Thanks for sharing. It's a case by case situation based on the builder and the community and the demand. If your buyers agent is knowledgeable, understands the market, and what other builders are offering, there's always room to negotiate. Whether the builder agrees is a sperate question.
@@Banana69999 Recently $15-20K in incentives toward interest buy down and closing costs. Last year, I was even able to get $50K incentives for a home between $700-800K. It varies based on the builder and the market conditions.

For example, they may give you $3,000 off a $10,000 loan origination fee, leaving you to pay $7,000, whereas another lender may only charge you $5,000. So, it seems you are getting a deal, but with loan shopping and due diligence, you will see that you aren’t. In many cases the builder owns the lending company they want you to use, and, they won’t give you the same lending incentives if you don’t use their lender.

The builder pays the realtor commission, so how do you save something you weren’t spending? Also, the sales consultant works for the builder. They offer the least amount of incentives and you won’t even know it. 🤦🏾♀️
