I like building/home real estate but I've decided I want to work towards owning a parking lot instead. Specifically for oversized vehicles like trucks buses and RVs. I've been to truck stops that charge trucks $20+a night and hundreds of trucks. And if you lease spaces to mega carriers like Swift and JB Hunt you gotta be cleaning up even small fleets. It Doesn't even need to be paved or have a rest room just a dumpster and security. To me that seems more stress free than buying and leasing homes, less maintenance as well.
Be careful with keeping vehicles on a property, especially if it's not paved. Oil and other chemicals seep into the ground and you end up with a lot of environmental problems. If the damage to the earth isn't bad enough this issue can also create financial problems for you, the property owner. The environmental aspects of property ownership are highly regulated and the hazards from vehicles can devalue the property. I don't mean to rain on your parade. A parking lot is a good idea. Just make sure you do it the right way so you don't lose your investment.
When you take out a loan for your home and you want a 4 unit. can you split your loan over 2 lots of land to equal 4 units? 2nd?... also if you want a 4 unit on the same lot and a government grant for a business. Can you use the home loan toward the 3units and the grant for the 4th unit
Whatever you do, don't say you can't. A credit counselor may help. Evaluate your spending for the last month. What was a need? What was a want? Look for side hustles. There are so many. Change your grocery shopping methods. Can you go to school online or get a trade? What are you willing to stop for 6-12 months so you can get a jump on things. You have to become Intentional if you are tired of your current lifestyle. You can do it! Just don't say you can't! Yes, you can!
I'm also a single mom with a lot of debt. Over the Christmas holidays, I declared that I was going to change my life. I started by writing down why I wanted to get out of debt, and I made it plain. I wrote down where I was going to start (emergency fund and a solid budget). And continued with my smallest, easiest debt to get rid of up to my monster debts. Once my emergency fund is sufficient, I will start knocking the debts down. I've also been binge watching and listening topodcastst to help keep motivated. If you change your mindset and start small, I know you can do it.
