i prefer to buy flats in standalone buildings, townships ke yehi lafde hain bc upar se faltu ke amenities which no1 uses after certain point of time but the charges of construction n maintenance is taken from u, townships r a scam basically to fool young educated sophisticated working class ppl in the name of selling lifestyle
I've been looking for such basic buildings but nowadays new projects are mostly with all unnecessary & costly common areas & facilities. Then, I realised that such townships help builders to charge a premium on your flat price and the so-called common facilities become a perpetual source of revenue for builders & those connected with builders.
Standalone face more problems and nowday there are goons every where , if not somebody will sell to a goon you never know , every building has problems as people have vested interests.

I am living on rent my entire life. No need to waste time , money and energy behind these people. One can just move out. I lived on rent till now never faced any serous issues. Not only the residents, the people trying to do business here have to face this issue from the same goon. My friend opened a restaurant recently, where he came in with over 8-9 guards (some had guns too as per my friend). As he entered yelling and shouting you cannot do business here until I permit, everyone present in the hotel was shocked. Upon learning that the owner is a woman as she arrived a minute later, he still continued yelling with his dirty mouth. She gave it back to him being the person she is, he could hardly do anything as she was easily overpowering him, so he left with his goons within minutes. Very sad to see this happening here in Palava phase 2 on a regular basis, and hearing what's happening with the society members is just terrible. This must stop! He must be stopped! Just because the committee member asked to improve services, the chairman with his vendor assaulted three committee member and kept on hostage for more than 2 hours at society office. Most of the member of New committee have not deposited their maintenance till date, or deposited recently just to become member or part of CST. If these members does not have their self interest they would have paid the maintenance within due dates. One of my relatives put their entire life savings in purchasing a flat at Pallava city as they were senior citizens and wanted to stay in a posh complex in their retirement… but everything is wasted because of these issues… now they are so badly stuck up that neither they are able to sell the flat because nobody wants to buy as there are many flats available directly by builders and neither are they going on rent at a decent price… for a 2BHK… at the most we are fetching 4000₹ monthly… which is obsolete!! We are middle-class people we have invested our hard earned money into this property, we aren't investors, we are living there and we found it a safe and peaceful society to live until we faced the dark reality of this place. This person, keep saying this used to be our land, humne lodha ko humara land Diya hai, as if we are living there as tenant. Very arrogant person with Tu Mera kya ukhadega, tujhe ukhadke fekoonga attitude. Here, these people are like 'Mera bat, Mera ball, Mera stump, main batting karunga'. PCMA is not giving shit, police doing nothing if gaavwala is involved. I would request people not to buy their dream home in palava, everyother day drunken gaavwala making nuisance in midnight, girls are getting molested in the broad daylight, outsider locals are welcomed without any ID cards, 2 months back 50 goons entered in the premises of Eviva along with sticks and beaten up a man, it was their political rivalries but still how come a security at the gate allowed this bunch of people to enter And now the person who is handling the society of around 1000 flat is totally goon, when few committee members asked him to terminate the bad security service he was providing, he just slapped those people to shut them off. One of my relatives put their entire life savings in purchasing a flat at Pallava city as they were senior citizens and wanted to stay in a posh complex in their retirement… but everything is wasted because of these issues… now they are so badly stuck up that neither they are able to sell the flat because nobody wants to buy as there are many flats available directly by builders and neither are they going on rent at a decent price… for a 2BHK… at the most we are fetching 4000₹ monthly… which is obsolete!!
This was purchased 5-6 years back at 80 lakhs but now instead of property prices rising… here the wrong curve has risen…

Go to local police station summit the compliant and keep CC Mumbai / Thane commissioner and then after 2-3 days write top up compliant to commissioner.. This way you won't hurt the local Police ego.. If u directly go at top level u won't get much support from local Police and this is local matter only local police will help.

We are middle-class people we have invested our hard earned money into this property, we aren't investors, we are living there and we found it a safe and peaceful society to live until we faced the dark reality of this place.
This person, keep saying this used to be our land, humne lodha ko humara land Diya hai, as if we are living there as tenant. Very arrogant person with Tu Mera kya ukhadega, tujhe ukhadke fekoonga attitude. Here, these people are like 'Mera bat, Mera ball, Mera stump, main batting karunga'.
PCMA is not giving shit, police doing nothing if gaavwala is involved. I would request people not to buy their dream home in palava, everyother day drunken gaavwala making nuisance in midnight, girls are getting molested in the broad daylight, outsider locals are welcomed without any ID cards, 2 months back 50 goons entered in the premises of Eviva along with sticks and beaten up a man, it was their political rivalries but still how come a security at the gate allowed this bunch of people to enter
And now the person who is handling the society of around 1000 flat is totally goon, when few committee members asked him to terminate the bad security service he was providing, he just slapped those people to shut them off. Let me clear, there were used to be only 2 security guards on duty for 10 buildings, how is this justify, why should we compromise for less if we are paying full maintainance? Security guards were not well trained, they had no uniforms as well, they used to change guard every other day. Cleaning staff as well was not up to the mark. And many more..buyers think thrice while buying a flat here, don't fall for palava sales staffs sweet talk and big 3D shining presentation of smart city...it's more of a crime city now!
