    Another thing is how to get materials into it. I watch Positano Diaries and they have to walk 500 stone steps up or down to get to their house. They now bought another house in Tuscany and are able to park at their door. They can tell you the reality of the difference of logistics. Maybe you should rent a room close by there and see what its like for a few days or weeks too?

    Remodelling in the US gets pricey fast! I’ve watched a few old European cottage being renovated, the amount of work needed is going to be quite a challenge. But, if you guys are committed to this project, I’ll definitely enjoy watching the entire progress❤

    Love the ambition and the determination Joen and Amalie. It is definitely a stunning ruin with a view and lots of potential. I have been renovating our own modern contemporary house in St Cruz since July of 2023 and I took on that challenge virtually because we live in the US. It has been a costly and time-consuming endeavor. I highly recommend you consult with an architect in the dept. of urbanism at the local municipality to ensure that you can do what you want to do. Secondly, speak to the locals in the area to see if they know of any reputable local contractors with past performance experience. Thirdly, factor in at least 3 years and 300K to account for hard-to-find skilled labor and materials. I am sure you can pull it off if your heart, soul, and wallet are truly in it! 👍

    I have experiance of a similar project. Took down a wooden barn from 1815 and built a new design house. For me the tension comes from the very old vs very new.... Based on what I see in your vision I would keep the old interior walls and ceiling. Take out the old floor, potentially escavate to get higher ceiling. Then make a new concrete floor with waterbased underfloor heating. You also hide all the new pipes for water, plumbing and electricity in this floor. Then a heatpump or solar panels to heat the floor to keep cost down. This way you get a warm nice climate of a new house and preserve all the character and charm it already has. Also, if you insulate the walls and ceiling... you lose space

    It won't be as much as 250k euros, if it costs 50k you should be able to do the whole thing for 100k more if you do the labor yourselves. The fact that the land is disputed is a biiiig red flag though, not going to lie. Last thing you need is an enemy next door. Also that place gets cold, so you will need to do double glazing for sure and some sort of fireplace and underfloor heating for your standards. The good news is stone is cool in the summer and warm in the winter, so you just need to fill up the holes with cement and tighten the building up and it will be fine I think. It will need a new roof structure, and i would do steel tbh, and it will need new tiles, as those will be old and rotten, despite looking straight. I would use contractors for the roof and the septic tank, which it will probably need too. The rest, if you put your minds to it, you should be able to DIY. Once done I think it's possibly worth 200-250k for an expat market. Just my opinion, it's viable, but not quite what you think it is. It is cheaper though, so there is some good news. But if you want to plant stuff you can do better I think.

      First of all you need to understand what kind of stone you're dealing with. Your advice would trap moisture in the stone forcing the moisture into the property instead and causing damp issues in the internal walls. My advice would be using lime mortar instead of cement as lime mortar allows the stone to "breathe" and dry out naturally and therefore avert damp problems internally.

      @@1987mdr Thanks for that. That house is made of straight up Basalt rock, it's very high quality building stone, probably world's finest, barring making a marble palace. I guess if the building isn't sunk into the ground on the rear side then they would get away with simple cement filling, as it would be dry, however if it is it will for sure have humidity, so many of these traditional houses have that issue of being built with the backs into the soil, due to the nature of the terrain. Not at all sure how lime mortar availability is here on the island. I guess the conclusion is, even if they do the job themselves, they need some form of consulting from an experienced contractor at least.

      @@Zepherian the back of the property will more than likely be in the ground and there will water ingress, it's very common in the island with old houses, but as long as the house can be kept at a constant above 18C temperature and has good ventilation it will prevent most problems, it does depend on how much moisture comes through the wall.

    This would be amazing but you need to be smart about it for certain or it could just be a money pitt. Be realistic about a time line too because something that takes 5 years because of laws and legal papers etc is a long time to get this dream really going, by then you might have different dreams. Find out what needs to be done and all the costs, time, etc before you do this. It is a wonderful dream and I completely understand. I watch Mr. and Mrs. Adventure but they live there in an RV/camper. It's a huge commitment to your time and money. Your design ideas, gardens desires, and views are amazing!! The Newbys also have been restoring a Portugal property on UA-cam and Leave Everything and Wander in Sicily. My best wishes to you all 🙏 I'm going to check your Patreon. Real estate speculation in Portugal is at the top in Europe. Please be careful when talking about houses and land on the island of Madeira. Do not contribute to this real estate speculation.     Jon, my boyfriend is an alcoholic and dying. He refuses to stop, and he’s a young man, probably 20 years older than you? He’s had a lot of trauma and refuses to get therapy! I think it’s the only way to resolve or address the issues that create your situation. I’m trying to reach out.

      I agree with you. I have been a RN for 2 decades and have taken care of thousands of alcoholics. They destroy their liver, destroy their families and destroy all relationships eventually. It’s fatiguing living with a alcoholic and yes most are such wonderful people but the fact is, it is a disease and the mistake that all alcoholics is they always think they can quit on their own but reality is they never do. They must seek professional help and join support groups. This is the only way to assure that they stay committed. The truth is, once a alcoholic always a alcoholic and it’s so important to get help . Cirrhosis of the liver is a absolutely awful death and they will never be allowed on a transplant list unless they prove their sobriety. Once your liver is shot, no chance of living. This is so sad because it’s in this last phase that alcoholics want to make this change and finally enter rehab but by then it’s too late. The first and best step is admitting they are an alcoholic. The second big step is to get professional help. It is unfair to expect a family member to carry all of that burden which when they fail, then the spouse takes it as something she did or could of done better to help. The fact is, family are there only for support. Alcoholics need professional help and need to go to support groups and have sponsors to help that are not family or friends. Support groups are found all over the world in every city so going to a AA meeting can literally happen anywhere on any day.

    I wouldn't buy this particular house. You already have a neighbor that you potentially would have a dispute with because of the garden. That's certainly not how you want to start a project. I'd find a different property.

    have you ever thought of moving to central portugal 😂. just kidding, but seriously you will not get the money you put into it, first there is no parking, second it way to close to the neighbors. remember even if you like the current neighbors, new neighbors can be different. Dogs barking and roosters crowing gets annoying unexpectedly quickly. Take it from a person who has an apartment in Arcos de Valdevez backing onto a house where a lady keeps chickens. Also owning a ruin in the surrounding countryside with a common wall with a neighbor who on occasion has blocked vehicle access to the driveway (because we have a right of way through their property). I tell you the number of times my grandmother and parents have gone to court to press their claims is not worth it.

      I like Joen & Amelie and do love their content. I know that buying and renovating this stone cottage is probably a pipe dream, however, I have to say that them already having purchased/built that amazing “Bitcoin” house of theirs, to then buy something else up north to renovate, leaves a bit of a bad taste in my mouth. I know this subject has been touched on before, however it just has an air of “rich Scandinavians” coming over and buying properties when locals can barely afford to pay rents. I know this seems quite a negative comment, and I don’t mean to be, I just feel that maybe a bit of awareness/sensitivity to the local’s plight wouldn’t go amiss.

      @@BelaMadeira The whole north is losing population, so I don't see an issue. Even Madeira in general will have a steep drop, we've been reproducing below replacement rates for decades. We need new blood, so let it be. So a few generations down the line Madeirians will have a higher percentage of scandinavian dna, big deal :p It's not like we haven't moved literally everywhere!

    What a cool project! I'd love to live in a place like that! My dream is a lil stone cottage. The mock-ups were too modern looking though, losing the character of the house. Would be a shame not to keep the old stone cottage vibe. Everything in it should look 'old' and interesting and any 'modern' things somewhat disguised. You do need repointing on the stone (fixing the holes in the mortar) to seal the place up, but considering the climate there, you likely don't need to insulate (get good windows though and insulate the floors) as a simple fireplace/wood stove would suffice and some well placed fans for summer or a good mini-split. The sun will heat the stone during the day and release the heat at night for you to keep warm. If you insulate, in this case, you could end up with mold after cutting off the ability for it to dry itself. Do get a metal or stone roof (looks like it may already be one) for fire protection considering how close to the neighbors it is. Really pay attention to fire prevention on the exterior. I'd be a bit concerned if a neighbor seems to think the property is theirs though, so you want full closure on that first else they could sabotage your efforts during reno, ya never know. People are spiteful and you don't want spiteful neighbors 5' away from you. lol
    You don't want to make a place like that 'nice', 'modern' or 'luxurious'. You want to make it cozy and earthy and a lil wild and steeped in time but with hidden conveniences so you aren't 'roughing it', but look like you are. Things like electric lanterns that look like old gas lamps, lots of cast iron and old wood, cobblestones, and a distressed wood table with a beautiful old wood rug and a copper kettle on the woodstove. The kinda place a painter or writer would live and putter in the garden. It's the kinda place you immediately feel home and welcomed with a cup of tea. Nothing unnecessary, fussy or fancy. Nothing grand. Just a beautiful, inspiring, serene time capsule of life. That's what I see there. Old-soul vibes full of wisdom and peace and laughs among friends. I'd retire there in two seconds. lol
    To consider: comps are a thing in selling a house. It looks like the surrounding homes are still steeped in history, so to speak, so if you make a fancy house in the middle of all that, you will never get your money out of it because it'll be way too nice and the comps will drag it way down in price. It's not a good investment to make it fancy considering where it is. You'll lose a lot of money. If you keep the character and just give it some modern conveniences while keeping it 'old vibe' though, it would sell in a heartbeat with a great price. You also have to consider who the buyer would be. Those don't look like fancy folks up there and it's a recipe for disaster to sell to fancy folks a house plopped in the middle of old-world vibe folks. You want someone moving in who the neighbors will cherish and accept considering how close they are. Someone already up there would likely buy it and love it forever if it stays true to the vibe but is 'elevated' and fixed up. Just food for thought.

      The neighbor was very friendly. It was the old lady who was so sweet and warm. I think we might not understood everything she said perfectly :)

    Interesting project! If you have watched any of those UA-cam channels you showed you would know some of the things you need to do.
    Your working with stone so you need to use natural materials, lime, etc. For insulation I would recommend looking up hempcrete, not sure of it's availability there.

      @@joenandamalie be mindful of DIY UA-cam videos in these kinds of projects, a lot of them only show you the rebuild process and not often what happens with the house in terms of maintenance after finishing it, because quite often the wrong decisions have been made during the rebuild either to save money or because they didn't understand what they were choosing. Often times problems don't arise until a year or so later, but if you have the right people guiding you along the way, you can make this project a success. Insulation in the island is pretty hard to come by as it's not often used, find out who the local materials suppliers are and build a relationship with them.

    Stone is good thermal mass and there should be no need to insulate it.
    It will be cool in summer and store heat in winter!

      Hi, you can of course insulate if you want to, but providing you protect the stones from moisture, ie capillary and lateral penetration, so that they remain dry, they will, due to their thermic mass, keep the property cool in the warmer months and help maintain the property at a more constant internal temperature in the cooler months when you introduce heating into the property.
      Ideally an insulated coating on the exterior of the property would be ideal but the stonework is so asphetically pleasing it would be a shame to cover any of it.
      There is an awful lot of technical literature written on the subject, much of it in Danish and I would certainly consider it as part of your renovation, it will reduce your energy bills vastly.
      I wish you good luck with the purchase, and ultimately the project, but the first major hurdle that I can see is the land dispute. Even if you win the claim, do you really want to live next door to a neighbour, and amongst their friends and relatives, who hate you!
      Good luck with everything, I will be watching keenly and no doubt be making more confusing suggestions as you go. Take care the two of you, big hugs!

    I really like your vision Amelia.
    I'd sort out who owns what and would get estimates and sort out logistics (as you're so close to neighbors, see if plumbing/ electrical needs to run through neighbors yards, etc)
    There may be other places available to consider.
    I'd love to see if there are other options (with potentially less headaches/cost)
    There are many DIYers on UA-cam you could learn from.

    I am so thrilled.. haven´t even watched the video yet and so happy to see you are doing a tiny home. I LOVE THEM!!!! BTW, my 20+ years of experience involves home remodeling, restoring and design. Along with an abundance of personal nutritional and food knowledge. If you ever wanna have volunteers come out for hands-on work, I live in Porto ;) My assessment: The walls definitely I would add caulk and then maybe an exterior insulation with faux stonework, some terracing of the land for crops and soil stability, and the roof looks amazing =) which is a big plus, I think.

    Hi both, I wish you good luck. We are your neighbours (at the end of the street - under construction) and we are renovating a little stone house right now which was on the plot where we are going to build a new house, too. And we love the old house more and more the process is proceeding !!!! And we love the north side, too. My friend has got a house in PdS and also palheiro in the vineyards near Sao Vicente and more and more time he spends in that palheiro. Enjoy life ❤

    Hi Guys, im new on your channel, I was drawn to this video by the title, Madeira it's definitely a paradise island.
    I like what you intend to do with this property, however I think you are missing a couple of very important points, the fact you haven't got car access to your property, will make the all project a lot more costly than you think, I'm also certain that being surrounded by other houses your privacy will be next to inexistence
    Also keep in mind you are most likely to lose that view in the near future by new buildings being built in front of your property, believe me it will be a matter of time!
    I don't want to sound to negative, i'm just being realistic and I think you should have that in consideration.
    It would be a lot easier if you start a project where you have no neighbours nearby, you would have a lot more privacy and be able to do a lot more.
    Not sure if you already bought the property or not, if you did I trully wish you the best of luck and I will be looking forward to witness the transformation
