    Great video, Darren! I am a life insurance broker and employ the same strategy for my real estate investor clients. Cash value life insurance is such a powerful tool when applied properly, but gets a bad reputation because of bad advisors pushing it on clients where term insurance would suit their needs much better.

      Hi Arthur, the idea is that by borrowing from the policy you get to benefit from both having the full cash value of the policy invested and generating dividends on a tax-deferred basis, and you have access to 90% of the cash value to invest in real estate or elsewhere.

      ​@@tylerholmes2553 Thanks Tyler! The ability to borrow money from an investment vehicle while that investment vehicle continues to generate compound interest on the full amount, and tax free to boot, is incredible, that's for sure. To be honest, I'm blown away that it's even legally possible. But, pound-per-pound, and, as mentioned indirectly in the video, the gains on real estate seem multiple times greater in terms of return on investment. Plus, the mass majority of the returns on real estate are also compounded and tax-free. Or at least tax-deferred, which I'm assuming is also the case for the cash-value insurance policy?? Having that said, it seems that you would make (and keep) much more money if solely investing in real estate. Mind you, I'm only half way though Darren's book right now, and unfortunately the first half only explains why the alternatives are a bad idea haha. Appreciate the discussion!

      Hello Arthur, as an IBC practitioner I know through experience how hard it can be to rewire your thinking. Simply putting IBC in first position will increase the ROR on any investment purchased. By now interrupting the compounding of the cash value you capture that return plus the return on your real estate. For example: lets say your real estate returned 15% net of tax, the way everyone finances this deal that is the total ROR, but, with IBC in first position, you can add say another 2.5 to 3% tax free to the same investment. That might seem like much but that is an increase of 14-17% on the same deal. If you don't want to make more money, don't do IBC!

    That was a pretty good explanation and the benefits of a Par Policy. They are costly and you need time to build up any decent cash value though.

    Hi! Thanks for the wonderful information.
    Would an insurance product like this one be suitable for a 24 year old who owns 2 residential properties, totaling 10 units? Should I wait to have a bigger net-worth? My buildings are worth about 900k$ and I sit at about 70-75% LTV. Good cashflow. Refinancing in 2 years.

      Caroline, the best company out there for IBC is Manulife. Lowest cost of ownership and most flexible structure, we use it for all of our clients.

    Please please take your money out of Canada real estate market, the time has passed. Canada is not good for real estate! Please please invest somewhere else or in another business 😊!
