Water penetrates coating products,traps the water under neath the the coating,it than rust the metal,an guess what happens then,no coatings on metal roofs,
This stuff forms a solid layer... water will not penetrate it. If you just use it like paint, without the proper build, then there is no protection, and yes water will get under.

My boss pored this on his old flat roof which was stone and tar. It sealed the roof, its been a decade now no leaks..
Was this dura rubber? Rubberizer?
