$3M gets you a nice house.... In the middle of bumfuck nowhere. I haven't seen a $125k house in at least 20 years in my city (Montreal). The prices are all going up and they are easily in the over 1M now... even in the surroundings of the island, the cheapest houses start at 350k to 400k.... but it's like 45 minutes to an hour away by car away from the city(we measure distance in time in Canada)... And while they are not 1 bedrooms, they are old and dilapidated, requiring at least another 100k to fix up.
Yeah, my house was $100k like 10 years ago, shortly after the housing bubble, and it smelled like cat piss because the previous owner didn't take care of their pets. I've spent probably close to $50k on the house by now, and it's finally in pretty good shape. The best you can do for $100k now is like a trailer, maybe a double wide if you're lucky.
This is so baffling to me! I can kinda see it in the big and popular cities, but the US is honestly so large that I can't wrap my head around these prices. Is it the actual house that's so damn expensive (like, building costs) or is it the property?

$2M on the San Francisco Peninsula gets you a tiny 1940s house with original thin windows, fire-hazard wiring, and zero insulation. 25 years ago my family's house was $300K. Most of the houses in my neighborhood are $2.5-3M because they've actually been kept up to date, unlike ours (remodeling service rates have skyrocketed too). It's crazy how so much money will get you so little in my area.
