I am a resident of Lodha Belmondo (Pune) and Lodha Builder has done same problem here also.. lot of residents are upset .. they cheat their owners.

People should raise voice against such issues and even LODHA promises to provide club house to every new project in the plan, however that is not a case. For more than 20-30 blgs they provide one common club house, and while taking possession lodha take charges of NEW club house. People should approach consumer court and even should highlight on national news channel/social medias

they asked 25 lakh for all amenities like club house stadium common spaces. too much loot so i avoided it. plus they are a remote location. how can they loot public? people are fools do not see the loss , just try to buy for investment or holding place. it has no real value not connected to any city.

the guy leading public is Biswamohan, he was project manager in my first job in TCS. its very unfortunate that lodha is still doing such lame malpractices from many years and getting away without any regulatory action. its high time public needs to take matter in their hands and show the white collar goons their place.

how will customers come to Lodha when Lodha is not professional, even I am a victim of their unprofessioalism? in name of maintenance Lodha charged extra and the maintenance facility is very patheric. No hygiene consideration in place.

Thanks to Rao sir...three years back I had gone through sir's videos about lodha malpractices and dropped the plan of booking in upper thana lodha project....even the experience with sales executive was not good...right from the beginning he was interested in my bank balance and other savings

I saw the krishnaraj Rao sir videos and dropped the idea of purchasing house in big schemes
In fact all buyers of flats of the different projects of Lodha in different locations should get together and file a common case against the company for duping them. It will be more effective for that they should form a group and sue Lodha for all the discrepancies.

Nirmal life style at Mulund. Three towers since 2010. Not completed.. No permission for higher floors. But people booked by paying 100% cost over and above for the interiors furnishing also. Builder duped. Few members formed society. Charged additional payments to complete building and repair rusty steel etc. Now society commitee members are thretening to with hold possesion if and when it will be completed for want of excess funds. All with RERA and builders blessings.

Once upon a time they were all rich and happy people and then they handed over all their money and peace of mind to the Lodha's.
I think new customers stop paying loans.. everyone should call the sales office and show this video and tell them we don't want your property..give our money return and also ask the bank to stop releasing disbursement and we are not paying EMI. If you want to seal the property then please go ahead and seal Lodha flats.
Banks don't just seal the property for which loans are not paid. They just sell/auction it to potential buyer and get their money. Loss is yours only.

I asked for maintenance charges .. he qouted for there premise and the asked to pay for Blueridge as well because its going to build in blueridge .. Why should I pay for Blueridge society when I am not gonna use that ..

The customers / flat buyers are all well educated people with good profession but no one interested to take actual review, study the builder policy, study the agreement etc. We guys are busy with our life style work, week end party, picnic & paying EMI's. We even never bother who is staying our next door. We think by paying good money we will get good service & live with out attitude. And such builder lobby take advantage of our mentality. Lodha group is a giant land cruiser / builder who is also a BJP minister who have big pockets to occupy the entire system. He knows how to break rules, break groups / protestors etc. He has captured thousands of acre land with these qualities. So before buying homes in such projects people should think.
New India, India shining, Superpower, GDP rank etc. why these complaints now. People should first know this is what differentiate from Developed countries who are below us in GDP numbers. In those nations these type of things are none and if someone try to do then that builder will be behind bars. Truth is hard to swallow.

Unfortunately common man has no support in such case. My lacs of money is blocked in the project, not Lodha but other builder project and now the builder declaired insolvency . Now the case is in NCILT. The court says that they will find other builder who can complete the project. The expenses fir the process , we the property holders will have to pay. Rera is no use at all. All laws are in favour of builders.

Not surprised. The builders refuse to show the flat unless you take possession. To get possession they ask you to pay future maintenence charges, that t too even after paying full consideration. Forced to approach consumer court.

Very well written. There will always be such buyers for such builders. Big township projects require very thorough research work. Unfor no one has the time. Better buy projects in standalone bldgs where the people understand each other.

There are lot of small companies with good businessman's some of them are engineers, contractor purchase flats from them if you didn't trust them then atleast purchase in ready possession stages

pathetic to see the unorganised group treating Police inspector like meeting moderator. Surprised to see how police also entertaining such issues. this is civil suit issues, there is whole system of arbitration & dispute resolution mechanism in place. at the most what these resident can do is approch consumer forum or real estate regulatory for civil dispute, or at the most they can logde criminal case against builder for fraudulent practices, after which only police can take congnigence & start the investigation. its like they are living in their.own world of law.
