8 Reasons Why Your Home Is Not Selling
1. 0:17 - Your home is overpriced. Price your home at the market price or at the price that would result in the highest sales price.
2. 1:30 - Your home doesn't show well. Bulky furniture, dirty appearance, decluttering, and properties that smell bad are the biggest offenders.
3. 2:25 - It's difficult for real estate agents to view the property. Restricted times for showings can hurt your chances at getting as many buyers through the front door.
4. 3:26 - Your home is not being marketed correctly. You can't just put a home on the MLS. Your agent actually has to market the property.
5. 4:36 - Bad photos. Don't use your cell phone for listing pictures. Please. Use professional photography.
6. 5:35 - Not staged. Buyers have a difficult time imagining furniture in a room if it's not already there. Staging makes rooms feel bigger, looks better online, shows better in-person and can hide your home's weaknesses.
7. 6:50 - You're being unrealistic. Why do people keep offering a low price on your home? Maybe your home is actually worth less than you think it is and it's time to face reality.
8. 7:30 - You hired the wrong agent. Make sure you hire an expert, someone who knows what they're doing, and someone who is honest. Don't fall for gimmicks. If you go with the lowest priced agent in town...you get what you pay for...

BS i remodled my condo with stainless steel appliancesmable tops painted entire house had hardwood floor installed etc clean smells great and guess what?at 165000 where property is worth way more i had 1 offer from a investor everyone said the place location everything was perfect,so what gives?People are flakes and or not serious i have the best real estate agent and she shook her head she cant believe as amazing as my place looks no offers so bottom line is its a gamble your place can be on one month or six you need one right person to buy and its hard to find
If you don't mind sharing, what happened? We too have had 3 realtors and they, set the price, we lowered the price, put in paint allowances, it a clean well kept home. Its versatile as it can be used for business as well. My husband ran his business from the house as well. New roof, all maintenance kept with current records, we are just lost for words.
Won't selling at fair market price to companies like Opendoor, Zillow or Redfin bypass these hassles and issues?
I agreed with you up until the last one...you have to get experience from getting listings in the beginning...you gotta start somewhere so while experince could help...a hungry, knowledgable, action-taking agent like myself would beat an agent with "experience" . Also are you basing experience off of years in the business because that does not matter in real estate. There are agents who haven't had a listing in years unlike myself I got my first two listing in my first 35 days of being licensed and I'm going on day 37...long story short...if you out work the work, provide good customer service, and is communicating all issues with your clients you should be fine.
