Never call the police ! You take them and physically throw them out of your house. Then when you are standing in your house and they try to force their way in , Florida is a stand your ground state .

NEVER call the cops! You don't want any records of them being in your home so when you take action they can't do anything back. That's what squatters want to happen, alert the police, now it's established that somebody is in the home and if you do anything to them you're going to be liable. What the police don't know, they can't do anything about.

I was wondering the same. You have real estate taxes receipts, utility bills, bank statements. These serve to prove your the owner for starters.

Squatting is considered a gross misdemeanor in Nevada. The penalty for squatting is up to 364 days in jail and up to a $2000 fine. If you have been arrested and convicted previously of squatting on 3 or more occasions than the squatting charge can be considered a class D felony.
Whoever came up with these laws against the homeowner is insane. You work your entire life to get a home and some lowlife can just take it over move in like it’s theirs somethings wrong with this picture.

My wife and I had a tent that stopped paying rent here in Sacramento. My wife went in to file eviction papers and she quickly learned that the system was not set up to help the landlord. There were places for tenants to go to be trained on tenants rights and how to fight eviction but it was a bit of a battle for her to find help to file the paperwork. Once that was done we went to court and got a judgment against the tenants for back rent and damage but the judgment had no teeth. We were told there was no way to make the tenants pay the judgment and at the end of the year you had to refile to keep it on record.
And I don't know how it is and other places in the country but no you cannot turn the power or water off. You know that office that resisted helping my wife file eviction papers ? It will be all hands on board to help your tenant file the paperwork to take you to court, and they will win.
My question is if you stop paying for water and electric and the company shuts it off is that illegal too? I wouldn't pay those bills if I couldn't live in my house. They couldn't force me to pay because I have no money. I can barely pay my heat and water why would I pay for a stranger to live in my house. These rules are outrageous.
This is why you should always be friendly with two or three motorcycle club riders. You can ask them, politely, to go and have a word with the squatters and explain to them the error of their ways. After the squatters have run away, you can then go in and change the locks.

Oh man, this subject matter really upsets me. Giving more rights to the squatters than to the owners of the property, is a real problem. When is our legal system going to protect people who pay taxes and follow the law? I can't believe this is acceptable!
It's because the existing laws were never set up to address something like this on this huge scale when they were written. They are using tenants rights laws to apply to non tenants for starters.......

Happened to me in Illinois. Took me almost $2,000.00 and 8 months to get them out. They destroyed everything I owned and I mean I didn't even have a coffee cup left. Great grandma's things- from Ireland around the late 1800's- early 1900's was gone, my deceased parents items - all gone. It almost destroyed me mentally.

I’m glad a light is being shown on this. This has been happening in Michigan for years. Instead of protecting the homeowners who pay taxes they’re being punished and left with the bill of thousands of dollars not not mentioned the mental stress and trauma.
The only way it would change is if politicians and Bankers had squatters on their property
bankers want the property.. for the land.. houses to be demolished.. we live in a disposable world. private homes are on the hit list. smart cities re more "sustainable"

The bankers have problems with squatters and go thru the same process in trying to remove them. It is expensive and takes time to remove them. During the pandemic no would remove them. Bidden made it against the law to remove non paying residents. During that time it was legal to stay and not pay.
I was once a landlord renting a condo in the State of CT. The Judge was so one-sided in favor of the tenant who destroyed the premise that I will never, ever, be a landlord again. And yet there are those who wonder why this type of housing is in short supply.

We knew stuff like this would eventually become a problem. We've always been home bodies, only going out of town for short visits to family. However, 3 yrs ago we decided to refrain for going on vacation or any out of town trips. Thankfully, my husband works remote & I'm physically unable to work other than becoming a homemaker w/o heavy lifting. We NEVER leave our home unattended. One of us is ALWAYS at home, we have multiple security cameras that give us movement alerts on our cell phones, a big screen monitor in every room with a view of each outside Camara, & extra locks on doors. It's sad to have to go to these extreme measures.
There are people in every city that will do an overnight eviction for a few hundred. Those people do not, however, take credit cards.
And no receipts !

Speaking of going on vacation, here’s an obvious safety tip! ONE SHOULD NEVER post on ANY social media site that they’re going on vacation! You might as well be sending invitations out saying “Come on over, my house is empty! Steal anything you want!”
Also might help if you make a video of you in your house packing for the trip. Just keep it on your phone. It's date stamped and this should clearly show that you did not ABANDON your property. Squatters rights only cover ABANDONED property in most states.

Never broadcast in real time that you're driving, flying, or floating, who you work for, your real name, and other people's real names, addresses, and employers except when they're public about who they, what they do, and where they are about advertising their business. You tell everyone here in America, I'm flying out to Thailand for 2 months to soak up the warm cultures of SE Asia, and you probably won't have a home to come back to nor a job either. I was able to do things like that in my life being single and teaching English while not keeping a home opting for storage of personal items I wanted to keep in America. I don't travel anymore for I no longer feel safe, but people still do anyhow even if there is war risk and China is being all scary.

Just a couple days ago I had a guy try to tell me he lived in my house. He had been on my elderly neighbors porch as well. I quickly set him straight and told him to get walking and keep walking. Just in not so polite terms. I'm not having this crap in my neighborhood period.
The fact you can get arrested for taking your property back is absolutely mind-boggling. Law abiding citizens have been failed by the state.

England has the same problems, you go on holiday people break in your house change locks and police won't arrest them, if you break into your own house and remove the squatter you get arrested.
Best thing to do is this, break back into your house and don't call cops, remove the squatter, make a phone call to the cops and say someone's broke into my house while I'm sleeping and hit me over the head, I fought them out, simple as, also make sure you call a few friends over to cover the story,
Your friends can even say they were in the house with you staying over and the person broke In while you were all sleeping.
This is serious but this things can't happen in 3rd world country

I once had a tenant that was not paying rent.
She was leaving for a weekend. I hired a couple of guys to empty the apartment and put everything in dumpsters that were at least half a mile away.
Monday morning she called the police, I drive by and the police waved me over. I was read the riot act then the police asked me if I did it. I said, "No!"
It was over.

I almost got stuck like this when I mistakenly allowed a childhood friend to stay with me in my apartment while I recovered from abdominal surgery for a month (per my doctor suggestion that I ask if a friend can stay to help me walk and also walk my dog post surgery).
As soon as I felt better I told her and thanked her for helping me and told her I expected to be fully recovered within the next two weeks and that she could go anytime before then or at the end of the month. Two weeks before end off my notice to her she began coughing and saying she thought she might have Covid but refused to test for it.
A week later when I demanded she get tested she again acted strange. She immediately tried to squat and I later discovered she snuck in other ppl to stay in my attic! I had to have the police escort her out. But she immediately tried im to say she was a tenant to the officer and then yelled she was disabled and felt discriminated and also alleged she might be sick with Covid which meant I couldn’t force her out during Covid. The officer asked if she was on the lease and had a key. She answered No to both and the officer gave her 15 minutes to get what she can carry in her hands and leave peacefully with him. I’m glad i never gave her a key!
Here in Phoenix, AZ, I met a 24 yr old lady, kindergarten teacher, whose live-in boyfriend squattered her home from her, and now she is homeless. She was using anxiety meds and couldn't fight it.

Option number 4. Give the squatters 24 hour notice that you will be making "necessary repairs to the property" and that you will be accessing your property to do so. Make the situation very obnoxious. Turn off the power, etc. Let the repairs drag on like a public works project. Part of the necessary repairs should be new door locks. Tell them there is a key deposit. $4k.
Unfortunately, that only works if the squatters like peace and quiet.
Last bunch of squatters I interacted with had trash and feces in every room, along with drug paraphernalia all over the place. Electricity and water had been turned off for weeks. Didn't bother them one bit.
Cut off the electricity and water for starters.

Happened to me.. my duplex in Philly. It’s very real. They trashed the place. When they finally left we had to take out a 10,000 home equity loan and this was 7 years ago. We are still hurting from this. It was nothing but a small investment property that we literally made 97$ on.. we had to sell it before we foreclosed. Finally got new tenant in but we just couldn’t catch up. It was a nightmare

I spent some time locksmithing in Atlanta. Didnt continue my career in the area because I almost died a couple of times showing up to vacant houses with squatters

Because it’s considered a civil matter and not a criminal matter, the police cannot do anything. Unless or until there is an eviction notice issued by the court .

In Germany, laws are very much in the favor of tenants. If your residential tenant isn't paying the rent, it takes 6 to 12 months to get rid of them legally, and it costs a fortune.
Happened to me in Asheville, NC. He specifically knew all the squatter laws. It’s not hard to figure it out. Easy to get away with. Terrifying experience!!! Cops did nothing!!!!
It is way to easy to get the police to help you evict someone from your property. All you gotta do is make sure they have the proper paperwork.

Where I live, we have no problems getting rid of squatters!
Those squatters are no different than someone who breaks into any property. It is a CRIME, they should be arrested and taken to not just jail but PRISON. Not just regular prison. To a prison where they are put in a 3 foot x 3 foot cell and given 1 piece of bread and a 1/4 glass of warm water per day. A blanket on a concrete floor. They are STEALING from homeowners, they are thieves period. Homeowners have no choice but to go about it other means of doing it to get their homes back.
When your country is being squatted, families and houses ain't going nowhere to escape.
Tell it! I agree 100%. It's ridiculous that homeowners have to defend their right to their own property. Squatters are lowlifes who deserve that cell you mentioned.
Well you can always shoot them and then claim they were breaking into your home and you wanted to protect your property. Call the cops right after and you're okay. Easy peazy. Those squatters know all the loopholes in the law, but they don't count on the chance of meeting with god.

We have a major issue here in Indianapolis also especially on Southside. They the squatters caught a house on fire over winter almost completely destroying the neighborhood unreal

I live in Minneapolis. Crackheads, squatters, and killers roam the street freely. You can rob a store and no cops. You can run from the police and they won't even chase you. It's out of control.

Not exactly the same thing but I hear about a neighbor ranch stunned to see a group of "campers" on his land trying to build their own shack (yes, out of his timber). About a dozen armed wranglers confronted the 15-20 wastrels and gave them 20 minutes. At 21, the foreman opened their south gate, fired into the air and ran about 200 longhorns right into them. Destroyed one ratty car, their makeshift shed and other crap. Most ran or saved their worthless lives by leaping on an old harvester like a crowd of sinking ship passengers in shark waters. One fool made it to town the next day, walked into the sheriff's station and was immediately arrested. NOT advisable to do with any cattle herd but none of them were hurt.

I helped a friend clear out his rental home several weeks ago. It took the landlord months to get them evicted. The electricity and water had been turned off for weeks, and that didn't bother the tenants. The place smelled putrid and had wall-to-wall trash and feces in every room. Drug paraphernalia in every room and in the backyard too. And they had a kid living in the house too.
I can't imagine how a person can live like this.
The only thing worse is that they live like this on someone else's dime.
This is not a Dem/Rep issue. This is insanity! And this insanity needs to stop NOW! These laws need to be changed NOW before tenants drive every landlord out of business, trash their homes .. and then start squatting on legit homeowners properties.
I'm a house painter in the picture you show in the first 5 second I tell you that'll cost you about five hundred bucks to get that fixed and that's not including materials like sheetrock mud for taping floating screws mud for texturing and primer and paint. Because that kind of stuff takes time to fix and to make it look like it was never broken to begin with

My 77 year old mother was finally able to evict some non-paying tenets for damage (much damage) and back rent. Poor old mom was told by a law firm. "you can sue and you WILL WIN but you will not get a dime from them"
Welcome to our side if the world, Africa. We do not go on holiday without a house sitter. In my area if a house is abandoned it is bulldozed. In my street alone 3 abandoned houses were taken down.
Not just the squatters. It's the legal Section 8'ers too. Last bunch that lived next to me manufactured pharmaceuticals all day, and had them picked up by gangsters at night. It was like something out of a movie when the sedan pulled up at 1:00 - 3:00 AM, five guys got out, they popped the trunk, and my neighbors scurried out with all the boxes.
Wait for them to leave, then go in and throw their stuff out. Oh, and being armed helps when they come back.

LOL here in the Philippines? The land owner tells the squatters to leave. If they do not leave? They burn the home, collect the insurance and reclaime the property. Simple!
