I would have like to cut the plug off BUT you don’t want them to destroy your stuff before they leave or come back and do it at a later date or squat. Want to play it peaceful until they are gone. It sucks
Look into quickset, smart key locks. You install them one time and don't have to change them out after every tenant, they're easy to rekey.This is what we put in all of our rentals. Do as much background check on the front end as you can, it's not a 100%, but you can't just let anybody in there. It's better to let a property sit unrented for a couple of months until you find a good tenant.

I had a friend of mine that had a couple of rental units and he had some bad tenants that he evicted and after quite a legal battle they ended up leaving but not before they totally destroyed the unit. They even tore out kitchen and bathroom fixtures. I hope you have a better outcome.
If you want to get rid of those tenants and they're "squatting" and using the law against you, all you have to do is write up a new lease to a couple of really big nasty friends of yours (that you trust) and let them move in. If the law can't evict the squatters they can't evict your new tenants (that have a lease signed by you). The squatters will leave. Eviction by Attrition. Totally legal. Until then, ask your neighbors to give you a call if they see anything suspicious.
a friend had 40 plus rentals, finally had enough of the crap dealing with renters and laws. sold every one and put up mini storage. keyless video entry. much easier and so much less hassle. similar tax advantages, can sleep at night. he just kept saying, "no good deed goes unpunished". maybe the laws will change with the next administration. there are other things you can get into like a DRIP trust or income index fund reit;s etc.
I’ve owned my rental in canton for a couple years now and I’ll tell you having a good lease is worth it’s weight in gold. Always make sure they are being updated and changed as you learn
I have a friend that owned a duplex here in Ohio. She had to evict then thru the legal process on eviction day. They had to show up with police and had to physically remove and dump their belongings at the curb because she wouldnt leave. And of course the unit was destroyed.

when u get them evicted then u can rent the whole compelete area as one cause there is family that need bedrooms some families r jammed into small 2 bedrooms like i am right now
My brother had his house and 3 rentals, same property. He did well up until the late 90s, then he couldnt get a good tenet in even with background checks including the last three rentals they did. He finally sold the place and moved, too much stress. Also, he was dealing with some agent orange issues, so he didn't need the hassle.

But once they are out and if its in the budget I would get a sparky in there to see if it would be feasible to put each unit on its own sub-panel fed from either a main service panel or a service disconnect from somewhere you will always have access to.

Looking at the age of the property I would use pex to replumb the home one less thing for disgruntled tenants to steal. Wiring is number one and coper pipes would be second. If you have an off site area for cardboard hide as much of the products your investing into the property. If you add laundry to anything above the basement make sure you waterproof and add a floor drain.

Consider installing under cabinet lights in the kitchen. I remodeled our kitchen and installed them and it was a huge game changer.

We sold all our rentals because no matter how we researched the tenants we always got screwed.
Part of it for sure! How much can you take is part of business.

You need to have to power meter on both sides that way you can cut the power off the one that is empty cut the waters off
just turn the breakers off except for the furnace/ baseboard or whatever is heating that place
