If you're going to put someone on a deed you need to marry them first so you can have the option of a courts to divorce. A divorce court would order the home to be sold and proceeds split without her having to agree to sign. She is never going to sign, ever, and his bet recourse now is to let the house be foreclosed upon, which will impact his credit.

I will never understand men sharing a large financial risk with a woman not his wife. I had a friend who dated a woman, who had a child. He bought a house with her. When the relation ended, it was a FN nightmare for him to deal with separating from her, the kid, and the house.
It was kind of a cool house, too. Built during Prohibition, it had a hidden distilling room and a safe built into the wall. The hidden room was re-discovered by a previous owner when their car fell through the garage floor into it. The house also had the tallest tree in the county, which my friend had to deal with because it died on his ownership.
