      I am a landlord. Let me explain it to you. Police are not qualified nor equipped to determine whether any legal agreement exists, which party has violated it, etc. If there were no “squatter” rights, any unethical landlord could simply dissolve a rental agreement by falsely claiming to a 21yo beat cop that he’s never met the tenants and there is no agreement. Boom, a family is out on the street. I am actually an activist against our cities being trashed by homeless. But it pains me to see people on my side get all amped up taking ignorant positions that make us look stupid

    The way this was handled in rural Idaho: Owner arrived to his vacant house in the country, found the house broken into, found furniture in the home. Owner and his crew piled it all up outside and set the furniture on fire and guarded it with rifles. Squatters drove by, saw it and kept on going. That's how things get done in Idaho.

      Sounds like a nice place to move to after I inevitably become a crime victim living and working near a large city. I'm sick of it, I hate leaving the house now. All the "unemployed people" make everything miserable.

    Had a friend have some squatters move in one of his homes. The police stated there was nothing they could do because they were in the house so he had to get an eviction started that may take months. He just waited till they left the home(it took a few days) and he swooped in and put their belongings on the sidewalk and changed the locks. When they came "home" they called the cops and the cops stated to them there was nothing anyone could do because I was in the house with a ownership title and they had no property in the house. He said it was pure enjoyment sitting on his front porch drinking a beer watching the scum bags picking up their garbage and leave.

      The people staying in my property won't leave even after the court ruling. They kept stretching the moving date. I turned off the power breaker outside, they went out to turn it back on. I put a lock on the breaker box, they threatened to call the constable & to sue us. When they finally left, they purposely clogged my toilet with old rags & poop, in addition to the big mess they left behind. Some people are just bad to the bone.

    NEVER call the cops! You don't want any records of them being in your home so when you take action they can't do anything back. That's what squatters want to happen, alert the police, now it's established that somebody is in the home and if you do anything to them you're going to be liable. What the police don't know, they can't do anything about.

      Best thing to do take care of it your self.Had old house on a farm they began squating in , I seal it up left one door accessible, put up multiple signs on the property that it was going to be burned with time and datev, photographed it with time & date stamp.gave then 30 days then burned the house thier belongings and all.problem solved

    This is unimaginable. How the hell does a complete stranger (squatter), unlawfully enters a house, not owned by them, and be able to stay in it without any consequences or repercussions by law enforcement? So "Burglary" and/or "Trespassing" are only words at this point. Pathetic!

    Same thing happened to me, cops wouldnt do anything. SO me and my brother ran em out at gun point, one tried to assault my brother, and lost badly, tweakers stand no chance against loggers. Needless to say, they did not return.

    I took my rental house back from not paying. Stormed the place with 4-5 big friends and moved out their stuff before the police showed up. It worked.

      You were lucky not to have been arrested. That is how it was in NY for me. I hate NY. It was a year and a half before I was able to get the bum out and thousands of dollars in legal fees, lawyer etc. The stress was horrible.

I understand you legally shouldn't have entered, but why were the cops called and why couldn't they have just told the cops they live there and then walked right back in? If they weren't paying, I don't think that's a matter for the cops to investigate and do anything about, that'd be for the courts. So how exactly did you get them out and why didn't they just go right back in?
      Were these squatters who weren't on the rental agreement? If so, that makes sense then. But seeing as you said "not paying" it made me think they had a rental agreement but stopped paying and thus could have walked right back in.

    Had a situation where person wouldn't leave house so moved someone in (couldn't kick them out legally, but could move someone in with them) The person who moved in with them and shared the house made their life so miserable that they were gone in a week.

    1 of the key take aways from this story is for parents to always write up a lease for their kids in case the parent passes away and the house has to be empty for a short time. Squatters rights should not even exist.

    Another option, is to prewire your remote home or cabin with devices that are set off not unlike a siren that would drive them crazy to leave, alarms or screaming like someone else is inside. Basically a ghost scenario!

    We had squatters at a job site in Burlington Vermont. It took a whole day just to find all the needles in there. We had to baracade all of the first story Windows and door's.We took out 1.5 tons of garbage as well. It was the most disgusting thing I have ever seen. The worst part was finding a closet with kids toys and blankets that looked like they locked a child inside of. 😑😭

    This happened to a friend of mine in the winter in mass. He waited until they left in the morning and went and took off the front door and the side door and left with them. They left. Worth winter coming in for the day.

      Cousin of mine did the same to lowlife tenants who didn't want to pay rent. All of a sudden the rent money showed up, or they would leave.

      I know a guy who did this too. smashed all the windows in the winter. Then returned in a couple of days to change the looks and fix the broken windows. Squatters are lazy and won’t do anything to fix a property.

    Years ago this happened to a friend of mine's brother. The property belong to his brothers wife's parents, who were now in a nursing home. The squatters were originally hired through an agency to help care for the parents. After a few years of BS from law enforcement, about how their hands were tied in this matter( this is California by the way) my friend got involved on his brother's behalf. My friend made a few phone calls, and a baker's dozen made a short trip to the squatters residence for lunch. We had a great time, we even brought our own knuckle sandwiches. The squatters were so happy we were there, we even offered our service to help them move, free of charge of course.

    This also happened to friend of mine's brother who owned a fix up property and as soon as it was ready for sale, a group of squatters made their move in. He tried going the legal route but was cut off at every corner. He then went to a relative who happened to be a part of the 1% group and the relative took a few of his buddies with him to have a talk with the low life thieves. He said that one of the low lives was a real big dude who answered the door and when he saw a few more Harley's pull in the drive way, he decided it was time to pack his stuff and hit the road. The others saw that they lost their muscle and were gone by the next day.

    I’m Brooklyn, USA, born and bred, and I had a similar situation in a three story, six apartments building I owned back then in East New York (a rough hood). This lazy looking son and his elderly father ‘moved in’ to one of two apartments on the second floor and immediately refused to pay rent with the son daring me to do something about it, because the NYC landlord/tenant courts will protect his rights, being that my building is NYC rent stabilized and I would have to spend a lot of money and time to get him out. I told him that I’m not going to charge him for the broken window of the second floor apartment he is trying to take over without paying rent if he moves out right now. He asked what window, there’s no broken window? I told him the one he’s going to come flying out of followed by broken glass if he doesn’t get the f-k out! He moved out right away.

      We had a lot of this nonsense in the UK in the 1970s. When my parents lost a court case trying to evict a squatter who had taken up residence in my deceased grandmother’s cottage, that evening after the court case, a local policeman said they should have saved time and money by going down to the local pub and offering £500 to a bunch of local guys to “politely suggest” to the squatter that they should move NOW. In the event, the squatter suddenly left anyway, and the next we heard, she was in court again a year later for doing the same thing. Britain in the 1970s. Btw, we’re heading back to the 70s again, but that’s a whole different story…🙄🙄🙄

    Neighbors should form a homeowners organization within their community to safeguard themselves against professional squatters who trespass and illegally occupy a house and property. There are people like these much like looters in malls who say "they have the right to take stuff because they need it." These squatters should be in jail for trespassing & harassment.

      It's not illegal to damage your own house, right? If the squatter's changed the locks, make sure they are inside the house, have a few able bodied people ready to help, break a window or door, drag them and their stuff outside, fix the window/door and keep watch for awhile. What's the squatter going to do except cry?

    I had this happen to me. You are right The Police won't do a thing so I called Code Enforcement and they came out and kicked him out, they turned the power off of the house at the poll, they turned off the water and then locked it so it couldn't be turned on again without a special key.. The officer from code enforcement, called me and told me that the guy who moved into the house was down at our city hall trying to put the bills in my late Fathers name. When the agent heard this conversation he went into the office where you would pay your bill and arrested him on the spot. The he took out a crew to board up all the windows and doors. He put a large sign up saying NO TRESPASSING or else. Call The Code Enforcement in your area it is a city office but will come out anywhere in your town. They are badge wearing, gun toting real officers......

      There is a video about this situation. The Squatter is/was a guard at the prison. She had applied to rent the house, but bells went off for Flash and he turned her down. She moved in anyway knowing that he lived out of town. He went through months trying to get her out. And the only reason she probably left when he personally confronted her is she didn't want to lose her job. She is a lying cheat from the word go and definitely was taking advantage, not just trying to survive. Don't know for a fact, but she was probably evicted from her previous residence for being a bad apple, since she went this far. And she should have been arrested.

    When I was a kid in grade school, a classmate brought two hermit crabs in an aquarium for show and tell. We were happily observing them when the bigger crab came out of its shell to explore. We had to continue on with our class and when we returned to see the crabs, the smaller of the two took advantage of the bigger crab's exploration and promptly moved in to the bigger shell. It was funny to see the the bigger crab trying to get back into its shell, but the new resident refused to leave. This story brought back memories of that little incident. 😬

    Squatters rights are the most insane thing i've ever heard. The idea that someone can steal your house and the police will bleat about their rights instead of arresting them is utter madness.
    There's no protection for car thieves or bank robbers. Why do house thieves get rights???

    I'm eia senior without a home, I haven't been able to find affordable housing. But I would never break in to a home just because it's empty. It belongs to the seller or the realtor. How dare these fools do this. And don't understand why there's a law allowing it 🙃

    The squatter sits on you at your cost, running up the utility bills, then you have cost to file a complaint in court and cost to have the squatters served by the sheriff's dept. Then the owner gets to pay for all the repairs and cleaning… Even if you sue the squatter the only one that makes any money is the court(s) and the owner gets nothing because the squatter has nothing… THAT’S A GOVT SCAM!!!

    As of the first of January the state of Illinois has ended all trespassing rules. If someone decides to put up a tent in your yard, you have no right to kick them off your property. Get your chain link fencing and concertina wire before the state outlaws that.

    I had squatters. I arrived at 2 a.m. and used a Sawzall to cut the water supply line out in the yard between the meter and the house. When they called the water company. They were told "we're not responsible between the meter and the house". They moved on.

    My Uncle had a large dumpster delivered to his empty house, when the people left he and his son's put all their belongings into the dumpster, changed to locks and put up no trespassing signs on the property, when the squatters returned he told them they had 30 days to get their stuff out of the dumpster or it would be hauled away and that they should hurry because it was calling for rain in 3 days. His method worked knowing they didn't want their things getting wet and they were to busy trying to find a place to live and most of all they had no money to file any kind of claims in court.
