- The remodel project on the house in Puerto Rico is almost done. I've a lot of people ask me how much I've spent on the project so I wanted to put together a video to show what the remodel cost. My budget was pretty close to the final numbers but we did go over budget. Doing a remodel project in Puerto Rico and not living in Puerto Rico proved to be more difficult than we anticipated. But all of the problems the world has seen over the past two years did not make it any easier. IF you have the time, you can do a flat roof on the concrete houses yourself fairly easy. You have to power wash the roof really well to start. You can add or enlarge drains if needed by using a core drill Remove any loose concrete and use sealer on any cracks, or filler on larger cracks or spalling to level it. Try to eliminate any low areas were water pools. Then you just put on a sealer coat, and a top coat with paint rollers. They have Home Depots in P.R. that stock all the things you need. Even 6 months after Hurricane Maria they had a full stock of supplies for roof repair. You can get some silicone sealants that are supposed to last up to 50 years. And in many houses in P.R., the roof is used as a patio, since many yards tend to be very small. So there's another option for space. As long as the weather is good, you can completely refurbish the average roof in 4 days. And that's not working all day, you need to let some products have time to cure and dry. I'd start with the roof, because once that's taken care of, you don't have to worry about water affecting the electric or painting inside.
Yea, when we bought the house I had no idea what had to be done up there. Now I do. It's still a pretty big job. I'm not sure if I'll try to do it myself next time or not. I have little time before it will need it again. Thanks for taking the time to put that explanation. Someone else may find it helpful too.

@@carmencapo7864 We were just a church group that went down after Hurricane Maria. None of us had ever done a roof like that before. It's not complicated, just involves physical work mostly.

Dude Thank you so much for this info I am from Puerto Rico but left as a teen to work and see more than the island so I've been living in the states. Now I'm looking forward to retirement but I have no Idea where to start to remodel my house in PR. I know everyone likes to thief there way in to your pockets in PR. But for the mean time my wife and I wanted to fix remodel & join the air bnb community rent our home until we are officially ready to move and take it over to live.

In the island you could find great help and prices if you have some good local contacts and do not fall for cheap labor.

Does anyone know more or less how much is an appraisal for a one family home? Is it common practice to pay extra for an appraisal to be backdated?

I used recommendations from the neighbors... some turned out to be good and some turned out to be bad. That is the best I can do for you.
Thr US drained the island of workers if you don't pay taxes or a living wage why would anyone stay . No street lights snd no jobs . Good luck with that .

I was out looking for a property at the beginning of the year. Finally ended up with a PH condo. Looks like you went all out. Everything looks high end and SUPER FANTASTIC. My contractor disappeared in the middle of the project and then I just used some handymen to finish up the work. So I don't really have a person I can recommend.

I can not recommend anyone to do anything that happened in my kitchen. I can tell you not to use Design 4 less out of Caguas.

I can't give you too much help on Cabinets. I can just tell you who not use. Don't use Design 4 Less in Caguas. They were horrible. Good luck. My house is renting pretty good. I'll probably do a video about that in a couple of weeks.

I paid $135K for the house. I honestly don't know what it's worth now. I still want to pool and I think that will really jack the value up.
You forgot the un-pricable wasted time, energy, stress & anxiety and having to do it yourself probably at least $80k LOL! Also who did your a/c? That’s an incredible price! We had someone come price us for 2 units in Aguadilla in August and it was around that price for only 2!!
Ha, that's for sure!!! The AC guy was a local guy, who has since disappeared. Hopefully I don't have problems with them now.
@@TheRetirementality The disappearing act seems to be a common theme in Puerto Rico. I don't know why contractors are like that there, its sad and extremely annoying. No pride in what they do and gives Puerto Ricans mala fama.

Yep. All of it. I live in St. Thomas.
It doesn't matter if you do it remotely or not...if you reside there its not easy to find good help. It also doesn't matter if your Spanish or not. Scammers can smell you a mile away. They can not show up, show up late, no respect for the person who is putting money in their pocket and because there is no advertising, there is no accountability. A legit contracting Business would do really well in PR. We often thought of bringing contractors from the state that we knew to help with the work so there would be reliability, less stress and perhaps finishing the project within a timely manner.
@@NoraDesmond897 the island lacks youth as a big portion of the youth left for the states. It’s an elderly island. That’s why it’s difficult to find contractors
This is why I get so infuriated when I hear that people destroy people's airbnbs, or smoke when they're not allowed to or have secret parties because "the owner won't find out" this is someone's investment and hard work! Don't ruin it for them. Nonetheless this video was very helpful as I was looking for some rough estimates on what pricing would be for a house I have out there. Thank you for such an informative video!

You paid too high for the faucets, shower, the A/C installation and other things... maybe it's because the are you are located or because of the stores or suppliers you used. But in the end you will make all that expense a positive #... Good luck!

Where do you recommend one goes? It is really hard to find supplies in stock in P.R.. Supplies are not cheap?
We usually go to locales, there's always one that's cheaper. We live in the northwest and visit Alco, Ari Lope, and sometimes National has better prices. Most A/C vendors have offers that includes installation in the sale price.
Imo he pay too much.
Its not funny. Things have changed so much there. Whose going to trust Puertorriqueños in Construction if they can't be counted on. Wasting time and someones money doing a poor job or half a job is not a joke.
it seems like everyone has to do a piecemeal type of remodel. Can't you find a high-end contractor that does great work? This is BS. It makes me not want to do anything in PR.
Yea, it's tough. And some of the work I got done is good and some of it is not.
