I live in Pecan Valley Ranch, we love it! Great selling points for Bullard are the public schools (have sent graduates to the Ivies & successful sports teams & extra-curriculars) & the well-regarded private school, BrookHill. The drive to downtown Tyler is 25 - 30 minutes, but south Tyler & south Broadway has the best shopping, I am at Target in about 10 minutes.
Thanks very much for the input Jo Ann! yes I’ve heard amazing things about the schools in Bullard. I’ll have to do a bit more research and make a video specifically for that. And yes, I will definitely be sure to clarify in the future that south Tyler is only 10ish minutes away ☺️
Hey Nadine, thanks so much for the offer! That would be amazing, the homes in your neighbourhood are beautiful and a tour would be much appreciated!! Send me an email with your contact info if you could please 🙏🏼 ronniewithersrealtor@gmail.com
I worked as a Paramedic in Tyler and the surrounding counties of East Texas for 10 years. I recommend that you do a video on the exceptionally strong healthcare system in Tyler and the surrounding areas. Many transplants are older folks looking for a good place for Healthcare. UTHET and Christus hospitals are excellent facilities. If you are looking for excellent healthcare, the greater Tyler area is amazing.
Very good suggestion! Tyler healthcare is definitely on the video list, but I think I’ll do that earlier rather than later. Do you still live in the east Texas area?
My Mom and Brother still live in Holly Tree but I moved to Santa Fe NM 3 years ago. I worked for UTHET EMS and I miss it very much actually. We are highly trained professionals with a very aggressive scope of practice in East Texas due our large coverage area. While St. Francis was a “competing Hospital” both are excellent facilities. UTHET is a level 1 trauma center. You have to go to Dallas to find a similar facility. I enjoy your videos very much.
@@livingintylertexas The neighborhoods in the $300,000 and up price range weren't even there. The neighborhoods near the older park were there and surrounded by pasture land. We lived on Oak Street in one of the first houses built in the "New Addition". Behind and to one side of our house was nothing but pasture land. If I remember correctly, it cost around $20,000 for a 3/1 brick with attached carport. One of the girls I grew up with lives there now with her husband.
Great video, however we live in Cherokee Ridge and you showed our house. Super cool. BUT I think you’re off on your prices for the neighborhood. The lowest price is $314,000 and the highest is like $370 and you said the median price was $254. So maybe recheck your numbers. Other than that fantastic video! Welcome to Bullard!
Thanks Kim! Oh wow, I hope I did your Neighborhood justice (except for the price!) yes, sorry about that! I think I included some vacant lots when calculating the average price, so the actual number is higher. I’ll be sure to clear that up in a future video. Thanks very much for pointing that out 😌
Hey Linda, yes there are several medical facilities in Bullard, including a small urgent care. Also about 10 minutes away in flint there’s a whole bunch more facilities including a hospital

Nice to see my home made the cut... Maybe you can get a tour as my house is the biggest home in Pecan Valley Drive. Welcome to Bullard

Cheers, big lad!! 🙏🏼
Awesome video! At some point you should check out lake Palestine, it's the center of East Texas outdoors life.
Thank you! I definitely will do, lake Palestine is beautiful 😍
I grew up in Bullard (moved in '79) and it wasn't anything like it is now. It's grown SO much!
Wow, it seems so tiny now! How small was it when you lived there??

Anymore vids of Cherokee Ridge? I've been looking online at the 3bd/2b 1751 sq ft one on Hunts Website!
Hey! Please send me either an email or text with more info and I’ll go out and get some more videos and look into that home some more for you :)

You can have it all! what about culture and cannabis?
Please be honest if this place accepting toward POC because I'm not interested in my family facing with discrimination
Do they allow non-whites to purchase homes there? Some friends say that East Texas is kinda "intolerant" to "others."
You should check out Lake Palestine it had loads of meth heads 😳 If you're from this area you know exactly what I'm talking about!
