Yeah exactly. I lived in a rundown complex off Greenway and 29th st. 2bd 2 bath Apt they were begging people to rent those units when I first got in mine. Rent jumped up from $600 to $1200 after new owners started buying units. Moving trucks were all over the complex for people moving out all summer long.
$1800/mo for this is ridiculous. Those roaches are big enough to be on leashes. Yet another no for me. What these landlords are doing isn't illegal, but it sure is unethical. I wonder how many landlords would live in their own property. Have a great weekend Super!

I ask a apartment complex manager why did the rent become so expensive, she said because all the california people are coming here and that's what "they" can afford to pay. They sell their home which they get a ton of money for come here live for cheaper and work from home with their calif. salaries. I said it's not fair we don't have those calif. salaries but Arizona is now charging us based on calif. salaries.
Good luck finding something less. The past 9 months rents for most have gone up $200-$500 over last year. Im grateful i did a long term lease so I dont have to think about it til next october

I've seen big roaches in empty apts and still rented. They often are not signs of an infestation, they just tend to be in empty ones...I never had a problem other than when there were the smaller ones...those are the ones that are signs of infestations...especially in the bigger complexes. I had one I lived in where it was so bad that one fell from the CEILING into my bowl of cereal! (smaller ones) and would come out of the ceilings when I would cook! IT WAS SO NASTY! I complained and complained but eventually just had to break my lease...years later I saw that that complex was demolished.

This isn’t bad. Overall it seems clean and you didn’t mention any smells. Often hugs will get into empty spaces. Doesn’t mean it’s infested. Just ask the owner or rental company to exterminate before you move in and just show you proof that they did. Safety is relative. Where one may feel safe after won’t. But no matter where you are you need to be aware and cautious. I think overall it’s a nice space.

Decent apt., no bugs, right next to work and I don't plan on moving anytime soon, lol. Manager told me there is a waiting list to get in, no doubt. Rent here in Az. has gotten way out hand. If my rent goes up (way up) next year I might have to consider the nomad life, ouch. Don't know how anyone can afford to live single with no roommate. Impossible on an average salary!

Super I was out in thw west and east valley last week and looked a 12 homes $1600-2200 and I am not impressed there was 2 that I could tolerate but most had bugs not well cared for and one had a squatter that slipped out the back door when I came in left it wide open. So my search continues can I have you look at some homes for me? I trust your judgement.

Rents have gone up everywhere since the pandemic. I was born and raised here however have lived in the Bay Area and Houston and traveled. You really need to learn the areas. Many that may look dingy have kept up properties in them that middle and upper class people have lived in for years. If you don't have children in school an extended stay Suite may be your best bet for several months as you are learning your way around. You don't want to get stuck in a lease of a place that you can't tolerate for a year.

I had to fly in. If you come here to do it, be prepared to run into lots of canceled showing appointments and be prepared to sign a lease 2 months before you need to move in. I had to. People rent units in AZ sight unseen. Crazy to me being from the Midwest but thats how they operate out here so things will get leased hours after you make an appointment to see it and the other person hasnt even seen it in person. 🤷🏽♀️

Big Super, aside from some slightly awkward height on the stairs and in the bedrooms, it's a place to launch from if you're just rolling into a new town. That price is a killer, and the owner really needs to exterminate and clean up the roaches. That's nasty, but I've seen worse areas and I'm sure it'll be workable for somebody. Thanks for sharing.

Many places to rent have outdoor laundry hookups and outdoor kitchens as well..it's interesting in that fact but many do so because of the heat. Lol. .AZ heat is unbearable ...so it's tradition to do as much outside as possible..it also allows for larger families to reside in the house...not uncommon for more than one family to reside in the same home.....even with just 1.5 bathrooms..... Just sharing.......

Honestly, roaches are everywhere in Phoenix. It's something you just have to get used to. Luckily I moved to Florence. New home built in 2020. Way way nicer.

It's pronounced "wecho" it is "huecho". They haven't flipped the radiation switches in the switchbox, on them towers, yet (Alpha, Beta, Delta, Gamma). The 5G Towers were put up, when we were on lockdown. That's a rough area of town. Not my first choice. I prefer Tempe.
Before I even made it into the house so I would be thrown off by the cinder block fencing in the neighborhood and the rental it makes it seem not safe I wouldn’t even go in .
That place is horrific and shouldn't even cost $0 to rent. These landlords can make the appropriate renovations and updates and won't have to do anything for another few years. They just don't care about people. It's all about money to them and they won't even do what's required to make a space/place truly livable. They are just despicable excuses for human beings.
You'd think at that price, the roaches would have been taken care of before your tour.? (And that trash outside makes the $1800 asking price for this less than desirable rental a non-starter). Does it include monthly foomigation clause? you couldn't get active rental insurance to cover your personal belongings due to the existing roach.."encroachments"!!!! .rental value for my assessment would be more along the $950, what were avgs from previous renters and was that cost of 1795.00 including utilities? A request..... In your estimations of future property rentals could you check/audit/research the details of the utility equipment . Primarily the age and are you aware of the classifications of the classes of a/b/c properties? This infor may be of use to some perspective tennant's as well...please and thank you
Well insomuch as you are East of Central, yes, east side. But McDowell is still south side! In Phoenix, south and west = yucky; north and east = better. There are exceptions of course. I’m from Mesa, spent years in Scottsdale and now live in South Mountain. I’m intimately familiar with Phoenix. That’s nothing to brag about! Thank you for showing what rentals are looking like here…..literally ALL of this city is super overpriced right now.
Are roaches a problem in AZ generally? Like some regions of the country just have them and it’s not a sign of the owners house hygiene. They’re not an issue in my area/state so if you see them they’re small and it is a reflection of poor house hygiene. There easy to get rid of now vs the 1980s when they were more common in poor homes here.

Not all of Mc Dowell is bad. Areas turn quickly here. Between 7th st and 7th Ave around Mc Dowell is nice but rents will be higher.

Many places to rent have outdoor laundry hookups and outdoor kitchens as well..it's interesting in that fact but many do so because of the heat. Lol. .AZ heat is unbearable ...so it's tradition to do as much outside as possible..it also allows for larger families to reside in the house...not uncommon for more than one family to reside in the same home.....even with just 1.5 bathrooms..... Just sharing.......

Honestly, roaches are everywhere in Phoenix. It's something you just have to get used to. Luckily I moved to Florence. New home built in 2020. Way way nicer.

It's pronounced "wecho" it is "huecho". They haven't flipped the radiation switches in the switchbox, on them towers, yet (Alpha, Beta, Delta, Gamma). The 5G Towers were put up, when we were on lockdown. That's a rough area of town. Not my first choice. I prefer Tempe.

Before I even made it into the house so I would be thrown off by the cinder block fencing in the neighborhood and the rental it makes it seem not safe I wouldn’t even go in .
That place is horrific and shouldn't even cost $0 to rent. These landlords can make the appropriate renovations and updates and won't have to do anything for another few years. They just don't care about people. It's all about money to them and they won't even do what's required to make a space/place truly livable. They are just despicable excuses for human beings.

Does it include monthly foomigation clause? you couldn't get active rental insurance to cover your personal belongings due to the existing roach.."encroachments"!!!! .rental value for my assessment would be more along the $950, what were avgs from previous renters and was that cost of 1795.00 including utilities? A request..... In your estimations of future property rentals could you check/audit/research the details of the utility equipment . Primarily the age and are you aware of the classifications of the classes of a/b/c properties? This infor may be of use to some perspective tennant's as well...please and thank you

Well insomuch as you are East of Central, yes, east side. But McDowell is still south side! In Phoenix, south and west = yucky; north and east = better. There are exceptions of course. I’m from Mesa, spent years in Scottsdale and now live in South Mountain. I’m intimately familiar with Phoenix. That’s nothing to brag about!

Are roaches a problem in AZ generally? Like some regions of the country just have them and it’s not a sign of the owners house hygiene. They’re not an issue in my area/state so if you see them they’re small and it is a reflection of poor house hygiene. There easy to get rid of now vs the 1980s when they were more common in poor homes here.
