Oh Jasper, be still my heart. I haven't even watched the whole video yet, but my heart stopped when I got to the bathroom. I knew I'd better pause the vid to hop over here to tell you how much I adore the tiles you used. But that isn't what's got my heart aflutter, it's because for the FIRST time EVER I see a bathroom that has a toilet that isn't squeezed into a corner or between a shower and/or tub and the vanity cabinet.
The reason this is even an issue is that anyone that is large in the hips or mobility challenged like in a wheelchair or using a walker, it is difficult or sometimes impossible to use the toilet. In addition to that challenge, it's terribly difficult to clean in those corners whether or not you have physical challenges. Thankyou so much...now I'm honna finish watching and be falling further in love with this home.
Wow!! Wow! & wow! This is such a stunningly cozy home. The facade is very similar to the house I moved into at 20yrs old when I got married. It was my husband's family home. The interior wasn't even close. I love your interior but would love to see pocket doors and a second point of entry so as not to track up the whole house when coming in from gardening. This is definitely going in my folder for top designs I'm considering.

What kind of refrigerator is that it looks older but I am sure it isn't please explain.
Love love this home. Only thing I would change are the doors, make them pocket doors to keep the rooms a little more open. Gaining even a “little” in a tiny home is a “lot”. Well done. Great design 😊

Pocket doors would require six inch walls, losing square footage.
@@crosisofborg5524Yes, but arguably the swing of the door eats up more usable sq.ft. and pocket doors can make a small area 'feel' larger.
Love the floor plan....I would leave the divider out over the washer and dryer.... it's very convenient to have a place to fold and stack clothes....taking the cutout would be helpful.

I second where someone mentioned pocket doors. The biggest change I would make would be making one of those bathrooms into a pantry instead.

This home is stunning. In these small homes I would like to see one room first for coat storage , especially linen cupboard etc my. These homes never have this kind of essential l storage.
Some of these suggestions are really good. Changing the laundry/bedroom door. My other idea would be to make the adorable front porch stretch across the entire width of the front of the home. Having a large, perhaps screened in outdoor area would make additional living area. 2 beds and 2 full baths with laundry is amazing in a footprint this small! Excellent

Love this is so beautiful. A few design questions 1- why brick 2- why storage not to ceilings 3- laundry room upper storage not in full of cut out. Was a great place.
This is absolutely a fantastic storybook cottage!! I love the layout and the fixtures/appliances. I would make a couple of tweaks, though. White cabinetry is the BANE of my existence! I really hate it because it is hard to keep clean, and it's just too stark and sterile. Now white countertops are fine, especially quartz, granite, marble, or other hard and durable surfaces.
I love that this is 2BR/2BA. It's an efficient design.

Lots of good stuff. I like the arrangement of the kitchen and it's visual separation within the space. There's a good laundry area. I like the multiple towel rails in the bathroom - the mirrored walk would freak me out!
Again I'm not seeing storage space for cleaning stuff - broom, dustpan, mop, folding buckets, gloves. I've seen some very nice narrow vertical pullouts with pegboard backs. These hold the hygiene materials without taking much space. A unit like this could go next to the fridge.

Great house ! It really is. The only things I'd need would be more windows in living room. Maybe a long narrow one, or more glass in the front door. Also, I'd change the main bathroom to position the shower on opposite side of room, and have the entrance to that bathroom more accessible to common area. Pocket doors are great, but sometimes limits the electrical outlets on the pocket part.
A large skylight in the kitchen would bring in more light and make the space seem larger. It also would not affect the aesthetics.
@@kathrynmetcalf1374 I used a solar tube skylight in the small kitchen in my 1930 hose. It gave lots of light without being intrusive.
I like the separation of the bedrooms as it adds to privacy in a small house. I think I'd add some funky colorful wallpaper somwwhere in the home to warm it up. Nice design and sufficient for 2-3 people.

If it were me, I would get rid of that wall between the laundry area and the 2nd bedroom and extend the wall on the fireplace side over and have entry to the laundry/bathroom door/ and bedroom in that one entrance. The door to that bedroom could be further back near the bedroom. End result would a wall with perhaps a little bit of storage or shelving in the laundry area.

In a house this small, storage is an A#1 issue and needs more attention in this design, such as using a full cabinet under the bathroom sinks

Entry to second bedroom I think is wasted space. I appreciate what you were trying to do though, but I think you can gain a bit more circulation space in a highly trafficable area by getting rid of it. You’d still be able to achieve seclusion by facing door towards laundry. The laundry nook could be enclosed completely with full height joinery panels so it’s completely out of sight.

Would of bumped out that porch more and made seats where the flowers are at the door..
A cute little place. The house has no chimney so the fireplace is a fake. Get rid of it. The living room is so small it needs all the space it can get. I'd consider extending it into the porch. I would move the secondary bedroom door to have it open to the laundry hall. That would give it better access to the bathroom. The house does not have the second means of egress required by most building codes. With some tweaks this would be a great house for a single or couple.
I agree about the fireplace. It should go away. Then lower the TV, Bracket the TV with a bookshelf wall, remove the bookshelf behind the sofa to gain another foot of floor space, put a seat or one-person bench with shoe storage to the right as you come into the front entrance, maybe with some coat hooks, move the second bedroom door back 3 feet opening onto the laundry. Switch the shower to the opposite wall, moving the sink and toilet toward the bedroom closet. If you use a pocket door in the bathroom, or a 24" swing door, you could make the bathroom and shower narrower, steal some space for a stacking or combination washer/dryer, and get a door to the back yard. I'd use a pocket door for the en suite master bath. Overall, more living room space, visually the bathroom is more tied to the living room and bedroom and less to the kitchen, and you get a second point of egress.
Now THIS is what tiny home neighborhoods could look like. Work in some smart landscaping and it would be sustainable in ways the cheaply made boxes are not.
I like the overall design inside and out of the whole house and although I realise the green is a pop of colour, I still think these white/fawn looking walls and furnishings are too cold. I prefer something more earthy with the furnishings if the walls stay that fawn colour. In the middle of winter that place is just to starkly cold. But yes overall I think this place has been well thought through. Oh perhaps I wouldn't have the furnishings near the low picket fence at the front. Just the sort of thing that would get stolen in no time in the real world.

Nice staging attractive curb appeal , but the reality is there is no storage in the bathrooms or even a space to set down a hairdryer or hair brushes etc. I didn’t see storage space for bathroom towels.
Adorable house but needs a 2nd exit for fire code.
I rather have front on side to not have sofa so close to fireplace and tv, could go on that wall next to door instead, it’s about comfort for my neck.

Love this home but I find the kitchen is too small for me.
Lose the big plants in the LR, and put in shelves, screen in the front porch, and no rocks in the yards mower throws then. Stacked washer/dryer. Combo units are horrid. Clothes take forever to dry.
