Now no one with basic income can buy house in GTA or anywhere in Ontario.. house market has gone up way up. For middle income or lower income it is not possible to buy a decent condo.
You are correct , you need a huge down payment.. big dollars..good luck to all.
8:10 both buyer and seller realtor get paid from the price you pay for the house . If no realtor is involved the seller would sell the house at a lower price. They factor in both realtors commission when they list their house. Realtors are trained to frame this information differently than what it is.

Dave Ramsey will not agree with the advise to buy a home instead of renting until you are able to pay cash for a home or way more than the 20% most people put down. What most people think is homeownership isn’t ownership what they own is a mortgage to a property owned by a bank for 30 years. It’s an extended lease from the bank that you’re responsible for maintaining

Houses are 650000 average Canada and 15 dollars an hour average. Millions out of work and Canada does not accept University or college from other countries.

Also it’s very difficult to find a job in your field when you come to Canada.. no experience , no job.. it’s sad.. many work 2 jobs in the fast food industry to survive here. House prices have sky rocketed..

Regular mortgage are tenured for 25 to 30 years. You can finish it early though!

All Banks follows same rates and policies. However, it is possible to ask them for price and match and change some conditions.

What if the bank declines mortgage on the basis of property, even if you have got pre-approval certificate from bank which is only taking in to consideration your profile only?
What would you do, if you have paid the initial deposit and you are stuck with the contract and no lender gives you money!
It will be rare for all lenders to decline you especially you had pre approval. If all are declining than that property is not worth what you are paying for.

In Toronto . To qualify a town home requires basic income roughly 180k . If u looking single houses. Roughly 230k annually.

Hi, yeah..
First of all good informative video and congratulations on your new house !!! you have achieve one of the biggest milestone in Canada :). I would like to point out here is the comment you made regarding downpayment of 20% vs CMHC insurance (less thn 20% downpayment) I took that as a negative way as a first time home buyer one should always go for 20% downpayment option. Whereas, CMHC for 5% downpayment is also a good option for the ppl who would like to buy the house but can't have downpayment of 20%. Though CMHC option comes with price but we pay that price for our convinces. The CMHC insurance premium can be build to your mortgage and you can pay as part of your mortgage payment. Though mortgage payment would be high as compare to 20% downpayment. Secondly, ppl who have good or average income and can afford the house BUT don't have downpayment of 20% CMHC is good option. But a point to consider here is CMHC option is given only for first time home buyer. If you are willing to buy another property (for investment) you will not be eligible for CMHC option. I hope that helps. I would appreciate if you can make a video on how to save / budget monthly expenses in order to save for downpayment. One more aspect or point here is one should always keep 2.5% on top of closing cost for budgeting purposes which would cover the moving and unforeseen expenses which you don't know. Thanks
Hi, thanks for watching our video and leave some valuable comments. What we find that everyone has their own strategy based on their financial status and budget, going for 20% down payment was ours. In our opinion, we would rather go for under budget house with 20% down payment v/s paying CHMC fee for over budget. We also agree that, CHMC is a good option for people with less down payment. But in the end of the day it is personal choice. Thanks for suggestions again.
