So many great ideas. The kitchen sink should be under the window and much larger. The small round sink is impractical for anyone trying to wash a platter or large pan.
Love the extra kitchen space. You can never have too much working counter space and storage. Needs a door to the back yard. It can easily be put in between the barn and laundry area.
This is one of my favorite so far. I would definitely install a larger kitchen sink and place it under the window, also in the guest bedroom I would have the door opening towards the wall. Also I would put an additional vanity basin the utility room. Thank you Jasper God bless you have a good day.

This is the best schedule I've seen on this channel so far. Very flexible, I think 1 more bedroom or study could be made in the attic, rear exit could be made. I would personally change the places of the bathroom that is next to the kitchen and the laundry room, and that can be easily done. My congratulations, fantastic floor plan!

Cute! Cut the front door to one. Bookcases on either side of the fireplace. Uneasy about a heavy hanging bookcase above the sofa. Pin up lamps there, so people can read.
I am buyimg a vacant lot hoping to build a small cottage/cabin on it eventually. Your videos are such an inspiration! Love this one, with a butler's pantry no less 😍! About the roof shape - it is super cute, but I'd go simpler for a couple of reasons. The valley between the two peaks would need extraordinary measures (extra high flashing etc.) to avoid roof leaks during heavy rains. It could cause ice dams to form in climates where weather is freezing. Leaves and debris could easily build up there to. Also, the roof looks so much like a chapel people might be wandering in to pray or attend service. Points for aesthetics, though!
Perfect. I would only wish for 2 things, 1. A combo guest room and office, wall bed? 2. A couple of hooks ot a coat tree at the front door. Ok 3. Since there is a pantry, I would want a dishwasher where the sink is and move the sink to under the window.
Jasper Tran , I love all of your designs for homes . I am just wondering how do we get the plans to build one of your homes . You have designed so many homes that are great for people who are in wheelchairs unlike most houses in America and I would love to have one of your homes . I call them homes because they are more than just a house . When I look at your designs I can imagine living in one of your homes . I would have to have one of your homes like this . Plus when I look that your homes I see that they are easy to heat and cool and they seem to be energy efficient . Which is great for everyone .

The main theme that I see recurring in these designs is that the kitchen sink is rarely centered under a window. Why not???? Most people enjoy gazing out a window instead of looking directly at a wall, and the light would be helpful for sink tasks...please reconsider this in future. There are several brilliantly designed smaller homes by Jasper Tran...do you think it possible to mix a few key features to create that perfect home? My husband and I are nearing retirement and will be relocating in the next year or 2 to a smaller home and an easier, more carefree lifestyle. Do you sell your house plans?
My husband and I are downsizing and want a home all on one floor that is safe. This is perfect. Would anyone have an approximate figure of what this would cost to build?
Rather than have the occupants of the rear bedroom traipse through the public area to reach the bathroom, I would make the laundry room into its bathroom. The present bath could be a powder room and laundry room, or the laundry room could be in the rear half of the pantry. Codes in many places require two means of egress, and a back door is easily added here.
Very cute exterior...storybook cottage. But inside there's quite a bit I'd change. This isn't nearly as good of a layout compared to your other designs.
For your American fans, could you please give square footage of your designs. If this home is for a small family, you'll need a larger sink--unless there's a dishwasher somewhere in your design. Otherwise, I love the house.

My thoughts are that the kitchen is not thought out well, the sink is not big enough to do anything with, not enough counter space and certainly with a space this size there are spaces that could be reconfigured to accommodate a better flow. The idea is cut for a cottage type of house but I don’t think it’s practical nor really necessarily practical for weather reasons.
This design is a dud from the get go. Start with the roof. You have two different places were a valley is formed along the length of the roof levels, and one has a gap between the two parts of the house. Difficult to build and impossible to keep from leaking. Basic common sense says water needs a way off the structure without getting inside the structure. The kitchen layout is a mess, and the pantry, while a nice idea, is really wasted space. It is not used to maximum benefit. Move the kitchen toward into the space, creating enough work room for a truly useful kitchen. Get the sink out of the corner. I would put it under the front window, as part of an L plan for the kitchen. Put a pantry cupboard on the back wall. Swap the family bath and laundry, make it a jack and Jill with access from both the living area and second bedroom. The big question is why are there no windows in the back wall of the house? There is also no direct access from the house into the back garden.
I wouldn't say total dud, but I agree with your ideas regarding the interior. As far as the exterior, there are ways to divert water that can "blend" with the roof and not upset the aesthetic look.
Hm. You enter right in to your livingroom. Look at the bookcase over the sofa. So bad feng shui. No one will feel comfertable under such a thing. I cant see the rest. Two big nonos just by walking in, iis tooooo much 😡
Agreed. Also, a lot of the plans with chimneys need a cricket to prevent leakage. But the plans are lovely. I'm not subscribed for nothing - I love looking at these plans.
