Bank statements will normally be needed when you're under contract for a home. Cash deposits are usually not allowed. Talk to your loan officer about how to source them

It really depends on the lender. I would expect they should be able to give you a CTC within 2 days of receiving all info needed. And they should be letting you know when. I’d contact your loan officer

Usually only one hard inquiry in the beginning and then a soft pull at the end. A good loan officer wouldn't submit your loan if they weren't confident in it getting approved.

Yay, congrats! Once you have an initial approval from an underwriter, things should go pretty smoothly. As far as when things are being looked at, you'll need to talk to your loan officer to understand the timeline they're on. New builds take a bit longer, not because of the mortgage process, but because the home is still being constructed.

Is it normal to submit earnest money before even knowing whether or not I'll be approved by underwriting? I feel as if they should have put me through underwriting before hand, that way I don't put all this effort into the house I'm under contract with.
I don't want to advise on if you should or shouldn't use an attorney; however, I have only ever had one client use an attorney. Your loan officer will be able to help you review the disclosures if you have any questions. Nothing is binding until you sign at the closing table. Everything you sign before that is a receipt of the documents.

Most of the time they do not. Collections above $2,000 on an FHA loan will need to be able to fit into your monthly debt-to-income ratio. If the estimated monthly payment doesn't fit in the monthly payment, they will need to be paid off.

The appraisal is normally done after the Conditional Approval and has to be done before the Clear To Close. The Conditional Approval will let you know if you will be approved/denied moving forward.

You can change, but first make sure that new lender will be able to hit the contract closing date. Then, let your agent know that's what you want to do and they can communicate that to everyone. Then, make the switch.
Ok I have a situation. I got preapproved for a mortgage loan and I’ve found the house. I’m going through the process, I put the house under contract, deposited the EMD and paid for the inspection. I just submitted my application but I’m nervous because about two weeks before I did the preapproval I applied for a business credit card through capital one and was approved for one with a 5k limit. Well I found out about a week ago that Capital one reported this card on my personal credit, and I charged 600 to it for my LLC. I was under the impression they would report to DUN and Bradstreet, NOT my personal credit report. So now this has hit my credit and it hasn’t done anything to my score, It dropped by 1 point, but I’m worried that the lender may see this if/when they run my credit again and it could be a problem since it wasn’t on my credit report when I did the preapproval. I’m kind of paranoid that this could cost me my mortgage loan if/when they run my credit again and I do not want to lose out on my loan because of this. I have not informed the loan officer yet. Any advice? (Btw, I have a full time job which is my main source of income but I do have my LLC established which I use to deposit money for my wholesaling real estate ventures, and it’s my LLC I applied for this business card for)
First, I wouldn't stress over this too much. $600 usually isn't enough to stop a mortgage from going through. Talk to you lender about it. Most likely, they will catch it eventually since most lenders monitor credit inquiries throughout the loan process. It's best just to be up-front with your loan officer so they can take a look and let you know (1) if it's even an issue at all or (2) a solution to fix the problem if needed.

Yes that's normal. There are contingencies in your contract that will allow you to get the earnest money back.
