The condos are completely overpriced --- something the developer wanted. Make the entrance and amenities cool and "luxurious", because those can be shared by everyone. But the actual apartments are completely overpriced for the size.

Our biggest concern retiring from northern California is the smog issue in Bangkok. 200K+ baht a month is not an issue, just the smog. We don't know if the reports are true about it getting worse. When you first purchase a brand new unit, you pay a one time maintenance fund contribution of 600 thb per square meter of the size of the unit you purchased After that, the ongoing maintenance cost is 65thb per square meter of the size of the unit you purchase, per month, paid annually.
This building is five star but how can they maintain it over the years with such cheap management fees and one time maintenance fund ? I have a condo in Vietnam and we paid 2% into the one time maintenance fund called sinking fund and that is a lot more than what is required in Thailand by the looks of it . My building is 10 years old and the fund was invested at good rates at one time over 10% and now at 5 % . Yet we have to watch it closely as we have had major repairs and this fund will hopefully last a long time to have money to do major repairs. This building will not be funded in the future for major repairs but in the short term when it is new it is an absolute bargain at the price they are asking . This Condo truly is 5 Stars one of the nicest I have seen anywhere

For 200k+ thats a good deal, I could use some rentals there and a place to stay when I visit but I have to say the Four Seasons and Waldorf hotels are amazing.

It’s a very luxurious hotel/residence too but this one topped it and it’s not that really expensive so I wonder how much is the maintenance fee on this one.

Nice building! These units are very small by western standards. The first one is hotel-room sized. Fundamental problems with buying real estate in Thailand are lack of price appreciation, difficult resale and problems subsequently repatriating your money. But if someone loves it and wants to live there forever, have at it!
I personally agree as well that the units here are small. The condo is very popular among Asian buyers who seem to be fine with this size. That being said, I do intend on focusing on condos with larger units from now on. Regarding your other comments, I'm not sure if that's based on personal experience or from broad market data. If you look at a 20-30 year trend, of course the market has had corrections during recessions but you will also see an upwards trend. Just like any market, it depends on the timing too. Regarding the desirability of resale condos, last year there were a total of 108,090 condo transactions (+0.9% YoY) with a total value of 304.5 billion baht (+5.6% YoY). What you'll need are documents associated with selling the property: Copies of: 1. Property title deed that shows that the ownership has been transferred to the new owner. 2. The purchase agreement issued by the land department. 3. The receipt issued by the land department that sates the all the fees associated with transferring the property. Give all this to the bank when initiating the bank transfer. Note that you would want to do this at a bank branch that handles international transfers as they are familiar with the process and will be able to process it much faster than random banks. Is the depth of these pools in the High Rise Condo's in Bangkok around 1.2 meters and maybe You could include that in the pool information. The reason I ask is I'm 1.7 meters tall. The apartments are tiny - it would definitely be a NO from me - it explains the immense public areas - they are the places you really have to go to so as not to feel cooped up in your tiny apartment - great video though and lovely facilities
I wouldn't consider this a luxury condo. It definitely has luxurious elements but doesn't have the specs that would categorize it as a luxury class condo. For ones that are luxury condos, I'd say the gyms are still hit or miss. I thought the units offered were large and luxurious and similar to condominium facilities, but apparently not! No matter how luxurious the facilities offered, they still don't belong to you personally. This is the same as telling you to spend your time in public facilities and then sleep in your unit!

Daily rentals, including AirBNB, are generally not allowed. Only condos that have applied for a hotel license will be able to operate daily rentals, which is very rare in Bangkok. Of course you will hear of some people who secretly operate AirBNBs, but they are of great nuisance to neighbors. I for one will report any signs of AirBNB at my condo, as I don't like it either. The apartments are tiny - it would definitely be a NO from me - it explains the immense public areas - they are the places you really have to go to so as not to feel cooped up in your tiny apartment - great video though and lovely facilities

I wouldn't consider this a luxury condo. It definitely has luxurious elements but doesn't have the specs that would categorize it as a luxury class condo.
For ones that are luxury condos, I'd say the gyms are still hit or miss. Condos that have more comprehensive gyms include:

I thought the units offered were large and luxurious and similar to condominium facilities, but apparently not! No matter how luxurious the facilities offered, they still don't belong to you personally. This is the same as telling you to spend your time in public facilities and then sleep in your unit!
I'll speak from experience that many people like having a full range of facilities.

The mail room is very strange. You have to go down on the floor for opening your mailbox.
Mailrooms nearby the lobby is the norm for condos. Only residents are allowed upstairs.

It's one of the most searched for room type on the market. It's what many fresh graduates at the start of their careers can afford when they move here. Heck, the first room I rented was around 25sqm.

Daily rentals, including AirBNB, are generally not allowed. Only condos that have applied for a hotel license will be able to operate daily rentals, which is very rare in Bangkok.
Of course you will hear of some people who secretly operate AirBNBs, but they are of great nuisance to neighbors. I for one will report any signs of AirBNB at my condo, as I don't like it either.
