When sellers and real estate agents say "first-time home buyers" they say it like a teenager says pepperoni pizza with cheesy bread. I've learned this by experience recently. My wife and I own two homes w/property through inheritance and were recently hit with tornado damage to both houses. We didn't sustain much damage on the smaller of the two (just a bit of roof damage, blown away carport, etc) but the larger home, the one we are living in, got clobbered. Insurance/contractors are fixing them now, things are going good, but at first we wanted to just buy another place to get away from the destruction and then sell the damaged houses once fixed. We were first-time home buyers even though we owned two homes already... and we almost got suckered into plopping down 318k for a cabin on 2 acres that had been flipped to look stunning but, after getting an inspector and appraiser to come in, wasn't anywhere near as good a deal as we at first thought. I of course terminated the contract (purchase agreement) after my inspector, a very thorough one, turned in his findings. I got my earnest money back, too, and vowed to learn all I could about buying/selling real estate before jumping into another deal. It's been a positive. I'm having the smaller of the homes that we own renovated (walls removed, new lighting, fixtures, appliances, flooring, etc.) and am hoping to have it on the market soon for three times (at least) what Dad paid for it years ago. One thing with me, though: I'm not 'flipping' the house. I'm not pouring a ton of money into it (because it isn't a dump to begin with), but I'm not cheap-ing out on what I'm doing to it either. I want a future buyer, whether first-time home buyer or not, to, after walk throughs and inspections, actually know that they got some true value for their money. Too many sharks out there in the real estate world, people who just want to make that "dolla-dolla-bill-yall", taking full advantage of naive buyers.

A tip from a retired commercial interior designer and small-time house flipper: Yes, use laminate but buy it WITHOUT the dorky 4" built-in cove backsplash. The backsplash is a dead giveaway that it's a cheap fake. ALSO order the "modern" or "block" edge profile (straight with only the edges slightly rounded) rather than the poorly executed ogee edge of the countertop you chose. Both backsplash-free and contemporary edge Formica countertops are available nationally. Third, do everything in your power to get a leathered or NON-GLOSSY finish. The matte or leathered or honed finishes (each company calls them something different) in laminate (readily available nationwide) will contribute to the illusion that the counters are much more expensive and luxe than they actually are. YOU aren't a cook and therefore think that those subtle changes are trivial and "not worth it". I can absolutely guarantee that it makes a difference - and a significant difference. Also, your wife has lovely taste, but is seriously misguided! Buy two or three sheets of the expensive glass mosaic tiles and a coordinating cream or off-white subway tile ($1.20 per square foot). Create a horizontal "accent stripe" about midway between the countertop and the cabinets. I did a 60 square foot backsplash, also carrying it to the ceiling matched with a fancy pants marble mosaic (originally $25+ per square foot, marked down to $15 per square foot). So, the bulk of the tile cost me $70 and the fancy tile came out to $45. The installation cost was the same. Virtually every woman who walked into that kitchen during the open house touched the backsplash. My rule: when they touch it, they want it. Also, use contrasting grout (generally the darkest color from the mosaic). It makes the tile pattern stand out and adds immediate chic to the backsplash. I have already flipped several houses. I always price them at the tip-top of the market for the neighborhood. I always generate a bidding war. I have yet to have a house that sits on the market for more than a week. I set new sales records with each house. Every. Single. Time. Men think that fashion and being chic don't matter, but it's women who pick houses. When the woman walks in and gasps with delight, the man with her knows that it is now his job to get the house! I watch your channel because of your excellent financial and technical insights. Keep up the good work!

I also custom ordered a piece for the kitchen island, which was simply bolted onto the existing (repainted) cabinet bottoms. As a beginner who has only done 1 house, I found this video very encouraging - thanks!
I love the idea about luxury vinyl plank flooring from Lumber Liquidators. I default to tile, but if the planks are 100% waterproof, that would be good for bathrooms.
Definitely . It is to be used as a feature strip not the entire splash back. I use those in conjunction with a plain subway tile in a white or off white depending on the counter top.

When I replaced my cabinets I went with cabinets to go they were a lot cheaper and real wood not that cardboard backer junk. A 10 x 10 with pantry cabinets was only 4,500 shipped. I found Home depot and Lowes were 3x higher.

Great advice. My only issue is your choice of flooring. Especially in a vacation house I'd want a floor that's comfortable walking barefoot on, which vinyl isn't, as it doesn't absorb foot moisture. And vinyl, no matter what it looks like, looks cheap. For inexpensive flooring T'd put linoleum.

I remember Ron LeGrand saying that back in the nineties. So I thought what a deal I got on a house full of cat urine smell. WRONG! Took forever and a lot of money to get the majority of that smell out of the house! It was one of the worst flips I ever did.
Phil a dual axle cargo trailer per job site. Load all material that can be stolen. A temp alarm system and cameras... I used to rehab apt complexes in 90-120 days. Had skilled crew of subcontractors. Used generic parts appliances. A camera all plumbing lines and replace all toilets garbage disposals angle stops and supply lines and faucets. Patch and prefecture all walls . A 1980 subdivision. Has the neighborhood upgraded or probate neighborhood? 1980-2019= 29 at least a open floor plan. Many HOA do not allow renters ... A review HOA minutes determines professional management or extreme compliance issues. Poor condition lax management?

Similar homes are going for 240,000 in same neighborhood., Schools in the center of the neighborhood, there is also million dollar homes within same neighborhood, and its been on the market since march 2017. Im new to flipping but i think i got a potential one here. I love all your videos and inspire me to become a real estate investor.
One small change is a I use the finish "Matte" from Sherwin Williams on Rental Property walls these days. If I am flipping, I go with Flat, still, though. Otherwise, this video is still the formula all these years later.
How much are your programs? I'm genuinely interested in making this work. I'm still worried about the timing this cycle but things will improve and I want to be ready.

Thanks for sharing your knowledge of fix and flip, I would like to get more involved with something like this, I like the ideas about choosing materials based on quick availability. I am pretty good with resourcing better quality materials for less. Somehow I don't like the mosaic with lots of contrasting colors they remind me of camouflage. I found that Home Depot always promos on these at $5-6/ SF which is nice. My biggest problem comes with the contractors who say they know how to get the work done that I want. But they are just learning on my time. Or they don't have the tools to get the work done. How do I tell if they can really do the job that I want? Finally, they tend to not come in a timely manner. In the end, they stop showing up.

The one thing that has kept me from stepping into this is that I that I figured out that I think just like you, and that was not good (under-capitalization mindset). Now I realize that thinking like you is a good thing! Heh. I really enjoyed the comment about millennial buyers wanting the latest and greatest 'look' and stuff; eg do it on the lowes and HD scale. The flooring segment had me intrigued though, I've never heard of that type of flooring (off market sources), could you provide some links? That is exactly what I would do. Luxury Vinyl Plank won't hold up in commercial applications.

Absolutely. I rarely replace windows unless they are really, really bad.
all LVP is waterproof, in and of its self. It is not going to necessarily protect the subfloor from water though.

I've had the same experience. SW is 2hrs or more. HD/Lowes/Menards is 30min or less. SW is better quality.
