    Just submitted all of my 'conditions' , took me 5days . Lender just submitted to underwriting for CTC this morning, hopefully i get the final approval and CTC within the next few days!! Im soo anxious!!!

      @@empoweredwithpurpose loving my home, been 15 months. Everything went well. Your loan officer & realtor are your two bestfriends during the process, just follow their instructions and it all comes together. Give them what they request at 'CONDITIONS' and you'll be good, once you get your final disclosures with closing date at escrow, you've got it! Congrats

    Shouldn't there be a home inspection before you pay for an appraisal? I wouldn't want to pay for an appraisal if there is a major problem like mold or foundation or septic system issues.

    Helpful! But when exactly do we submit the bank statements ?
    There’s some cash deposits in there and if I wait a couple of days, then it won’t show up on the upcoming bank statement ?

      Bank statements will normally be needed when you're under contract for a home.
      Cash deposits are usually not allowed. Talk to your loan officer about how to source them

      Yes you can! The final approval will always be subject to a satisfactory appraisal, but you can get all other loans conditions cleared before the appraisal.

    Thank you so much! Going through the whole process right now and this makes everything make more sense. Especially the different disclosures you get through out the process. On mine the initial disclosure had a different price then the 2nd disclosure I got. On the second one it was way higher. Is that common?

      It's possible for that to happen since they're estimates, make sure to talk with your lender about the discrepancy

    We got conditional approval the week before Christmas, the appraisal came back last week low ,the sellers decided drop to appraisal price but we haven't heard anything since, is that normal, I am super nervous 😬

    Thanks it really helpful indeed, my situation is I got CD (FHA) then UW asked for one more piece of doc, I provided yesterday. How long it takes to get CTC? Do I receive any communication when clear to close ?

      It really depends on the lender. I would expect they should be able to give you a CTC within 2 days of receiving all info needed. And they should be letting you know when. I’d contact your loan officer

    How many times during the loan process does the lender check your credit? One more question would they submit your file to underwriting if they felt not good about it?

      Usually only one hard inquiry in the beginning and then a soft pull at the end.
      A good loan officer wouldn't submit your loan if they weren't confident in it getting approved.

    Hi, we are purchasing our new first home. It is a new build and we are scheduled to close in December. I am a little nervous if there is any possibility of things going wrong. When do we know if our loan is being looked at by an underwriter? How early do we know if things are even closed to the final stage? Seems like the whole process is very lengthy. Thanks

      Yay, congrats! Once you have an initial approval from an underwriter, things should go pretty smoothly.
      As far as when things are being looked at, you'll need to talk to your loan officer to understand the timeline they're on. New builds take a bit longer, not because of the mortgage process, but because the home is still being constructed.

I re ceived my closing disclosure and my home is 345,000 im giving 10% down and to lower my rate they are charging me 11,000 i think that is so much do you think that is reasonable its going from a 5.0 to 4.0 and plus all the closing cost what i nee to pay is 47,600 please can you help me and see if its legit my closing date will be on Thursday. To mention that is already with the earnest money and the home insurance i paid that already.

    I am working with Chase as my lender. Is it normal to submit earnest money before even knowing whether or not I'll be approved by underwriting? I feel as if they should have put me through underwriting before hand, that way I don't put all this effort into the house I'm under contract with.

      Yes that's normal. There are contingencies in your contract that will allow you to get the earnest money back.

      I don't want to advise on if you should or shouldn't use an attorney; however, I have only ever had one client use an attorney.
      Your loan officer will be able to help you review the disclosures if you have any questions.
      Nothing is binding until you sign at the closing table. Everything you sign before that is a receipt of the documents.

      Most of the time they do not. Collections above $2,000 on an FHA loan will need to be able to fit into your monthly debt-to-income ratio. If the estimated monthly payment doesn't fit in the monthly payment, they will need to be paid off.

      @@HS-lu1ln There are two approvals on a loan. There is the Conditional Approval (where an underwriter says it's approved as long as you meet certain conditions) and a Clear To Close Approval. The appraisal is normally done after the Conditional Approval and has to be done before the Clear To Close. The Conditional Approval will let you know if you will be approved/denied moving forward.

    If I am in contract with a seller, and I find a more attractive rate from another lender is it okay to switch if I’m in the middle of the “in progress stage?” Will my realtor be able to communicate the change in lender to the seller to ensure proper communication?

      You can change, but first make sure that new lender will be able to hit the contract closing date.
      Then, let your agent know that's what you want to do and they can communicate that to everyone. Then, make the switch.

    Ok I have a situation. I got preapproved for a mortgage loan and I’ve found the house. I’m going through the process, I put the house under contract, deposited the EMD and paid for the inspection. I just submitted my application but I’m nervous because about two weeks before I did the preapproval I applied for a business credit card through capital one and was approved for one with a 5k limit. Well I found out about a week ago that Capital one reported this card on my personal credit, and I charged 600 to it for my LLC. I was under the impression they would report to DUN and Bradstreet, NOT my personal credit report. So now this has hit my credit and it hasn’t done anything to my score, It dropped by 1 point, but I’m worried that the lender may see this if/when they run my credit again and it could be a problem since it wasn’t on my credit report when I did the preapproval. I’m kind of paranoid that this could cost me my mortgage loan if/when they run my credit again and I do not want to lose out on my loan because of this. I have not informed the loan officer yet. Any advice? (Btw, I have a full time job which is my main source of income but I do have my LLC established which I use to deposit money for my wholesaling real estate ventures, and it’s my LLC I applied for this business card for)

      First, I wouldn't stress over this too much. $600 usually isn't enough to stop a mortgage from going through.
      Talk to you lender about it. Most likely, they will catch it eventually since most lenders monitor credit inquiries throughout the loan process.
      It's best just to be up-front with your loan officer so they can take a look and let you know (1) if it's even an issue at all or (2) a solution to fix the problem if needed.

    How much should I worry about underwriting? My closing date is August 17th and going through appraisal and underwriting process. I’m worried sick. I sent over my checking&savings statement (May, June). I bought about $1000 worth of carpeting tools🤦🏻‍♀️(Pinterest does it to you), new grill $200, and new tv $500.       Contact your loan officer and give them a heads up. They'll be able to take a look and help you change any plans if needed :)

      Buying a house can feel overwhelming and that's ok! When you run into terms you're unfamiliar with, it's a great place to start searching for those terms. That's the best way to learn :)
      One video, no matter who it's by, will cover every single term. Real estate is complex, and complexity can't be solved in one video.
