    There's a saying in Real Estate that when buying a property you should always considered "Location, location and location". You could always change the way your house looks but you can never change its LOCATION.

      Yes, based on my experience, properties in the Philippines in any location are (almost) ALL overpriced.
      Comparing with Thailand in places like Bangkok ($1700/sqm) condos and villas
      Hua hin ($300/sqm ) villas with pool
      Chiang Mai ( $1900/sqm) condo
      Pattaya ($1400/sqm) villa
      Pattaya ($3000/sqm) condo beach front

    Thanks Arch. Ed for the vid! Tama po na pwede i-verify sa Registry of Deeds kung tunay yung titulo. Pero pag di nakapangalan sa iyo yung title, kailangan po ng photocopy ng title na hinahanap mo (and ID + photocopy nung nag-ve-verify). Based po ito sa recent experience ko sa RD. God bless po.

    problema kasi dyan sa Pinas walang ESCROW company tulad dito sa US. Ang trabaho ng Escrow company ay sila ang nare research sa isang property kung legal ang titulo naisanlaa ba o nag aaway mga mayari kung up to date ang property tax. Ibig sabihin malinis na lahat bago pumirma sa deed of sale . Yon ang trabaho ng ESCROW company dito sa US

    May isang nakakatakot dito sa Pinas. Ikaw ang legitimate owner, may titolo ka at ilang taon ka ng nag babayad ng property tax!
    Tapos isang araw, bigla nalang na may darating na mga tao sinasabing sila ang may ari ng property! May legit silang titolo at ibang documents!
    Pag punta mo sa registry of deeds, magugulat ka na wala silang kopya ng titolo mo! At may kopya sila ng titolo ng tunay na may ari daw!
    Kahit may titolo ka, puwedeng ma nakaw ang property mo! Ganitong ka delikado dito sa Pinas!

      Totally true . It's called corruption.
      I was a big time importer .
      Someone used my company name and license to import without my knowledge .
      Eventually the BIR sued me for tax evasion based on importation I never made.
      Worst of all , the BIR told me that they know it wasn't me but they're asking for millions worth of grease money (bribes).
      In addition, the company that imported furniture using my company that doesn't trade in furniture, was importing illegal narcotic drugs inside the spaces of the furniture, ie, hidden inside the legs of tables and chairs .

    Ang problema sa Pilipinas daming mga landgrabber,lalo na at maganda ung location ng lupa tapos minana lang ung lupa sa mga ninuno na tax declaration lang hindi mapatitulohan dahil walang perang panggastos,bigla may magki-claim sila daw ang original na may-lupa lalo na at may malakas na koneksyon sa gobyerno.

    Filipino from California po. Ñew subscriber Architect. Just one important question regarding tropical architecture; Will it be strong considering that youll be using a lot of wood? The land is in Lipa, Batangas. Yung fear ko kasi is termites and bukbok. How is that problem solved? Thank you.

      Use wood alternatives such as fiber cement or composite panels that look like wood if you really like wood

      Hi. Pwede po kayo humingi ng Deed of Sale at Tax Declaration (sa kanya dapat nakapangalan). Tanungin nyo kung may encumbrance ba (kung nakasangla).

      Hi. Kung naka mother title po, kailangan i-subdivide muna yung mother title into the daughter titles bago ibenta sa inyo, lalo na kung portion lang nung land ang bibilhin nyo (hindi yung buong land na sakop ng mother title). Medyo mabusisi po pag naka mother title pa kasi kailangan I-partition (subdivide) pa iyon. Mahaba po ang proseso (Deed of Sale -> munisipyo - > BIR - > munisipyo - > Registry of Deeds. (Based po ito sa recent experience ko.)
      Kung naka mother title pa at portion lang ang bibilhin nyo, sabihin nyo po na asikasuhin muna nila yung pag transfer into daughter titles bago nyo bilhin. Pag maraming heirs (tagapagmana) yung mother title, kailangan pa ng extrajuducial settlement of partition (EJSP).

      Dapat po i-subdivide muna ng seller yung title. Kailangan nila gumawa ng Extrajudicial settlement of partition (yung pag parte-parte ng lupa) sa mga heirs/ tagapagmana. Kailangan din nila bayaran mga tax ng lupa. Pag meron na sila "daughter titles", yung lupa na may daughter title ang bilhin nyo. Medyo matagal po mag subdivide at transfer ng title. (sakit ng ulo. For me, hanap na lang ng ibang lupa - yung na divide na at may sariling daughter title).

      Need to double check that SPA kasi may mga issue din noon na yung ibang parties ay na forged yung kanilang signatures. Howevr, no problem naman siguro kapag kilalang kilalamo yung AIF and the other parties involved.

      Agree po ako dun sa sinabi nung isang commenter na I-check po ng mabuti yung SPA/ AIF. Mas maganda po na sa buyer nakapangalan talaga yung Deed of Sale para pag nagdaan sa BIR at Registry of Deeds (for change of title) ay iisa lang ang pangalan (yung buyer) - for consistency of docs.

    Paano po kung nakapangalan sa seller pero sa original eh sa namatay na nakapangalan yon lupa ano po ba yon pwede ba ibenta or binili na

      Dapat po ay ipa transfer muna yung title sa seller mula sa namatay nyang kamag anak. Dapat bayad lahat ng taxes (sa BIR & munisipyo).

      @@kitty_s23456 paano kung lupa eh mana sa ninuno ...lolo ng nanay ko ngayon binayaran nya yon amelyar ng 20 years tpos binigay sa kanya yon mana nya sa tatay nya kaso benebenta ng pinsan nya na anak nung kapatid ng kapatid ng lolo ko ano po ba ang karapatan nmin kasi namatay na yon nanay ko pero bago sya namatay sinabi nya na lahat sa akin ang tungkol sa lupa kaso sabi ng pinsan nya wala na daw lupa lolo ko pero bago ang lht binayaran na ng nanay ko ang amelyar ksi 13 years na hindi nabayaran ginawa nyang 20years kaso mula 1980 to 2000 nya pa binayaran ngayon sila na nagbabayad ng amelyar kasi hindi pa nahahati yon lupa kaso benebenta na nya yon ibang parte ano ba karapatan namin sana masagot nyo at salamat ng marami

    Sa amin po nakabili kame but installment bale mother Title. Di pa napakita sa amin yung title and peru yung seller is anak tapos may witness na kanyang kapatid at pumirma naman sa agreement kanyang mother.bale ng down lng po kame ng half kasi di pa nmin mabuo ang halaga pumayag naman sla. Di namin alamin ang mga tax. First time buyer kasi..

      Dapat ipinakita sa inyo ang original title. Tapos copy nyo po ang title number. Punta kayo ng RD.kuha po kayo ng certified true copy ng title. You’ll know po if the title is clean and no annotated memorandum of incumbrances/ like meron bang naghahabol or naka mortage.
      Check nyo din po ang property tax, kung updated.

      @@merlitajamilla4061 yun nga po first time buyer kame di namin alam galawan sa lupa kc gustong-gusto na namin mgkaroon din yung tito po ng asawa ko nag endorsed sa amin na may lupang benebenta tapos ayun go kame. Di nami alam na may proseso pala at marami ang titingnan like documents title . mga declaration tax or updated tax.. yun po.. bale di pa naman kame nkafull hanggang ngayon 130k po yun tapos nagdown kame ng 50k tapos nagrequest namn si seller additional 10k kame meron kame balance na 70k , mga next year pa po ma full kasi andto pku barko kakasakay ko lang..

      Naku malabong usappan po yan. Unang una po na requirement kung may binibenta na property ay title. Kung hindi po iyon maipakita, hindi po iyon pwedeng bilhin.

      May mga species po ng puno na hindi pwede putulinnang walang permit sa DENR like Narra, Kamagong, Acacia and other hardwood. Sa Quezon at sa Bicol bawal magcut ng puno ng niyog kung walang permit sa Coconut Authority.

      Pwede po kayo mag request ng copy ng title sa Registry of Deeds. Pero pag di sa iyo nakapangalan, need nyo po ng phptocopy ng title. Magdala rin ng ID & photocopy of it.

      @@victorinogarciaj.r6815 pag may encumbrance yung lupa, nakalagay dapat yun sa 3rd,4th or 5th page nung title. Pwde kayo mag apply/ request ng certified true copy ng title sa RD.

    Architect, puede na pong tirahan or ipaayos na ang property na binili kahit Deed Of Sale pa lang ang hawak nya? Sabi ng Geodetic Engr eh ipoprocess pa lang nila sa DENR for approval
