Yes, more quiet and not as flashy, but to me those are pros, not cons.

Just came back from AD. Dubai is clearly more attractive and more "western", with stunning beaches. AD needs to catch up by a lot but that's why it's rather an undiscovered gem and property prices will catch up once the work there is done.

Business bay is still developing but in 5 years or so it will be a very nice place to get a waterfront condo. Especially with Meydan one mall opening soon being a bigger and better experience than Dubai mall. Also Dubai creek harbour looks like it will be a decent place to live in 5 years from now.
all true, but the Marina & Dubai Mall will stand for a long time as being "first" with many things, it's proximity to JBR. I have looked at those areas and all I am seeing is "bigger", not sure how that will attract tourists and expats unless Marina & JBR areas become too populated, which is very possible. Been here 3 months and I’d definitely cross off Marina/JBR. Just traffic and low quality eateries (except in Pier 7). If you want ocean views with private beach and newer buildings, you definitely want to be in Emaar Beachfront (Dubai Harbour). An apartment in Palm Jumeirah is great too but avoid Palm West Beach if you want to get any sleep.

Ive heard horror stories about expats living in Dubai being subject to islamic law, which is basically dark ages type of justice system including dungeon-like prison system. Expats who have been late on house payments have literally been thrown into these dungeons with awful food and almost died due to no medical attention. Keep in mind that islamic law looks on unbelievers as sub-human infidels.

I cant remember the exact search term I used to bring these videos up but there are tons of video on youtube about peoples horrible experiences there so it should be easy to find them.

12k - 16k is Very easy if you work in dubai. If you are an expat then there's a different requirement.
