Hey Christian! It's not entirely straightforward because half of our property is a parking lot and not buildings, but there were still plenty of costs involved in excavating and laying out that half of the property. I think our final cost per sq ft (not including any square footage from the parking lot) was around $76/sf. When we build out phase II, which won't require much front-end work, the cost per square foot will be WAY less.

Do you really actually need to hire civil engineers for this? Seems a lot of it is common sense.
Oh yes. The civil engineers had a sizeable job to do on this one... a lot more expertise than I had on my own.
