It’s simple DR has endorsed capitalism. Their political process with peaceful elections has produced investments. Likely the happiest plp on the planet plus great weather. Canada has been moving left so not surprising.

Gone are the days where a quality of life was not possible in developing countries. The DR like other countries are catching up really fast in every aspect of the social economic scale.

As of 2024, the Dominican Republic's economy is growing faster than Canada's. The Dominican Republic is projected to have a GDP growth rate of 5.2% in 2024, driven by robust exports, tourism revenue, and prudent fiscal policies. In contrast, Canada is expected to see a more modest GDP growth rate of around 1.5% for the same period [[❞]](www.imf.org/en/News/Articles/2023/07/26/cf-dominican-republics-income-convergence-signals-path-to-advanced-economy-status-in-coming-decades) [[❞]](www.visualcapitalist.com/gdp-growth-forecasts-by-country-in-2024/) [[❞]](www.allianz-trade.com/en_global/economic-research/country-reports/Dominican-Republic.html).
The Dominican Republic's economic growth is supported by its efforts to maintain macroeconomic stability, despite challenges such as high public debt and dependency on oil imports. Conversely, Canada's growth is tempered by global economic conditions and internal economic factors, resulting in slower expansion compared to the Dominican Republic.
This difference highlights the Dominican Republic's dynamic economic performance within Latin America, positioning it as one of the fastest-growing economies in the region.

I find your thumb nail offensive. I was considering investing in las Terrenas with you but your bashing my country so I will look for another realtor. How can you compare the DR with Canada.
Keep your personal beliefs to yourself especially in business. Good luck.

Why are you angry? He did not offended by agreeing to invest because of the good living quality of life in our country. I really do not understand. Maybe you are not a Dominican, solo envious!

LOL. Yes please find someone else. I am transparent and straightforward. You want a broker to tell you what you want - they are dime a dozen my friend. Have at it. Canada falling apart before your eyes. There is a major melt down in the economic and social fiber of the country. I was born in Leamington Ontario - I am Canadian. I am seeing how the country has lost site of what's important. Our people are suffering. Small business owners are being decimated. We are feeding crack cocaine and heroine to fuel addictions. Our city is polluted with people functioning as zombies. Then we have sky rocking cost of living - home prices are not sustainable. No-one can afford them. People have 5 year terms on mortgages coming due that will bankrupt hundreds of thousands. You have a political climate that is treacherous. Sorry not being offensive - just telling you the truth. Like it or not my friend. It is what it us. I am happy you see tis and are considering to have a plan b. If you want to find the right property and be guided honestly we are you company. If you want a friendly Canadian expat broker to say 'yes sir as you wish' - then we are definitely not the company for you. I love Canada. It was my home. But the ppl you should be offended by are those leading the country into political and social destructive path they are...not me or my company. I am happy you left a comment like this as it gives the opportunity to be clear on what's is really happening in the world. Thanks for sharing :)

Hi Kash, I've always wondered what are the development codes and safety procedures when constructing these high towers? Any way you can give us a breakdown? Thank you

    • @stevegreene94
      @stevegreene94 2 місяці тому

It’s different by locals. Similar to the states, there are development codes in the city vs by the beach. And each province has its rules/regularions

In the Dominican Republic, construction and real estate development are regulated and mandated by several government organizations. Here are the key entities involved:
      1. **Ministry of Public Works and Communications (Ministerio de Obras Públicas y Comunicaciones - MOPC)**: This ministry oversees the planning, construction, and maintenance of public infrastructure, including roads, bridges, and public buildings. It sets the standards and regulations for construction projects.
      2. **National Housing Institute (Instituto Nacional de la Vivienda - INVI)**: INVI is responsible for developing and implementing housing policies, as well as overseeing the construction of social housing projects.
      3. **National Office of Evaluation and Supervision of Engineering Works (Oficina Nacional de Evaluación Sísmica y Vulnerabilidad de Infraestructura y Edificaciones - ONESVIE)**: This office focuses on evaluating and supervising engineering works, particularly concerning seismic vulnerability and infrastructure resilience.
      4. **General Directorate of Urban Planning (Dirección General de Ordenamiento y Desarrollo Territorial - DGODT)**: This directorate within the Ministry of Economy, Planning, and Development oversees urban planning, land use, and territorial development policies. It ensures that construction projects align with urban development plans.
      5. **Municipal Governments (Ayuntamientos)**: Local municipal governments have their own regulations and approval processes for construction projects within their jurisdictions. They issue building permits and ensure compliance with local building codes and zoning regulations.
      6. **Environmental Ministry (Ministerio de Medio Ambiente y Recursos Naturales)**: This ministry ensures that construction projects comply with environmental regulations and sustainability standards. It is involved in the approval of Environmental Impact Assessments (EIA) for large construction projects.
      7. **National Office of Cadastre (Dirección Nacional de Catastro)**: This office is responsible for maintaining the national cadastre and ensuring proper registration and documentation of land and property ownership, which is essential for legal construction and development activities.
These organizations work together to ensure that construction projects in the Dominican Republic adhere to national standards, safety regulations, and environmental considerations.

Love the DR, so much potential, it's becoming a mini superpower of the Caribbean and Central America region. Once the US hits a depression we will see a lot of capital flow into the country and accelerate its growth.

Exactly! I have told so many clients about this and it's critical people understand it. Have a plan b - I have been saying it for years. Glad so many of you have listened and invested in an economy that is on fire for coming years
