It was great for a long time. Now it is full of construction, dust, traffic. Parks are not that great. Pedestrian roads are missing in many streets. Sorry, but this is really a not so great place to live anymore.

No worries - Danube the developer of Elitz2 some people love. The price-point to buy is cheaper as well..
I am a property consultant myself and I agree with you. I always tell my clients that if they want to flip it won’t be in JVC but the ROI for rental of good quality developments is very good. Thank you

I would pick JVC over Al Furjan (more demand from end-users)... Not too sure about Elite Residencies as I have not researched them :)

@@musamazharfurjan is an amazing location... Equitti was close to metro and the flats were sold out very fast... Furjan and discovery have this huge advantage of metro which cannot be ignored...
And to be frank I felt JVC is over crowded and has narrow roads causing traffic jams
What you think about buying in damac lagoons now??? Do you think price will appreciate further more there as now emaar also announced lagoons beside them
Prices will likely carry on appreciating while the market is 'hot'...

The current supply is 28,000 units. A further 12,000 + units are scheduled to be built :)

In Dubai BinGhatti properties gives best return on investment.
I got 45 percent on ROI on my last binghatti investment in JVC
The number of apartments sold in JVC is highest.
Make sure you buy from binghatti for less than 1200AED per square foot in JVC.
You can get great ROI - it is important to use high-quality developer :)
And today it is destroyed by flood 😢

I used to live in JVC. It's not a nice place to live. It's just a massive building site. You need a car to live there as the bus service is appalling.
There is a lot of construction currently, important to pick good buildings

That is a very high return, for this budget the areas to look at would be either International City, Discovery Gardens or buy Off-Plan :)

Somewhat contradictory. You said supply will outstrip depend, yet, later on, you say the area is expected to see ‘huuuuuge’ increase in demand.
There is huge demand for JVC, but, a lot of supply also coming onto the market. Therefore, it is key you pick the right high-quality developer :)
