I wish these guys were here in Florida. Every place I've been to has the fast talking sales guy that you don't feel you can trust. I would buy from these guys and feel like they would stand by their product 100%. Honesty matters. Great job!
Then don't go with Clayton. Barely a year after purchasing mine it literally started falling apart. After contacting the main office a couple of times I was told it was all COSMETIC
thanks! we do the best we can which is very high quality but not perfect... sometimes as the house settles in the first year or 4 seasons of heat and cool there are some adjustments and touch ups that are needed :-)
WOW that was new and refreshing... I wished more home builders would do this year later follow-up. It helps to get reviews from someone that has lived in your product for year to see how the home holds up. Buying a home is a huge investment and it helps to get the best reviews possible. This was so helpful. Thank you for your transparentancy.
Thank you to the couple who allowed us to come into their home. It is a really fantastic home. I was especially “Wow’d” by that finished basement! I live in California and am not familiar with Buffalo Homes. The gentle,am who gave the tour was very pleasant and professional. It’s aces that the company has stepped up to take care of the various issues that have arisen in this family’s first year in the home.
Wow I love how honest the company is about having to make repairs, etc. I love to see integrity in a company. It’s not unusual for a house, no matter what kind, to have some things that happen over time that need repairs.
Hey thanks for the comment! We want to take the mystery out of building a new home. In the end it’s made of wood by people - both of which are imperfect. These are incredible homes and we love the construction method as it provided an incredibly high level of consistent quality. Thanks for the comment!!
Kudos to Buffalo Modular Homes for standing behind their product!!! I love the home. Very interesting watching the setup and the walk through a year later.
So what I like about "Buffalo Modular Homes" and this one years later walk through is that they're open and honest. The want you to know they're eager to learn and improve on their builds.... The minor problems seem to be a normal part of House Settling. You get cracks and such in the foundation and things.
These homes are sooooo nice. My wife and I were driving through NY and happened upon one of their display yards. Seriously - WOW! We were never considering a modular but we were thoroughly impressed with the layouts, designs, and craftsmanship. Good stuff!
I can appreciate the husband also commenting on expecting the settling too. When I re-did our 'entire kitchen' this past winter, we put new door's throughout and since, I've had to re-adjust or even take one or two of them off, to re-sand certain spot's, then touch up the primer/paint again. An inconvenience but not the end of the world. We have friend's/family both with brand new, gorgeous, very expensive, stick built home's, and everything is 'popping', 'creaking, loosening up, you name it, so really, ...I believe it will happen no matter what you have for a home.
Wow. I wish Buffalo Modular Homes was in Texas. I don't think I've ever seen this level of extra care service in any business in Texas. I suspect, your after care inspection and repairs, are routine for your company. The architecture and styling of the home is quality. Sadly, we don't get to see home designs, modular or custom built, like yours in Texas. I feel sad that I have to miss out on having my home built by Buffalo Modular Homes. 😔 Now, if I move...😏!! Lol. . I want to thank you and the family you show cased, for inviting us all in to watch. You are appreciated. Now, I can look at the homes that are offered where I live, with a more critical eye. I look forward to your next videos.
Impressed that this company cares about standing behind their homes and will fix things as needed per the warranty other builders might say there is a warranty but when you need them they have no ears to listen and don't take care of issues.
nothing is perfect :-) homes are made by people out of wood (both not perfect :-) but that doesn't mean it won't be great! this is a great home and these minor issue were easy to repair.
Thank you for doing a video like this!! So important to note things as the year goes on after placement. Tha k you to the family for also allowing the home tour. GOD bless you also!
A company that stands by their products will always have customers who will buy their homes. Fixing repairs within the time frame is always a plus too!
This house was really nice! Although, I still think it has the look, somewhat, of a manufactured home. I LOVED LOVED that island!! This is the only situation I have seen where I think barn doors actually work well! Normally, I don't like them. They take up precious wall space when they are open, but there's not wall space to worry about when these are open. Nice job, guys! As a modular home owner myself, it was really refreshing to see others having the same issues as us, settling cracks, doors getting off kilter, etc. I do think the settling issues are more noticeable in a modular than a site-built house. With a site-built, the house takes time to build, so it has already been settling over time. With a modular, everything is set up in one day, so it settles after it's on its permanent foundation. I'm very impressed with this modular company coming back to check on the structure and fixing the issues that came about over the year. Although, I will say it's only been a year. More issues will arise. I do wish someone from Nationwide Homes had come to check on our modular. It's been over 12 years since ours was set in, and no one has bothered to even call us, send us a letter, nada to find out how their structure is holding up, even, especially, after the general contractor dissolved their business right after they did our house. So, we still have some issues 12 years later that have never been addressed. Before the contractors dissolved their business and our house was handed over to us, the problems that were addressed were a back and forth between the manufacturer and the contractor as to whose problem it actually was, the contractor or the manufacturer. With my husband in the military and gone on military business, plus, being a one income family, we just didn't have the money or manpower to deal with some of the problems. We are slowly working on these things, now. It just takes time. I have no reason or desire to move to NY, but if I did, and I wanted to build another modular home, I'd go with Buffalo!
Thanks to the home owners for sharing their home , I just wish they show a little excitement to home a beautiful home and land cause not everyone has that privilege .
I love this to see a company will come back and fix the house right that is good news for business would like to buy one from your company thank for good job from what l see on UA-cam
Gorgeous and I love a company that owns it's mistakes and fixes them and actually takes customers feedback. I would definitely choose this company if I lived in the U.S. I'm in Canada so I will have to find a company similar. Loved this video. Love the house. 🇨🇦
Great professional work after watching the before and after videos of this house. The one thing that I personally prefer is 9 foot ceilings as opposed to the 8 foot standard. With a 9 foot ceiling you have more cooler air at head level especially in summer.
At least they are fixing it...some companies I've read reviews where they hire bad contractors or give you the run around...so this right here tells you they take care of their customers and they stand behind their products...
@Fred Wills I think the OP was hinting the entrance could be more appealing to fit the house. The wood deck style entrance is somewhat typical of mobile homes.
True but that’s something that they could always update later - I’m sure this was the more cost effective option. maybe this is their first home and they want to make improvements as they go
I'm so happy to be watching this video. My husband and I live in a stick built that we raised our kid's in. We want to sell it now and get a modular on a 'small' piece of land because we can't keep up anymore with the two acre's we have. We've done 'everything' to our home over the year's and it looks beautiful inside /out and the realtor already said it'll fly off the market. I would NEVER get window's that don't open (with the exception of transom). When we first bought this house, 3 of the seven living room window's, which all 3 faced the South side and are HUGE, were solid pane's of glass!!! Who would do that?! The heat that poured in was insane!!! That was our 1st home improvement ha ha! Every window in this place is high quality vinyl, double hung and we wouldn't have it any other way :) We live in VT. and I HOPE whomever we buy our home through, is as involved and there for us as you are for them! That's great!!!!!!! We're trying to figure out the right dealer to go with here in Vermont???? Any suggestion's?
This is a great follow up video. My wife and I are building this very house with a some slight floor plan modifications this summer. The house is due to be set at the end of September. Can you please tell us what color the siding is? We live a few hours south of this home and just a few weeks ago we took a day trip to drive by and see the finished product. We have really enjoyed all of videos and have watched the set video of this home many times. Thank you for taking the time to create these videos as we have learned a lot from them. If the location was closer we would have loved to talk to about our build.
This is a million dollar home in California that he got for 300k; what a steal! I'd buy a house like this with a second story and basement if I had the cash and property!
I love it. I am originally from rural Virginia and everyone in my family that still lives there has a modular/ manufactured home and own the land. I will be returning in 5-6 years when l retire and getting a modular home as well although l don’t need anything this large or nice. They are affordable options for a lot of people. They have come a long way from the stick built shacks my great grandfather built or the mobile homes of the 70s.
haha ya he does doesn't he.. actually we were having a great time doing this and he was having fun but he is generally a more reserved individual and soft spoken guy. very nice family!!
Omg you literally took the words straight from my mouth except they both looking like they are about to tell him a thing or two at any given moment lol. I swear I was just sitting here thinking, man that's one pissed off looking couple if you ask me lol. I mean not a smirk, grin, chuckle or nothing 😂😂 but the guy had me laughing throughout the video with his quirky sense of humor. But Jake and Danielle or whatever their names were, was not having it, they kept those stone cold faces the whole way through kmsl. Then it looks as if the wife decided that, she'd had enough and said "ok this is what needs to be fixed now I'm out, Jake you finish this review, I'm going in here with the baby, let me know when he's gone."😂😂
I was thinking the same thing early on when Mr. Bates just started opening up the pantry and the barn door without first asking.. Yikes! The couple were definitely good sports throughout. Nice home and loved the real world look with all the toys. Exactly how our home is when the grandkids are around. And this grandpa wouldn't have it any other way! LOL
I like be the place I really like how honest you are pointing out issues. Everyone knows things happen holding your company accountable is the key to a great company well done 👍 I am interested.
Never fails whenever you build a home a couple years later there’s things you would have done differently. We did a modular home and drywall cracks are a fact of life. The factory came back and took care of it a year later. Then I chased them for another two years.
The front entrance door was horribly warped! So bad that they ended up replacing the whole entire unit. Side lights and all. Then about a year and a half later I had to have local company come and replace another side light from leakage that the factory wouldn't stand behind. No problems since.
It's a nice home, and it's one year review was better than a review I saw on another (manufactured) home recently. It seems like the quality is somewhat better. One thing I've noticed from watching a lot of manufactured and modular home videos is that it's been very common to feature nonfunctional windows in kitchen and dining areas. I think that's a major fail and something that can be easily missed when someone is dazzled by a lot of the bigger details when looking at a house. It's really important to be able to open windows in the kitchen from time to time whether it's because it gets too warm while cooking a holiday meal, or because something bubbled over in the oven, or because you need to give a shout to a child or dog in the yard who needs a quick correction. Just having easy access to fresh air is enough of a justification for functional windows though... In that home, they could have kept the same size; just being able to open them probably would have given them enough of a breeze. It's something they could still probably change too, if they want to.
I appreciate this video. People are less likely to get upset over these problems if they know ahead of time. Also, why do they have an AC in the window? Is there an issue with the ducts?
Ah we appreciate the comment!! AC is an optional upgrade and can be added to that system anytime. I think that summer was a bit abnormally hot so they may have just done a temporary solution...
So we are planning stage of selling the home we live in and building a modular home on a 5700 sq ft piece of land off the property we live in now. Would be lucky to find a company that care like you seem to care. Great video and explained what to expect when we move in and things to consider. We live in southern Mass. Do you work in our area
Can you explain to me a little more about the 'ducting' that you were discussing in the basement as far as metal, and dust etc?? I have no clue about this? It would help us to know 'before' we purchase! Thank you so much!
More likely the settleing of the house will cause the cracking. If i were them, check to see the straps, and the piers are leveled. Piers are under the house, where the house sits on. Sometimes piers shifts, and it has to be redone.
The settling is often more referring to the wood frame settling. Wood compression and adjusting to being built can cause some cracks in the drywall that need to be repaired.
I like a company that’s honest. If the homeowner wants a better with his well, he can have the property sounded for a prime water source that’s deeper, cleaner because it’s more filtered by the earth and it’s a limitless source if they find the right pocket. MyLittleHomestead did a video on it.
Ohh check baths and doors because in Canada it is different. This is a unique huge project. At least 6 beds master room is super big, gas chimenies, garage for 5 cars. I do not like everything to be square so ceiling details and shaps are a must. Terrace around all second floor, and big windows
yep that's what i was hoping you'd say! i want people to be able to see what doable and so that the home and options they select are everything they hope and dream they can be :-)
I’m headed to owl homes this Sunday. I was told they have options were I can get into something for 200-300,000 with lans and all hook ups with your process being sorta different but the same how was your conversation and steps into owning a build home thanks
So at first, I was wondering why the male homeowner's posture was so stand-offish. I was thinking, 'Well, you invited the guy in to record his tour, but you don't look like you want him in your house.' Then I got to the part where the discussion moves to the problems with the house. Ah, then I understood what the body language was all about. I wouldn't be happy either if I were having structural /cosmetic issues with a house that I bought only a year ago. With that being said, I find it rather refreshing that this owner or representative of this modular home company is transparent in his tour of the house and willing to record without editing out the problems that exist. That tells me that the company has integrity and are willing to right the wrongs with their products.
We are forever learning how to build better and make adjustments to increase quality! We also always remind people that homes are built out of wood by people, both of which are imperfect. 👀🙌✅🏡
I have a few questions.....#1, why is there a window AC unit in the bedroom window....#2, what are the dark blue/black sqares of something in 2 of the windows? Actually there is a 3rd questions.....is there a basement entrance inside the home....surely, you dont have to go outside to enter that wonderful space.
1. Central AC is optional and they opted to not get it. Then the summer was crazy hot so I’m sure this was a temporary solution and maybe they’ll install central AC at some point. 2. I think that’s just kids decorations? 3. Yes there are interior stairs into the house/ basement and then a second set to the outside via the bulk head doors.
Is this year in review explanation an average of a possible flaws that might eventually show themselves that might be general standard after a factory built has been settled in,
Why is there a window air conditioner on the far end of the house? Do they not have enough tonnage for their AC unit? Or is the house so under insulated they needed the extra electricity bill to stay cool?
Hey! AC is an upgrade that the customer opted not to do at time of construction. Actually they aren’t really AC people as i understand it. But at the time of this video there was a crazy heat wave and they put in a window unit to their young child’s room. The standard heating system can have AC added to it at time of construction or anytime in the future.
Everyone needs to focus on the strengths that this young couple allowed Buffalo Homes back to gain their feedback on the pros and cons of the home not the fact of an AC unit in the window. Building any home, stick built, modular, mobile comes with unforeseen costs. Until you are the General Contractor of a build you have no idea as I am with our home build. I'm sure this couple would have loved an unlimited budget to have A/C through out, nice landscaping, a finished basement with a pool table, bar, another bedroom and bath, a bigger garage, etc... but sometimes this takes time. I will say that I'm not a fan of a 12 month walk through as this should be a 6 month walk through to address any needs. We are currently purchasing the smaller version. 200 sq ft less. 1616 sq ft called the la Fantastique and added some of the great designs we had in our prior home to our new floor plan. Pennwest Homes in Emlenton, PA (in our backyard), who is the manufacturer, has an impeccable team of engineers, craftsman, and overall staff to make our next dream home at our lake. Thank you to the young couple that allowed us into their home and thank you Buffalo Homes!!
Thanks for the kind words! Building certainly has its challenges and is a stressful process, but we are happy to navigate this with our homeowners. We do check in several other times throughout that first year of the build, and of course, folks are welcome to reach out to us with anything that comes up between those times as well. I hope your build turns out fantastic! Get it?? Fantastic?? … Fantastique??? It’s funny
Pretty sure it came from Hobby Lobby. I've seen something very similar there before, though it was over a year ago so they might not still have it. Make sure you go when the wall art is on sale. :)
Do they have access to the basement from inside the house, or do they always have to enter the basement through the outer doors? I wasn't clear on that.
I like a company that admits their products can have flaws and they’re prepared to make corrections. Honestly is the best policy.
thanks! also we hope to de-mystify the building process so people can better understand it :-)

Buffalo Modular Homes are these fixes needed included in a guarantee or is this an additional expense for the new home owners?
These fixes must be part of the warranty mandated by law, or at least I hope so in your area.
@@cm_zunnav6293 yes part of our cosmetic warranty :-)
@@peteaulit this is part of our cosmetic warranty..
WOW that was new and refreshing... I wished more home builders would do this year later follow-up. i appreciate the comment. that was the goal! we want to de-mystify the home building process and experience :-)
@Matthew Mcgraw this home starts in the 230s on a full basement... with garage and site work it's in the 270s..
Thank you to the couple who allowed us to come into their home. It is a really fantastic home. I was especially “Wow’d” by that finished basement! I love the fact that this company did not attempt to hide anything and seem to stand behind their product
I am 63 and never brought a home or a mobile home. Didn't even know there two kinds of mobile homes. You have taught me alot!...thank you so much.
Awesome I’m glad we were able to add value to you!
Kudos to Buffalo Modular Homes for standing behind their product!!! I love the home. Very interesting watching the setup and the walk through a year later.
I thought that was excellent. Honesty, and follow-up. That customer service is very very important. I'm in Florida.

thanks yes one of the goals with our channel is to de-mystify the building process so more people consider building as an option for them.
You get the same drywall cracks and settling issues in a home built on site as a stick built, as well.
These homes are sooooo nice. My wife and I were driving through NY and happened upon one of their display yards. Seriously - WOW! We were never considering a modular but we were thoroughly impressed with the layouts, designs, and craftsmanship. Good stuff!
Now that is service after the sale!! Amazing work ! Beautiful home and love the setting they are in!

A company that stands by their products will always have customers who will buy their homes. Fixing repairs within the time frame is always a plus too!
we're not perfect but our goal is to provide a high quality home at a fair price!! thanks for the comment!
you could still replace those fixed windows in the kitchen with an awning or casement type window that opens out to allow for airflow
Yep agreed. If they want that changed it wouldn’t be very difficult to make that change!
This is pretty cool; willing to do a follow up. That shows a good builder who stands/wants to listen to the customer and stand behind their product.
This company has integrity!

Oh we appreciate the feedback :-)
I enjoyed watching the video. The based on the video, the Buffalo Modular Homes abide the quality of the homes they build. Thank you,

Absolutely we’re glad you found it of value! That was the goal!
This is making me consider more and more building modular instead of buying an already established lot.

for sure! we agree... also can do upgraded, taller windows or windows with transoms on top. 10' basement walls are sweet too!
At least they are fixing it...some companies I've read reviews where they hire bad contractors or give you the run around...so this right here tells you they take care of their customers and they stand behind their products...
Nice young couple, pretty home with all that land. Good luck young couple!
:-)
Beautiful home. But the entrance, front steps screams "Mobile Home"!
That can always be taken care of. Just put it on a foundation just like a site built home.
@Fred Wills I think the OP was hinting the entrance could be more appealing to fit the house. The wood deck style entrance is somewhat typical of mobile homes.
True but that’s something that they could always update later - I’m sure this was the more cost effective option. maybe this is their first home and they want to make improvements as they go
Usually the steps or deck is extra. They can easily change that down the road.
You have to do something about the front, looks like trailer home!
They all look extremely tall...
Lol :-) well Jeremy is 6’2” and the home owner Kyle is about the same.. Danielle is also a tall athlete!! :-)
Lol exactly what I was thinking
They do! If I were them I’d get taller countertops
I just the company I would love to do my home. Perfectionist

If the location was closer we would have loved to talk to about our build.
so cool! this is the greystone siding color :-)
Nice house over all ,, love the basement
Basement is huge!
This is great honestly
This is a million dollar home in California that he got for 300k; what a steal! I'd buy a house like this with a second story and basement if I had the cash and property!
Love it! Going through all the problems!! Love it!!
I love it. I am originally from rural Virginia and everyone in my family that still lives there has a modular/ manufactured home and own the land. I will be returning in 5-6 years when l retire and getting a modular home as well although l don’t need anything this large or nice. They are affordable options for a lot of people. They have come a long way from the stick built shacks my great grandfather built or the mobile homes of the 70s.
modular is a great way to build!
The dude looks pissed off .... lol
haha ya he does doesn't he.. actually we were having a great time doing this and he was having fun but he is generally a more reserved individual and soft spoken guy. very nice family!!
Standard red-blooded American man. Really felt the love when he said "this is a home."
@@cricardi2728 😂
LOL
Great tour, beautiful home, and useful information. Thanks for sharing video.
I like be the place I really like how honest you are pointing out issues. Everyone knows things happen holding your company accountable is the key to a great company well done 👍 I am interested.
I appreciate that!
This is so informative
something different!
Great house and quality aftercare.
That’s a very beautiful housr
I have watched this video several times and really interested in a Modular Home for our final home. Can you build in FL?
Awesome! What’s your zip code?
I wish they built or shipped to Missouri. This your of care is what I'm looking for
Maybe we can figure it out! Reach out when you’re ready! sales@buffalomodularhomes.com
Never fails whenever you build a home a couple years later there’s things you would have done differently. We did a modular home and drywall cracks are a fact of life. The factory came back and took care of it a year later. Then I chased them for another two years.
What issues did you need to chase the factory on?
You are aware when you buy its your choice to upgrade
@@keona3157 It should be standard.
Fantastic position by the builder.
did someone die just before this interview? They don't look too happy to be there
some people just don't like being on camera
People get camera shy.
Some people are not comfortable infront of a camera! ✋🏼
I also don't understand why anyone would ever get fixed windows in a kitchen
that was the standard design ... hindsight is 20/20.
@@Buffalomodular Can the windows be changed?
I see based out of New York, but are deliveries available to Michigan? Very cool!
we love Michigan but unfortunately we don't service there right now :-/
@@Buffalomodular thanks for the reply anyways!
Great company
Ty!
I love this! Very informative
Thanks!
So we are planning stage of selling the home we live in and building a modular home on a 5700 sq ft piece of land off the property we live in now. Would be lucky to find a company that care like you seem to care. Great video and explained what to expect when we move in and things to consider. We live in southern Mass. Do you work in our area
Awesome!! Congrats! 🎉🍾🎈 unfortunately we don’t work in MA right now :-/ if something changes we will let you know!!
Out of curiosity what zip code are you in?
Can you explain to me a little more about the 'ducting' that you were discussing in the basement as far as metal, and dust etc?? I have no clue about this? It would help us to know 'before' we purchase! Thank you so much!
go with all metal ducting
@@johnames6430 Thank you so much :)
Excellent information 🙂
very unusual look-after the product. In Canada they usually forget about you next day.
I like a company that’s honest. If the homeowner wants a better with his well, he can have the property sounded for a prime water source that’s deeper, cleaner because it’s more filtered by the earth and it’s a limitless source if they find the right pocket. MyLittleHomestead did a video on it.
I love the kitchen ceiling! All those problems?
Whats with the so much excitement from the couple? Did they have a fight ?
Most people are a little shy when you throw a camera in their face 😁🙌🙏but they are good people✅
Ohh check baths and doors because in Canada it is different. This is a unique huge project. At least 6 beds master room is super big, gas chimenies, garage for 5 cars. I do not like everything to be square so ceiling details and shaps are a must. Terrace around all second floor, and big windows
I like this guys belt.
now that's what i'm talking about!!
Really nice!
Any restrictions on where Buffalo builds?
Modular Homes can be built anywhere - no restrictions since it is the same specs as a site built home.
Nice. how much does this cost. look great.
This is about $250/sf
When it rains, is it loud in the modular home?
Was this house delivered in two sections and joined in the middle?
I would never get windows that don't open. Beautiful home but i would make some changes. Tina
yep that's what i was hoping you'd say! i want people to be able to see what doable and so that the home and options they select are everything they hope and dream they can be :-)
Nice place !!!
Ty!
Do these walk throughs change anything about how you build moving forward?
Is this year in review explanation an average of a possible flaws that might eventually show themselves that might be general standard after a factory built has been settled in,
Yes I would say so. Sometimes there's nothing to report at all, but if there was something, this is a good example of what to expect.
I really wanted to see the dogs, especially after seeing the ribbons in the basement.
Maybe there should be a follow up video with the dogs
My husband and I are in the process of purchasing a home and we’re saying our options. Is this available in Massachusetts?
sorry :-/
Do you have anything available in Knoxville TN ?
I would definitely contact you guys and do business with Buffalo Modular Home if you guys weren't on the other side of the country.
where are you located? did you find someone to work with or do you need a referral?
@@Buffalomodular I did not find someone to work with. California. No one around here wants to do Modular. They all want to do regular mobile home.
2 questions do you do this walkthrough with all your customers and would you do a job in central Ohio?
Great feedback video
It’s funny
This is off subject, but where did you get the round tree picture hanging in the kitchen? I really like it.💜
Amazon
Pretty sure it came from Hobby Lobby. I've seen something very similar there before, though it was over a year ago so they might not still have it. Make sure you go when the wall art is on sale. :)
Do they have access to the basement from inside the house, or do they always have to enter the basement through the outer doors? I wasn't clear on that.
ah sorry.. yes inside stairs but a second set of stairs going straight outside!
@@Buffalomodular That would be very useful especially since it's not a walkout. Thank you!
Do you guys by chance work in Minnesota? And what is the cost for something like this?
Seems like too many problems with drywall n corner bead. Not enough mud applied with the bead. The mud may have bubbled.
Thank you. I would love a 4th bedroom, add another bath and large dining room.
Great company service.
that's doable :-)
