You messed up when you were calculating the hypothetical death benefit after using the 30k for a down payment on a home. 1 million initial death benefit and borrow 30k does not lead to over 9 million in death benefits....more like 960k-970k depending on the structure of the policy.

1) What are the determining factors for how much you can charge for rent?
2) How Do you structure the interest rate and mortgage in a way that provides a positive cashflow.?
3) if you have poor credit and cant get a low enough interest rate or loan should you wait and improve the score, take out the loan, or look for private investors?
1) market value of same type of rental in same neighborhood
2)must have +$ after taxes, mortgage, insurance, maintenance

You use it as purely insurance, you cannot borrow against it. That can only be used with permanent policies like whole life and Universal.

Most use a 90/10 blended while life with a mutual company. BUT, whole life guarantees are dropping this year. My clients are switching to max funded IUL.

You'll be penalized if you touch the 401k before retirement age. I did something else, I transferred mine into an annuity and got 30% bonus on the amount I "rolled over" (I am also licensed financial professional in 17 states).

But property isn’t $150k anywhere where you could charge enough rent to make those margins. This seems nice and all, like I know this strategy is a respectable thing, but your omission of an explanation of risk and projection of 20% year over year ROI is dishonest, almost like you get a kick back from funneled business over to the ‘only guys who do it right’

Whole life insurance is a lot more like and investment vehicle than term which is more like actual insurance. The salesman will tell you “get whole life or you may never get a return on your investment”. If it’s primarily an investment vehicle you have to treat it as such. Unfortunately whole life insurance is a pretty terrible investment compared to stocks or real estate. I recommend term. You wouldn’t take out a “whole life” policy on your vehicle. Why does it make any more sense for life insurance? Buy stocks and real estate.
