If it's your first property, you don't own another house at all, then buy it even if you have to get loans for it. Put it on rental when you are relocating away to a far away place ... You pay rent that you get as rent for your property equalised there.
In case you can't repay the loan then sell it, and keep the cash for future.
I got a house 4 years back before the pandemic for 40l and now it's price is 60l in market ... So if you don't buy it, will regret in future for sure esp when India population is further poised to increase.

Commercial property definitely earns better but has following cons
1. Whole idea depends on who owns that building is it trust/ pvt / Society which decided ur property tax and maintenance which affects ur IRR directly
2. Pre occupied lease contract with original leassor.
3. If the property is sector oriented it can be risky in long run. eg IT sector moving to work from home.
4. It may not be that easy to resell such property as only 1 or 2 main stream brokers are available in mkt whi can pitch such property

For 25lakhs you can buy actual office space of 400sqft with 45sqft rental or else buy a studio apartment with 6% rental atleast 12% property appreciation. In acse of emergency LAP loans for business.
you wont get 6% it will be 3% rental. And you can buy studio apartment at 25 Lakhs also we can[t buy office space on that price we need minimum 1 to 2 CR

Bro it depend on area also. Let me take example of my city. At prime posh location 2 BHK will cost around 80 to 70 lakh with 800sqft area, now move little aside it will cost around 50 lakh move little bit more outside then it will be around 40lakh more outside than it will be around 30lakh and the outer ring of city(far from highways) it will be around 25 lakh.
In tier 1 also you can have 1bhk in 16 lakh. That too in a community.

Sounds fantastic but what’s really happening is 120 sq ft is being sold at Rs 15000, what’s hidden is 120 sq ft has 40% common area where it should be 25 to 30%, ( loss of 10 to 15% here), 4000 is being charged for amenities.
So the buyer is buying 72 sq foot carpet area, which is 100 sq foot saleable area which costs 850000 lkh property for 18 lkhs . Biggest ponzi scheme
So not only is the payment price high, but we get our own money back. But not the asset
