How We Do ICF Basements

Insulated Concrete Forms (ICF) have evolved over the past twenty years. Many manufactures of ICF blocks have either folded or been bought out by other companies. This may have reduced the competition but it has also concentrated the technologies into those products that remain. The best ideas have survived. Reversible forms are now a standard, but early on this was not true of all ICF's. Folding forms have also been around for a while now. This is one attempt to minimize shipping cost. Weight has never been a problem with shipping basically a Styrofoam product, but the sheer volume of ICF's has been a draw back from the beginning. To date I have not worked with folding forms.
The first time I used ICF's I was expecting it to fail quite frankly. But as I refined my approach to building with ICF's I gained confidence and far more comfortable with the products I have used. To date I have only had them blow out two times and both times it was my over sight; too much of a hurry to inspect the job before I ordered the concrete.
It might be hard to believe, but I have never had a customer that was unhappy with the finished product. Most say their ICF basement is the most comfortable space in their house. And yes, this is what is under my home also. If I were to build again today I wouldn't stop with the basement, I would take ICF's clear to the roof.
