great episode and hope that you and your wife get good news soon. wifey and I bought a sub sale just beside city of green (you reviewed previously). although capital to fork out during the initial stage was high, the fact that we didn't need to put too much money into renovating (partial furnished by previous owner) and lower rates of Maintenance+sinking fund (0.23/sqrft,selangor address) does bring down the monthly commitment. anyways, welcome to the bukit jalil community.
One thing to note is that the Brickz price is not the real 'market price' as it captured the SPA price from KPKT system and doesnt accounted for the cash back, discount that the buyers get. This especially true for new launch.
that's always my thinking. ppl often ask for investment or for own stay. to me as a younger buyer, investment is always the base.. then on top of that only I decide is it good for own stay. cause I will move around.. think about it anywhere you're staying.. will you stay there for the next 10 20 years. hence then you always want to think about exit.

But before that, I studied outside KL foe many years. Now staying at parents’ house. Love to be able to see my parents and take care of them, but sometimes, I do need my own space. And I love my neighbourhood. At the moment, I’m torn between Astra (3 bedrooms) and Sfera (2 bedrooms). 😅 and like you said, JUST IN CASE, anything happens, who my potential buyer or tenant will be.
i do agree strongly with the idea of tying back to lifestyle, to an extent, a property that caters to our lifestyle will automatically justify its value to us as long as it is not way beyond our budget. And I also always caution myself that 'able to afford a property in luxury area doesn't mean I can afford to stay there'. For instance, am I ready and can I afford to pay 20 ringgit every meal every day if that's the average price in nearby restaurants, or 20% more premium price for simple services from tailor and cobbler available around there? A location may suit our lifestyle in terms of offerings, but it is also important to realise the context of range and level in it. For me, I just focus on what's suffice instead of what's best, live within my affordability.
Those living in alcove probably also have maids to cook. For foodie lovers alcove may not be a good option. In Malaysia it is often a choice between serenity or convenience. One more thing about alcove, how far is it from PLUS highway? Once u live in the sky, u can start to hear highway noises as well.
I thought I was watching the "Fast and Furious" movie. Lots of action, lots of discussions, lots of properties and lots of brochures. But in the end there's only one winner, Tropika. This is by far the best episode from you.
I personally prefer Type C, something unique than those typical 3 - 3.3 meter width living room as you get the same layout everywhere. I don't think lower floor is bad because you have such a beautiful golf view.

Looking back this video from you.. would you still think serenade might be lower chance to rent out at a good price in future? Reason I ask for renting is I also worry we might relocate to other place again due to any other circumstances or for kids school locations.. how to choose ah? Been to that Putra Heights before as well. The swimming pool. Omg. Very calm and atas feel. But as you have said very hard to cari makan. As for tropika the only downside that I could think of is the national stadium. Whenever there is a sports event.. Kesas and nearby bukit jalil sure jam kaw kaw one
Right? The Putra Heights project is definitely my next home if I were to upgrade and settle down. Great point on the national stadium, but it's a seasonal thing I guess.. Can enjoy free concert if my unit is high enough hahaha=)
Buy both one for investment and other for own stay...provided both got rental potential and assume you can get loan for both, also your first home might not be your last one..point to note you forgot to mention whether tropika is residential or commercial title..it will make a big difference in your assesment and water rates plus your maintenance...total cost needs to be considered as those are additions to your loan

How many properties do you currently own? If I'm not mistaken, houzkey is for those having max 1 property in their portfolio to be eligible. I think direct apply for mortgage is a better deal now since the interest rate is lower than ever before. The interest rate may go much higher again when the houzkey period comes to end. And as an architect myself , I strongly recommend to pick the condo on the edges of the floor , not the one in the middle, coz the one on the edge will always have a better view and airflow , also have less disturbances( image you only share walls with one neighbor instead of two )

Wah Sean, the Alcove there very nice environment, I always been there before MCO. Quiet place which is good for family :) and Alcove is super low dense, which for me who live in Apartment for my entire life think is crucial relating to the noise level. I know exactly how you felt man, the amount of properties my gf and I surveyed especially with limited budget. It is a very exciting/exhausting. Edit: food choices nearby are not that great in my opinion, need to go further a bit for foods. like USJ, Puchong, Kota Kemuning or Subang

"Exits Strategy" so important we neved know wat will happen in near future..just directly choose loan from bank rather then rent to own scheme. Can take opportunity to clear more principal from the progressive construction interest & current low interest by paying extra during construction since u taking high floor.....😏😏😏😏
I agree Ka Hau but correct me if I'm wrong, but the progressive interest will only pay for the interest during bank drawdown to developer account during construction stage only, right? It won't pay off any of the PRINCIPAL amount. Principal portion will only start paying off when VP (get your key), move in and start paying the actual monthly installments to the banks 🏦
@@PixelNex Yes this is correct if you are following the monthly schedule, you can actually always opt to pay extra by paying manually if yours are flexi loan rather then auto deduction :). From the extra payment hence you able to save or reduce your monthly interest. Just that there are lockin period from your loan cannot clear everything within 3~4 years, you clear 10~30% in advance during progressive interest period no problem one. 👍👍
@@kahau I see Ka Hau. So during construction stage we cannot pay off any principal portion, only the progressive interest (according to the HDA schedule). We can only pay Start paying Principal portion when VP after completion of condo and start to serve the actual monthly installments. It's just that we can opt to pay more Principal portion by paying more upfront but not too quickly 👌

Hi Sean, I want to know your opinion on the maintenance fee. If assuming it would be around RM600 - RM650 / month which means around RM 7.2k a year, what is the unique factor that makes you say it is okay to pay this yearly fee. Assuming you fall in love with the place and proceed to stay another 10 years here with this fee (assuming it does not go up, its RM72k), myself and my partner are really contemplating on serviced residences / strata because of the yearly fees that comes with it, not to mention cukai pintu and your monthly utilities . Would love to hear your pov on this. Thank you.
Hi Sier:) great question!! That's why they say a house is never an asset where there'll always be expenses. Maintenance means the peace of mind of me coming back home without the worry of security, cleanliness, landscape, and safety for my kids. I guess the misunderstanding is where we assume individual landed housing have no cost where there's a gate to maintain, roof, wall, piping and etc.. then the time on the landscape... Also, do both of you have the habit of exercising? My wife and I workout a lot, and I like swimming also. So it would make sense because our gym membership already cost more than that haha:)
I like BJ for its exciting future and accessibilities. I'm staying in the Andes, it was not a popular project, not fancy with common area, but convenient stores around are great, and i like the lanai type layout and 10ft ceiling.
Having been working in Putra Heights for the past 5 years. I rented a room with rm400 per month in a double storey terrace including electric bill. Rental rate for whole house is around rm1500. There r many landed terrace freehold around 700k. Around 2 yrs back Glades have a clearance sales for its townhouse 2 and a half storey which is around 1.2mil. Glades is gated and guarded. Back then it was among my choices for my 1st house and in the end I choose ecosanctuary about 300k extra but an end lot instead of a townhouse. I do not know Glades condo around how much but looking at the price range if its around 1mil I think bkt jalil is a way better choice. At least the escape plan is true in case u need to rent out or let go ur unit in future. Anyway there r plenty of choice for food in one city. Which is nearby glades. You can go to mainplace usj21 which is just a corner away for food too. Hehe
And opposite glades the Kingsley which is with the international school. Completed bout 3 yrs but only a few units moved in. Very curious who actually bought such high end property and not move in.

Alamakkk....I should have watched this episode before I bought my house in 2017, but now it's too late. Not sure if my reasons for buying the house include; (1) got quite a bit of land to do my weekend gardening, (2) the modern design that is different from other types of houses (within Penang) and finally (3) affordable. Not sure if you agree with the reasons though. The good thing is, after three years of receiving the key, only this month in 2020 I'll be moving in a "home-sweet-home"...sigh...
Tropika may just one of many properties located in BJ. Potentially, there may be mix own stay or investment for Tropika. In contrast, Alcove buyers are mostly for own stay or for their kids and may not for rental a lot. Different type of target market. Even if you want to rent, the people to rent that place will be of someone whom be reliable and long term rental.

The video give good information but not the on going maintenance fee buyer needs to pay. Type B doesn’t have balcony but type C included balcony which is a premium. The on-going monthly maintenance is quite costly minimum around rm420+ per month and type C around rm550 to rm600+ a month. Plus maybank t&c on conversion % if you take the maybank package versus conventional bank loan.

Thanks for sharing that. On the investment strategy for home searching, I only used it because it's a really close call between 2 products. Plus I'm not exactly settling down yet since I'm still in hustling mode, so my choices is still not 100 home. If I'm having 2 kids with my wife being full-time at home, I'll most probably change my approach and choice.

Unless our country is running out of land, or the currency further depreciated (ROI in MYR not in real value). Inflation from weak currency is true.
Guess maintenance fees is not a factor in buying the property since it is not mentioned by you? Monthly 500-600 which equal to 6-7k annually. Understand every condo needs to pay fees nowadays but usually the utilisation rate is low hence it creates imbalance on it
You're right Adrian. It really depends on the lifestyle you're having. For eg, do you swim or not already set a big difference hahaha. But I'm more focused on the security and convenience portion when I move into an apartment. Amenities within walking distance is very important=)

What's the difference between the total price for a normal loan vs houzkey? As in, total principal and interest. I suppose houzkey is higher but u have the flexibility, no?
Yeap u are right, houzkey will be slightly higher (if you count it as a whole). But i think the downside of Houzkey is that when you opt to buy back, you will be buying the property under a subsale kind of procedure which is to pay 10% down payment, legal fees yadayada, but you can also choose to opt out (as mention by Sean). But if go direct, you can at least enjoy the low/zero down payment and free legal fees.. I think Houzkey is suitable for those who are uncertain if they will be living in that property for the next 30 years

Very high dense, cheaper series of exsim(thus cannot count in the reputation of exsim in the d series), close to flora damansara(which is a no, for me), location is so-so, development is not encouraging at all, there is a mosque right in the middle of the development. In summary, like I said b4, buy for own stay is still an investment for long term. Also, did SD staff tell you that there is a mix development by SD near to PH LRT station? It may not be as 'dead' once it is completed in near future. Is a choice if anyone to buy for lifestyle or investment.

I agree Ka Hau but correct me if I'm wrong, but the progressive interest will only pay for the interest during bank drawdown to developer account during construction stage only, right? It won't pay off any of the PRINCIPAL amount. Principal portion will only start paying off when VP (get your key), move in and start paying the actual monthly installments to the banks 🏦
@@PixelNex Yes this is correct if you are following the monthly schedule, you can actually always opt to pay extra by paying manually if yours are flexi loan rather then auto deduction :). From the extra payment hence you able to save or reduce your monthly interest. Just that there are lockin period from your loan cannot clear everything within 3~4 years, you clear 10~30% in advance during progressive interest period no problem one. 👍👍

We can only pay Start paying Principal portion when VP after completion of condo and start to serve the actual monthly installments. It's just that we can opt to pay more Principal portion by paying more upfront but not too quickly 👌

I want to know your opinion on the maintenance fee. If assuming it would be around RM600 - RM650 / month which means around RM 7.2k a year, what is the unique factor that makes you say it is okay to pay this yearly fee. Assuming you fall in love with the place and proceed to stay another 10 years here with this fee (assuming it does not go up, its RM72k), myself and my partner are really contemplating on serviced residences / strata because of the yearly fees that comes with it, not to mention cukai pintu and your monthly utilities . Would love to hear your pov on this.

That's why they say a house is never an asset where there'll always be expenses. Maintenance means the peace of mind of me coming back home without the worry of security, cleanliness, landscape, and safety for my kids.
I guess the misunderstanding is where we assume individual landed housing have no cost where there's a gate to maintain, roof, wall, piping and etc.. then the time on the landscape...
Also, do both of you have the habit of exercising? My wife and I workout a lot, and I like swimming also. So it would make sense because our gym membership already cost more than that haha:)

I like BJ for its exciting future and accessibilities. I'm staying in the Andes, it was not a popular project, not fancy with common area, but convenient stores around are great, and i like the lanai type layout and 10ft ceiling.
Having been working in Putra Heights for the past 5 years. I rented a room with rm400 per month in a double storey terrace including electric bill. Rental rate for whole house is around rm1500. There r many landed terrace freehold around 700k. Around 2 yrs back Glades have a clearance sales for its townhouse 2 and a half storey which is around 1.2mil. Glades is gated and guarded. Back then it was among my choices for my 1st house and in the end I choose ecosanctuary about 300k extra but an end lot instead of a townhouse. I do not know Glades condo around how much but looking at the price range if its around 1mil I think bkt jalil is a way better choice. At least the escape plan is true in case u need to rent out or let go ur unit in future. Anyway there r plenty of choice for food in one city. Which is nearby glades. You can go to mainplace usj21 which is just a corner away for food too. Hehe
And opposite glades the Kingsley which is with the international school. Completed bout 3 yrs but only a few units moved in. Very curious who actually bought such high end property and not move in.
Hahaha. Lots of the rich are doing that, buying and leaving properties empty rather than renting out because their intention is diversifying the wealth.

Not sure if my reasons for buying the house include; (1) got quite a bit of land to do my weekend gardening, (2) the modern design that is different from other types of houses (within Penang) and finally (3) affordable. Not sure if you agree with the reasons though. The good thing is, after three years of receiving the key, only this month in 2020 I'll be moving in a "home-sweet-home"...sigh...

Tropika may just one of many properties located in BJ. Potentially, there may be mix own stay or investment for Tropika. In contrast, Alcove buyers are mostly for own stay or for their kids and may not for rental a lot. Different type of target market. Even if you want to rent, the people to rent that place will be of someone whom be reliable and long term rental.

The video give good information but not the on going maintenance fee buyer needs to pay. Type B doesn’t have balcony but type C included balcony which is a premium. The on-going monthly maintenance is quite costly minimum around rm420+ per month and type C around rm550 to rm600+ a month. Plus maybank t&c on conversion % if you take the maybank package versus conventional bank loan.

Ultimately it will be determined by the management committee once it's formed and it might fluctuate. But it's around that rate lah=)

You're right Adrian. It really depends on the lifestyle you're having. For eg, do you swim or not already set a big difference hahaha. But I'm more focused on the security and convenience portion when I move into an apartment. Amenities within walking distance is very important=)

What's the difference between the total price for a normal loan vs houzkey? As in, total principal and interest. I suppose houzkey is higher but u have the flexibility, no?
Yeap u are right, houzkey will be slightly higher (if you count it as a whole). But i think the downside of Houzkey is that when you opt to buy back, you will be buying the property under a subsale kind of procedure which is to pay 10% down payment, legal fees yadayada, but you can also choose to opt out (as mention by Sean). But if go direct, you can at least enjoy the low/zero down payment and free legal fees..
I think Houzkey is suitable for those who are uncertain if they will be living in that property for the next 30 years

Very high dense, cheaper series of exsim(thus cannot count in the reputation of exsim in the d series), close to flora damansara(which is a no, for me), location is so-so, development is not encouraging at all, there is a mosque right in the middle of the development. In summary, like I said b4, buy for own stay is still an investment for long term. Also, did SD staff tell you that there is a mix development by SD near to PH LRT station? It may not be as 'dead' once it is completed in near future. Is a choice if anyone to buy for lifestyle or investment.
