I agree with one of the comments in that you should take your time, more tend to come up in the spring too. I love an old Victorian property that needs doing up and knock a few walls down. Makes more of a family home and would usually have a garden too. Maybe slightly away from London to then have money to put your own stamp on it but still a nice leafy area. ❤
If you’re open to a different area, I’d really recommend somewhere like Queen’s Park or Kensal Rise. Super easy to get into central or down to the Design Centre. Characterful houses, gardens and a great community for families.

Surbiton is leafy, fast trains to Waterloo, Bushey & Richmond parks for dogs, fab shops in Kingston & lovely river walks & restaurants. Easy M/way routes back to the West Country for fam visits and for £800K you’d easily get a 3 bed house with garden! Happy to show you round!!

Try Wimbledon, Kingston (both offer great outdoors, communities, tons of cafes), or Surrey (Epsom, Dorking, Guildford). All are easy to get in and out of central London. Best of luck house hunting!
I can definitely vouch for Dorking 😊. Great place to raise a family, an hour on the train into London, loads of green space for kids and dogs, and great schools 😊

Not only because we live in the area 😂 but do consider visiting /looking in Carshalton! It’s a beautiful little historical village in zone 4/5 with a lovely pond area, local museum, cafes, parks nearby etc. Best part, the train is 25-30 minutes into Victoria, making it easy to pop in and out of central London.
Loved watching this, I used to be in real estate so it was very interesting for me. If you are happy to commute, then areas on the Central Line could be an option as the tube gives direct route to London but also some of the areas are within Epping Forest which is great for children and dogs. Woodford, Buckhurst Hill, Loughton and Epping are worth a look. Good luck guys.
Beaconsfield & Gereards Cross have lovely high streets and is only approx 20 mins in to Marylebone. I live in Thame a bit further out which is still only 35 mins in to Marylebone and it's also near to Oxford for a different kind of city fix. Lots of lovely countryside around too. Have you thought about Beckenham .. just..into Kent but it's actually the London Borough of Bromley. Easy commute. Large houses very family friendly and was voted best place to live in London.

As Kirstie and Phil ( location, location)always say look for run down house in a great area .You both have the talent to do it up .If wanting children look at local parks ,things for babies ( parent and baby groups and performance levels of schools if this will be your last move
It should a good time to buy with the amount of multi home landlords selling up due to the changes in the law for tenants. There will be a plethora of properties available this year. You might get a property for a bargain also as these landlords will be desperate to sell up and the market will be saturated.

My daughter has just moved to Walthamstow. It’s got beautiful wetlands for walking dogs and is way less expensive than places like Clapham.😊
