They do have views which are fairly comparable to Dragon Ridge, but... $800K? 😆

Is it necessary to travel back and forth a lot during the whole process of finishing the construction? Or is it better just to look for an existing new recent built home?

I've decided on a new construction townhome, no haggling and it's new. I've notice that new build prices are continuously increasing. Should I wait until December to hopefully get some end of the year incentives, spec home deals, etc., that you've mentioned or should I go ahead a sign a purchase agreement while I can afford this home?
If you can get a good deal now, I would go for it. The longer you wait, you're not building wealth for yourself and your family. When you can afford it it is always a good time to buy 😉 December is a good month to buy spec homes, but right now in Las Vegas, spec homes are flying off shelves. Not sure how much inventory we will have this winter months.
What at the final walk you don't see every little thing but will notice things after being in the house? Have you come across a builder that will let you use his discount when buying appliances, lights, cabinets, and handels at the places he buys those or deduct the allowance? What if you don't need a loan? Do all builders have a design center? I'm in Oregon but relocating to Claremore, Oklahoma where I bought 3 acres I have no idea what I need to do to begin. When my husband was alive he took control when we bought our house I'm in now. I heard from a couple of people that live there that Kennedy Homes is a great builder. I went on his website and Facebook page to get as much information that I can. Can you let me know what all should we check on them like the CCB or BBB?

I bought a new construction in March,2023! Very happy, with a wonderful agent who saved me at lest $50k and moved closing date about two weeks early than original closing date! Communications with your agent and your agent focus on you like her/ his only client is the key.
Not true about having a realtor being a must. I had to let go of mine because I was doing my own negotiation anyway. In fact, the builder gave me 10k more when I dropped my Realtor.
You need to hire a realtor with experience and knowledge and you construction that knows all the right questions to ask when it comes to negotiations. I've always been able to win for my clients. Congrats on your new home! Hope you're happy with it.
No HOA....... To Many Karens and a lot ( Not All ) are rip offs ......Just Power crazy people with their Views..... Have had too many run ins with HOA'S trying to tell me what i have to like and do.... I will never again join an HOA or buy a lot next to one, Too much stress.

Realtors must and should Communicators.
They "should" but many don't. Being able to be transparent and communicate well is a key factor in being a successful negotiator!
