    I'm privately-financed
    Don't find a lot of that in the u.s.a.
    most people are not willing to risk
    I put $17,000 down when they wanted $20,000 but they didn't lower the price either
    almost paid off
    eight months to go of seven years
    a quick term the only way you should Finance
    It would be great if there was more information on these and more of them

      @tw4943 it was a private owner.
      Are you interested in buying this home in Winnemucca NV?
      I can Finance it myself.
      I'm the owner now.

    global mortgage requires a minimul loan of 250k dollars. what about for smaller loans for cheaper houses say a 50k house with 6k down?

  • @jongabrielsen3868
    @jongabrielsen3868 2 роки тому +1

    What % down for Global Mortgage? Is Seller Financing like "land contract" in the USA? Interest rates are high historically in Latin America because inflation has typically been higher. The only thing that matters is the 'real interest rate' (Rate minus inflation).

    • @fletcherwheaton
      @fletcherwheaton  2 роки тому +1

      Global Mortgage/Moxi will finance up to 65% of the amount depending on credit score. Seller financing is rare, usually 5% and only for 3-5 years. Mexican getting a mortgage now would be paying around 10% or 11%

    Hello, if we buy $90,000 property in Cabo, could we get financing too? Is there a minimum loan amount that we have to take out?

    • @fletcherwheaton

      Most expat lenders would have a minimum lending amount of 100k.

  • @StreakLife

    I looked up global mortgage and it seems they want a minimum of 35% down and a minimum 150k loan. I’m 24 and I can’t actually afford this😅. It’s all good I’ll keep looking once I officially move to Mexico. Probably later this year. My price range seems to be a maximum of 1.8 million pesos. (For now)

      Do you have a credit history in Mexico? Borrowing from a Mexican bank would have significantly higher interest rates than the US. If you don't have credit history here or a taxpayer ID, that option would be out. Moxi (formerly Global Mortgage) and Intercam are the most popular options for expats here.

      Very few Mexican banks will lend money to a foreigner who has no income history/credit history in their country. Plus they are expensive 9% + interest rates right now.
