    You have to remember there is not just ONE Italian style, be it in architecture, cuisine, etc. Lake Como is in the far north so strong influences historically from Switzerland and Austria, and so this building owes as much to Mittel Europe as it does to Tuscany and Rome. Great video, as usual, thanks for posting it.

      Yeah, in areas of France, Italy Germany, etc bordering the Alps and Switzerland, the more the region's architecture begins to resemble the Swiss style.

    The house is nice but looks like a museum I'd be afraid to touch, sit on or actually use any of the million authentic antiques inside. The way you do you videos and break everything down so any & everyone understands is awesome! Def the best and my favorite real estate break down / related content channel by far!

      @@ML-ql5kjSilly come back. On that basis this place should be lit only by candles because electricity isn’t ‘the style’ Nor running water. Nor heating or cooling. They are all modern additions. And certainly no garage space. They had no cars in the 19th century.

    Thanks for analysing different type of villas, not just in the US but also in Italy. I will now analyse your analysis.
    As an Italian and an architect, I like that pool. It's classic. And private as you said. Not every pool has to be the same and have a modern infinity edge. Otherwise we're gonna standardized everything to the modern (american/hollywoodian) style and don't leave place for other architectural typologies.
    I agree that the furniture outside is pretty cheap for a house like that...
    All the rooms used to be pretty small back in the days to accomodate as many people as possible. Families were also very numerous and there wasn't the concept of free open space like today. So having multiple small bedrooms, rooms and a small kitchen made sense, even if the cousine in Italy is essential. Although the furniture of the kitchen could go away, since it's from the 70s? and not original. But I wouldn't personally put super modern furniture in there.
    Those depressing wallpapers in the bedrooms are actually really italian... sadly! You can find them in many 50s/70s italian houses. It was trendy back then... and yes it feels like grandma's style. Not a fan, but again they fit quite well in a classical villa like this one.
    "Dependance" is French, not Italian... and those two guesthouses are actually a treat to look at!
    Overall great tour and house.

    Great that you’re bringing back photo analysis. Like you mentioned before, the listing agents should show just enough photos for interested buyers to personally tour and fall in love with the property. You should also bring back the arvin score

      Como is the Beverly Hills of Italy, but if you go to other areas, just as nice but not famous, you can get a house like this for 200 to 300 thousand. Of course with some needed renovations. Here's one I tried to buy myself, but was too late. "INCREDIBLE ITALIAN PALACE in a beautiful hilltop village close to both sea and ski resorts"

    I'm from Huntsville Alabama. That wallpaper was in style in the 90's in this area. My very older brother's family had that same blue wallpaper on their walls!

      ​@@ArvinHaddadOfficial the scale you'd mention in each video gives me the impression that this kitchen is one you'd find in a typical house, not on a huge property like this. I could see this being used in the in-law suite if it actually stayed cohesive to the rest of the ornate detailing in the foyer or living room.

    Would love to see do some content/flaws exposed on properties in Croatia, Montenegro, Turkey & Sardinia! None of the popular channels like Enes ect ever do properties in those and there are Def some really cool, amazing & well done in those locations! Some diff locations and properties that haven't been covered a bunch if time already would be great by you & for your channel!

    The dark brown dining room and kitchen finishes remind me to kitchen areas my grandparents could have in their kitchen. This is something that I would have associated with old german rooms, like from the 80s or 90s.
    i would change the wallpapers from the rooms that came after the master bedroom and also the furnature in the guest bathroom. Thise red toilets you see at 27:52 really remind me to old houses, like described above. Maybe some white or ivory colored furnitures.
    But overall, this is such a nice house. I would love to live there. As an european, thise huge american properties are way too big for me. I love those smaller rooms, everything feels antique but nice, cozy and not empty or soulless. Also the greenery is wonderfull, this is a real garden. Yes, could have more flowers, but atleast it is not only golf field grass, like in the giant houses in beverly hills.

    I think you are measuring the quality of an Italian house using LA standards. Italians will always prefer a secluded back garden with a pool and a pizza oven to have fun with family and friends, without being seen from outside, as opposite to a flashy infinity pool. Como is "old Italian money". Amazing houses but very private and discreet. It's a small town, people want to be seen as wealthy, not flashy. Another thing: The kitchen. Italian kitchens are closed, not open. We cook for real, lots of steam, smell noise, heat. Nobody goes in the kitchen other than the chef, everybody goes outside or in the garden while mamma is cooking. The floor upstairs: Italian wooden flooring usually consists of parquet laid on cement floor, its not squeaky, it's super quiet unless you are wearing heals. But this is an old house so I'm not too sure about that. having said that, some of the rooms have terrible design even for Italians! ...I love your channel btw 🙂

      There's not going to be steam, heat and smell if you have normal modern appliances and exhaust hood. I'm from Europe, and one thing I do agree is that open kitchens are just way superior. Better for cooking from practicality perspective, and your chef isn't just isolated in some corner. I mean I don't think you want to stuff your mamma somewhere while everyone else has fun. Personally I'm one that cooks in at home and I would never want to be in small stuffed kitchen that's away from everyone else. And it's just not as good to cook in.

    There were a lot of things you loved about this place. Most of the flaws could be fixed. I really liked her presentation, she was much better than Enes at presenting a property. Great video, you really pointed out a lot of things that we would never think of.

    It's probably different in the US, but there is one major set of information, that's always missing in tours of alpine lake homes with lake access: Is it listed, how strict, what parts? How is the zoning in the area? How is the access, parking for guests and deliveries? Because private lake access is an extremely rare and restricted good on every alpine lake and all of them (who are not nature reserves anyway) are near enough to major tourist or population centers, so there will always be more than enough wealthy people who are willing to pay high prices for the lake access alone. Especially if it comes with a dock and a boat garage. So there are two main factors that define the value of those places: Does somebody with enough money and a desperate desire for a lake home see the potential in it to make this their (vacation) home and/or Is it allowing professional investors to turn this into a profit, either as a hotel/restaurant/event venue or as a place that they could divide into multiple smaller vacation units, sharing that valueable lake access. The current wallpaper or kitchen size is completely irrelevant for both groups. It is also common for such special locations not to list a price, because anyone interested in buying it will have a detailed look into the specifics and first negotations with local authorities about their plans and if any of that is possible

    I had seen this home before this video. The house is stunning, a true gem. I remember thinking the kitchen was hideous. But wasn''t sure if you could remove it. I would say your suggestion make the house even better to sell.

    Great episode. I would want to remove the wall paper. The patterns clash too much making the rooms confusing and too busy. I would want to see if it was possible to gut the kitchen, dining and laundry room and do a brand new layout. Relocate of the pizza oven next to bbq and put a tennis court on that level.

    Totally agree, I would really want to keep most of the design. But unfortunately layout in older buildings is the problem. Old layouts are just not made with modern lifestyle and functionality in mind. We have really different kitchens, and since many of us cook, we don't want to be stuffed in some small room. We have lots of different appliances, entertainment etc.
    Honestly, if you could just gut most of the place, shift around interior walls, and build interior around decor of that main living room and entrance with fresco's and marble floors.
    Personally, I would straight up design first floor in style of the entrance. It's just really grand and luxurious. And second floor in style of the living room. Which is luxurious in old quite tasteful style.And third bedroom floor I would personally probably make in more modern style, but still with some inspiration from rest of the house.

    29:13 that looks like a cottage interior in my part of Canada circa 1990s (inspired by Martha Stewart). Our lakeside villas are more of the the 'built by grandad in the 1950s as a fishing cabin' rather than craftsmen in the 19th century.

    Most Italian villas of this era have the worst kitchens and dining spaces. It’s sort of a joke in Italy to go to your grandparents’ house and rotate between several rooms with the same function.

    I hope they included a floor plan. My head was spinning. This house may or may not be relaxing if your other mansions were huge, sleek, and modern.
    Amazing that the lower house doesn't block the view. Lots of garden upkeep.

    0:38 I really can't work out where the guest houses are or the shape of the plot, if I was buying a place like this the main thing I'd want is a clear illustration of the boundaries and the relation to the surroundings. The castle house looks like it's built into a cliff but I can't see that rock face anywhere near the house?

    Unfortunately in Italy building regulations are some of the strictest in the world so changing things in the property may not be possible.

      Especially considering historic landmarks. This house is old and full of history with original features. A lot of places don't take too kindly with gutting what would be considered a museum with the goal of modernizing it. If you want a modern house, there's tons of them on the market as they don't make em like they used to.

    That kitchen is hideous. I completely agree... gut it! Except for the arch that matches the windows. The outdoor spaces are nice and inviting. They could be repurosed a bit as you suggested. But overall, I prefer the exterior to the interior 😊

    Another great review. I saw this listing 2-3 years ago - v2325 S OCEAN BOULEVARD DELRAY BEACH, FL 33483, and given that this is "Italian" in nature, I wondered what your thought would be on this. It started at over $80,000,000 when listed. It's down to $60,000,000. I was originally offered with the canal access across the street, but I'm not sure now.

    I've been watching Stefanie for a couple of years now. You'd better not bad mouth her! 🤫 (Also, I had googly eyes for her long ago. Now I can look at her properly. 😁)
    I like that most of what irritates you with this property is superficial stuff, like the wallpaper, 60's furniture and room identity, which can easily be changed. Which is funny, because the superficial stuff you note Enes focuses on (perhaps avoiding the physical flaws). I haven't actually seen this video before, but I agree that one of those two dining rooms should become part of the newer kitchen and as I'm not a tea person, changing the tea room to a library would be great.
    As for the swimming pool, I don't think everyone needs an infinity edge and with an older house, I prefer the older style. With the hedges, those could be easily removed if the owner wants it. (It may be for privacy concerns if they swim nude. When I was blessed enough to visit Spain, we were driving and an older, heavier man in his 60's stood up from his lounge chair and was nude. It was almost like looking at the back side of an elephant. 🐘😆) The boat dock may need some reworking. I really wish they showed floorplans with these.
    If you're interested in doing another of hers, please look at _"TOURING an Exclusive FORTRESS Overlooking the SEA on an Italian Island"_ which seems to have a major red flag of a *collapsed cliff* on the property (maybe you can find out more about that).

    The castle area looks like a great place to have a wine storage, and have like "man's room". Remove the wallpaper, have those great stone walls, and you can get a really special area for drinking away from the main house.

    There is no road noise that road is tiny. You do not need a big kitchen that one is plenty big enough, kitchens in Italy are the domain of the woman of the house and they will not let most people come in as they cook, its not trying to be a social space like in the USA. In Italy you always sit down to eat but outside whenever possible meaning you use the outside kitchen space. The little dining rooms to me are for breakfast / coffee not actual sit down meals. If you are a wealthy person from Milan which is a city you do not want to live in COMO as it is also a city, you want to live in a quieter village around the lake. I love lake Como but the city is not the attraction the tranquillity of being by the lake in one of the smaller neighbourhoods is.

    I happen to have incredible taste and I agree with much of what Arvin says... Overall just the kitchen needs redoing.. The bedrooms need a change in Wall paper etc.. but the main living areas are stunning.

    I'm willing to bet that the laundry & kitchen were flipped. The kitchen would've been next to the winter garden for fresh herbs in the winter. I also think that the current kitchen was probably a butler's pantry and they opened the arch from a serving counter or serving hutch. A formal dining space would never open to the kitchen. The cabinet hutch needs to go & table centered. You were served in this house, you didn't get up & down while eating in there. This is a home that I could definitely love and restore

    Stephanie's phrasing has improved (despite being programmed to make positive statements) while Ines's hyperbole is still embarrassing. Besides, her choice of shoes always distracts me. Of course this property cannot match George Clooney's because it's not really completely front line, but it must be a lot less expensive. I would love to see an episode with Arvin and Stephanie together--what would Arvin wear?

    “Julius Caesar did not do the renovations” is hilarious and I would certainly hope not. This home needs all kinds of help. Great lot to me as I like the tiered design down to the lake. It adds elements of privacy and separation. Pool hedges must go for sure. What’s this place worth in USD?

    I have to admit that your videos are fun. And I enjoy all these snotty people agreeing with you. But in reality, maybe 2% of the population can buy these houses. So us 98% will continue to love Enes tours and then some will enjoy you cutting down that 2% could would buy those houses.
    I would like to see you do videos on houses you like and think are worth the money.

    The first flaw you made was saying about the second level looking over a roof line well If you did your home work you wold know that If your home Is not on the very top of the hill or moutain or right on a lake or a river you will see the roofs of other homes. 2 the house was built in the 18 hundreds so why In the world wold anyone put a basketball court on a old world property souch as that home I wold be out of place.

    The wall paper makes me think more of what I would found in UK. Maybe some british owner before.
    The way to make bathroom is not a European stuff, it's just an old building stuff... Back in time they didn't have bathroom at all and with our new usages in those old building they had to make bathroom and restroom where they could considering that many of those building are not easy to modified. This is why I don't usually like old buildings... Many are just not made for modern life, but sometime you can transform them for the best, enjoying the best of both life, but it's not possible all the time and is in any case, very expensive to do. So it's more some kind of compromises.
