In the era where are color variety exists, including mentallic home paint, and 50,000 shades of white..this room is not impressive. Everything should match flawlessly... This should be the room everyone walks in and gasps.

The Delivery of this is next level, cinematography that matches and catches the location as best as possible. Damn good job of everyone involved. I can´t imagine how the most extreme penthouses will look like in 50 or 80 Years.

Most modern buildings take under a minute to go to comparable heights, although the only building of this size ive been to the top of is One World Trade so its possible its not comparable in speed.

At last, someone who gets it. I read an article a while back with a similar lament, and in particular they cited Gaudi as a yardstick to compare modern architecture to. When you look at work like that and then these bland, insipid monuments to capitalism, it's quite depressing. Even the buildings of minimalists like Mies Van Der Rohe look positively festive in comparison. That's because they have an artistic intention, despite the surface similarities. Also, whoever buys this isn't going to _enjoy_ it, in the way that normal humans enjoy things. They probably won't even live in it, it's just another financial asset, nothing more. Sad.

I’ve read Central Park Tower, all window cleaned by car wash style, entirely automated window cleaning system on the building. I’ve read This all of the penthouse units share their automated power wash air dry cleaning, so no humans harmed on average 25 window cleaners a year die in Manhattan on their job in the sky . funny fact, Native American Indians, are the most prevalent nationality in High-rise window Cleaning business. The building is actually run by the homeowners Association and a management company & owner board of directors, made up of the owners that happens when there’s a certain percentage higher of owners versus the original builder sponsor, it switches over to the homeowners .There are people that maintain the mechanism, but no window cleaner is hanging off the side of-the building, it would be uninsurable,. crazy liability is not what owners are looking for ,with the wealthy owners of the homeowners Association. Endless lawsuits & liability-no one wants HOA can turn on and turn the cleaning running on auto pilot. The developer sponsors are responsible until there’s a majority of owners versus vacancies and unsold. HOA has ongoing regular control because half of the owners, live in their unit for more than a thirdof a year. I don’t think there’s anyone in the building that would wear the jacket or be caught dead in the jacket that Ryan’s wearing in the video doesn’t exactly match the style of the building to say Ryan’s a good realtor so he’ll survive no matter what he wares.🏆PKC

What tour? 90% of the space you did not see. Materials used? Who knows. Multiple prep rooms, shows none. His over dramatic droning on about how high you are is annoying AF. The worst tour I have ever seen. He showed 5 or 6 rooms and took 40 minutes to do it. I understood the view and height right away, 3 or 4 minutes was more than enough to get the POINT. Beyond that is condescending.
Buildings this tall often have major mechanical issues (just read all the articles about 432 Park Avenue). Ryan keeps talking about "there's no noise up here" but the opposite is true, because the noise comes from the building itself due to the wind which causes the building to sway. The walls creak and groan like galley ships. There are often flooding issues causing millions in damage and elevator downtime. Also how fast can you evacuate in a fire?
I liked the way you introduced this property as art, a trophy, since it is not a home - nor will it ever become one because it is far too large for it. These are builts for billionaires who would like to ¨add to their portfolio¨. Unfortunately for developers at this level: there are only 2688 billionaires in the world..... None of them dumb (or hire smart people) and all of them are offered properties 100 times a day. The record 2022 sale in NY was the $74m ¨Jala Penthouse¨ at the Aman New York - 6800 sft indoor space (= 40% vs this listing) - 3800 sft out door space ( = 270% vs this listing) Evening out the above, plus the many restrictions on Russian billionaires, plus the overall macro economy - I would be surprised to see this beauty sell for more than $125-150m in 2023.
forgot: considering this was built from 2014-2020, interest rates were probably 2% (max!!) for these huge developers. They also probably needed to only put up 20% of the total $3 billion (= $600million cash) to the financiers - meaning IF they pull off a $2.4 billion gross profit they QUADRUPLE their net investment and pay $48million interest a year... Now, let´s say that the non-residential part of the building is worth another $1 billion? Total worth $6.4 billion. Interest payments end up costing 0.75% of total asset value per year....in NEW YORK! Asset value increase will more than offset interest payments, and the net $1.8 billion ROI can be put to use to do this again, and again, and again.

Ryan, this penthouse would benefit from better than a lackluster tiny kitchen, grassy backyard with a pool, spa (hammam, sauna, cold plunge, resistance pool, massage room, gym), not withstanding public amenities,temperature controlled wine cellar room, cigar lounge etc., to really wow the potential buyer. Otherwise it’s just an investment which may or may not appreciate which may or may not compel one alone to part with a quarter of a billion dollars, just for a privilege to have a distinction of the highest address in the world. Another words the lack of peak of luxury amenities is almost screaming at the potential buyer.
Very dull. Quite a torrid and cold feeling throughout. multiple sitting rooms yet tiny bathrooms. Some of the worst use of space I’ve ever seen in luxury real estate.

Reminds me of a high-rise hotel I stayed at in Makati, Philippines. The floor to ceiling windows actually made me feel uncomfortable with vertigo. Not for the faint of heart. The beauty and wow factor is there for sure.

Ok, weird question, but how long is the elevator ride? And is there a generator to run the elevator if there is a power outage? Stunning building and views, and great presentation too.
Most modern buildings take under a minute to go to comparable heights, although the only building of this size ive been to the top of is One World Trade so its possible its not comparable in speed.
If there was a power outage, maybe just a couple days of walking up the stairs? 12 hours a day. 😂

The building could not be soulless and cold. The fact that we've gone from the renaissance to this shows how much civilization has gone backwards.
At last, someone who gets it. I read an article a while back with a similar lament, and in particular they cited Gaudi as a yardstick to compare modern architecture to. When you look at work like that and then these bland, insipid monuments to capitalism, it's quite depressing. Even the buildings of minimalists like Mies Van Der Rohe look positively festive in comparison. That's because they have an artistic intention, despite the surface similarities. Also, whoever buys this isn't going to _enjoy_ it, in the way that normal humans enjoy things. They probably won't even live in it, it's just another financial asset, nothing more. Sad.

I’ve read Central Park Tower, all window cleaned by car wash style, entirely automated window cleaning system on the building. I’ve read This all of the penthouse units share their automated power wash air dry cleaning, so no humans harmed on average 25 window cleaners a year die in Manhattan on their job in the sky . funny fact, Native American Indians, are the most prevalent nationality in High-rise window Cleaning business. The building is actually run by the homeowners Association and a management company & owner board of directors, made up of the owners that happens when there’s a certain percentage higher of owners versus the original builder sponsor, it switches over to the homeowners .There are people that maintain the mechanism, but no window cleaner is hanging off the side of-the building, it would be uninsurable,. crazy liability is not what owners are looking for ,with the wealthy owners of the homeowners Association. Endless lawsuits & liability-no one wants HOA can turn on and turn the cleaning running on auto pilot. The developer sponsors are responsible until there’s a majority of owners versus vacancies and unsold.
HOA has ongoing regular control because half of the owners, live in their unit for more than a thirdof a year. I don’t think there’s anyone in the building that would wear the jacket or be caught dead in the jacket that Ryan’s wearing in the video doesn’t exactly match the style of the building to say Ryan’s a good realtor so he’ll survive no matter what he wares.🏆PKC

What tour? 90% of the space you did not see. Materials used? Who knows. Multiple prep rooms, shows none. His over dramatic droning on about how high you are is annoying AF. The worst tour I have ever seen. He showed 5 or 6 rooms and took 40 minutes to do it. I understood the view and height right away, 3 or 4 minutes was more than enough to get the POINT. Beyond that is condescending.

Buildings this tall often have major mechanical issues (just read all the articles about 432 Park Avenue). Ryan keeps talking about "there's no noise up here" but the opposite is true, because the noise comes from the building itself due to the wind which causes the building to sway. The walls creak and groan like galley ships. There are often flooding issues causing millions in damage and elevator downtime. Also how fast can you evacuate in a fire?

Now, let´s say that the non-residential part of the building is worth another $1 billion? Total worth $6.4 billion.
Interest payments end up costing 0.75% of total asset value per year....in NEW YORK!
Asset value increase will more than offset interest payments, and the net $1.8 billion ROI can be put to use to do this again, and again, and again.

Ryan, this penthouse would benefit from better than a lackluster tiny kitchen, grassy backyard with a pool, spa (hammam, sauna, cold plunge, resistance pool, massage room, gym), not withstanding public amenities,temperature controlled wine cellar room, cigar lounge etc., to really wow the potential buyer. Otherwise it’s just an investment which may or may not appreciate which may or may not compel one alone to part with a quarter of a billion dollars, just for a privilege to have a distinction of the highest address in the world. Another words the lack of peak of luxury amenities is almost screaming at the potential buyer.
