I have houses in FL too and my hurricane policy is that is there is an evacuation order, you get your money back. Otherwise people will see a hurricane going to to Texas and want a refund on my house in FL or they think its going to rain so they want a refund. You have to be pretty strict or they will take advantage of you.

It can be very specific to areas and even neighborhoods. My house in PR is in a neighborhood with a very strict HOA and there are some that would like to stop the short term rentals but I think the majority see it as a positive for the neighborhood. But, I did read the by laws before I bought the house. You have to be careful before you buy. Where I live in FL the neighborhoods where you can not do STR the values are much lower. Being able to make money with your house add value.
Puerto Rico Treasury Department at least 30 days prior to commencing business operations. All for-profit businesses are also required to pay a Municipal License Tax, and individuals need to register for a Municipal Provisional License before the Tax Authority/the finance director of each municipality in which an Experience operates (there is an exemption for the payment of the Municipal License Tax if a businesses’ annual gross revenue does not exceed $5,000). Please consult with a local lawyer or tax professional for more information.
UGG taxes are a pain. This will be my first having to pay taxes in PR. I'm not looking forward to it. STT is a big pain in the ass. Everything is stuck in the 1980s. You can't file electronically. You have to go to the tax office to file. Its archaic.

Not really. Not without knowing what it is. I'm about to rock my whole yard. The pool now takes up the whole back yard and I rocked half of the front yard and now they still want to charge me $40 every time they mow the tiny amount of grass that is left.
Would you suggest I take a loan out against my NJ home for a home purchase in PR? I figure if I can pay the property taxes / Mortgage/ other expenses on my PR from the money generated on my rental it would make sense. The objective would be to pay the mortgage off ASAP
That is what I did. I took out a small loan on one of properties in FL to pay for the house in PR and I'm using the money to get that loan paid off. I heard nothing but horror stories about getting a loan in PR. So, I didn't even try.

You can just put it on Airbnb, it depends on where it is as to what taxes you have pay or if you need a licnese. But most places is Puerto Rico you won't. Find some houses on Airbnb near your house and see if they answer questions for you.

Solar quotes are through the roof here, installed my own solar system and generator. Not worth it in the end. But I lived here and with all the problems with the electric grid I had no choice.

will never rent an AirBnB again after I found out AirBnb allows hosts to install video cameras to record paying customers inside everywhere (except bathroom and bedroom), I am not paying hundreds a night (and cleaning fee) to have no privacy. I just stay in hotel suites now again (Sure there may be a camera inside a hotel room, but if you find one I can guarantee you will receive a huge financial settlement, it has already happened, whereas in AirBnb you will have no financial claim against them.
Just because Airbnb allows it doesn't mean people do it, and I guess for that matter weather they allow it or not, doesn't people don't do it. I'm a Realtor and I'm finding camera in almost every home I show these days. I think they want to listen to the people reaction. I have a camera on the front porch to see who comes and goes from the property but I'd never put one in the house.

Just go to STT for the views. The real estate doesn't pencil. That's why I bought in PR.
You should consider taking drone pictures of the house/area, so people can get an idea of how far the water is from your place.

@@TheRetirementality Ty very much. Because since i live and work in NY. I can only visit my vacation home in aguadilla 2or3 times the most a year. So i figured no matter what someone has to run it for me, because i cant. The house stays closed most of the year, and its so close walking distance to tamerindo beach. Why not try and do airbnb and try to make a little extra income for my family. Vistors will love the house even though its a 2br it has an amazing view on the roof of the water. What company runs your airbnb?

will never rent an AirBnB again after I found out AirBnb allows hosts to install video cameras to record paying customers inside everywhere (except bathroom and bedroom), I am not paying hundreds a night (and cleaning fee) to have no privacy. I just stay in hotel suites now again (Sure there may be a camera inside a hotel room, but if you find one I can guarantee you will receive a huge financial settlement, it has already happened, whereas in AirBnb you will have no financial claim against them.
Just because Airbnb allows it doesn't mean people do it, and I guess for that matter weather they allow it or not, doesn't people don't do it. I'm a Realtor and I'm finding camera in almost every home I show these days. I think they want to listen to the people reaction. I have a camera on the front porch to see who comes and goes from the property but I'd never put one in the house.
