. You’d need to make $240,000 a year to qualify. ($6,000 x 40). Thats $20,000 a month. Hmmm…. That seems a little too much. It allows 30% of your income for rent. But, you really don’t need $14,000 for other things, do you? Nice places!

      Yes, using the equation like that is ridic, bc of course rent can be a higher percentage of income in NYC while still allowing people to afford food, etc. So basically requiring way more than what people actually need to live is a big barrier. But they probably prefer people with higher incomes for obvious reasons. :/

      taxes in nyc normally are like 25% and with that income you are surely paying way more than that, 30-40% if I had to guess, it wouldn’t be 14k a month left over; plus with the price of food/ electricity/transportation and cost of entertainment in new york, someone with that Salary cold surely live comfortably and save for retirement or pay off student debt, but its not like they would be mega rich.

    Still crazy expensive, but hey it is NICE and big and quiet. Looks like a cool neighborhood as well. If you got into one of these rent stabilized apartments during the pandemic, man did you make out like a bandit(rents were like half of what they are now)

    Gorgeous Apartment 💚 but I'm assuming you got to have 40x times the Rent 🙄😒😂........I can't afford that on a Good Year and I make good money........In Arkansas or Texas you can get that same Apartment, with everything you saw here, for about $2000 or $3500/ month

      I never understand the comparisons with, dare I say, less metropolitan cities/states -- location is everything. Downtown Brooklyn, is incredibly convenient for public transportation, (no need for a car), -- 15 minutes into Manhattan, easy access to several court houses, (for lawyers), great shopping area, restaurants, etc, all w/in walking distance.

    Nice spaces, but NYC rent is crazy! I've lived here for 10+ years and I'm still amazed (& PO'd) by how much the rent is here for something "luxury". I still love this damn town tho. Mercy me! LOL!

    Never live on high floors if you're not fit enough to use the stairs at any given time, like a blackout or fire.

      I used to live on an 8th floor condo unit! When the pandemic hit, the elevators had to be limited to 4 pax at a time. Added 20 mins in the morning rush hour, but in the afternoons it became an extra hr of lines.
      The trek on the stairs to the 8th floor was hell. No air flow. Hot & humid. I had to lie down beside my shoe closet whenever I reached my place.

      @@j134679 nonsensical measures because you have people inside for longer bc of the wait (esp in line) and it's such a short amount of time. It would've been better for them to improve ventilation and filtration though elevators tend to be well-ventilated anyway. I saw similar nonsensical measures at themeparks. People just waited on crammed lines for longer with reduced ride capacity, even though speeding rides obv have amazing ventilation.

    These apartments are beautiful, wish more jobs made it affordable to live like this, my sister in law lives in the Bronx and her apartment is super old like it was made in the early 90’s and never got updated, I live in CT and live in a luxury loft and is very affordable only $2500 per month for a two bedroom it’s crazy

    For some reason the luxury apartments always seem cold and impersonal. That's why home/apartment staging is important. Throw in some pillows with a pop of color, a fuzzy rug and a few beautiful plants. I just cannot imagine paying $6300 rent for a dull, grey apartment. It has lots of amenities but zero personality.

    Those are all great apartments and I'd have to nitpick to find anything "wrong". I'd say the only two things would be the closet in the last place that you can't reach the other side lol, and I'd put bottom mount freezer refrigerators instead of the top. Having to go to a top freezer fridge after 18 years of a bottom mount freezer, I really do consider it a luxury lol. So much more convenient. You'll hear me grumble "gawd I hate this effing refrigerator!" at least once a day 😂
    I was never really a high-rise fan but when I see ones like these, it doesn't matter. Great apartments!

    I did snap a shot of that long chandelier in the lobby. I can go on Amazon and find all those pieces and have it built in a day. That’ll look amazing over my bed. I have 15 ft ceilings in Dallas

    Rent stabilized for a unit that's already $6,000 per month? Jeez, how nice. But newer buildings in NYC don't give off a janky, depressing, claustrophobic vibe. I keep thinking that maybe NYC's age undercuts its charm. But crowded cities like London or Paris are way older, yet still seem somehow more picturesque or livable.

      Maybe from the outside looking in. But the inside of those pretty Paris buildings turned apartments can be just as bad.

      @@j134679 Correct. But somehow when looking out the window of a small, hinky apt in Paris, etc, & seeing the movie-set-type charm of a Paris or London, at least some of the jankyness from within goes away due to the without. As for cities like Tokyo, they're at least somewhat clean or tidy.

    There is nothing I hate more in these super expensive apartments than the structural columns that break up the flow of the room. They're just awful and significantly reduce the amount of usable space you can have. For almost 80k a year, you shouldn't have to deal with that.

      You don't want the building falling down! Nearly all the glass towers that started going up in downtown Vancouver in 00-08' have this feature to expand the advertised square footage.
