    I want to say how much I appreciate that you show a wide variety of what is available in the market. I watch your channel because I'm interested in architecture and design, especially how trends come and go. However, my daughter and son-in-law will be first time home buyers (sooner or later, given these times) and we are learning so much from you as to what to look for and what questions to ask.     Man, this needs a lot of work but the basement here in Las Vegas is a huge plus. Especially if you are into prepping or just need the additional space for a home business. I think it will cost about $100k to repair everything that needs to be fixed and updated. Some things you can do yourself to save money like ripping that nasty carpet out and putting in hardwood floors. I'll be watching the price on this one. If it gets down to the low $400's I think it will be a good buy.

    Wow. This is the best foreclosure I've seen so far on your Channel. It's at a great price point even for a foreclosure with just minor cosmetics. All the built-ins are beautiful the layout is great and I love that pool.

    I like how you are going to another level showing bank owned homes that are for sale in Las Vegas, instead of new homes. I like to see how some are taking care of. I bought a house in 1983, in California for $175,000 brand new. It is a two-story home with four bedroom and 3 bath. The home across the street is same floor plan sold in February 2023 at 1.2 million. The only difference is it has a pool. God Bless you Chakits.

    For the size of this home if the price was lowered it would be a home to consider buying based on the comps in that neighborhood. There is a lot of work needed to bring this home into the current time I don’t like to step down in the house but otherwise it’s a pretty good home for someone else just not me. Richmond America homes, Toll Brothers homes is still looking mighty good to me.Thanks Chakits for your honesty and your professionalism that’s what makes you the best in my book🤩🤩Thanks for sharing

    This is a very good buy for someone who is willing to put in a little work. Just needs some TLC and it’s gonna be very nice! I like it! I’ve never seen anything like that basement. Admittedly that was a little strange to me. Other than that I do actually really like this one.

    If you think a home in Southern Highlands is a “track home” you really don’t know Las Vegas Real Estate. Southern Highlands was an answer for the Summerlin build up in the west Las Vegas area. I lived there for 22 years and saw the building boom as well as the bust. Homes were going up like crazy in the 90’s. The builders were the reason for the damages of those same homes we see today. There was use of drywall from China that carried toxic mold. There was shifting of foundations due to builders pumping out houses like a Pez dispenser. This house would have sold easily for 1+ million before the bust. You could have gotten this home for under $550K in 2006.

    I don't do cheap so I figure it will run me around 200k renovate the kitchen all the bathrooms and replace the staircase to the newer look , Also painting the outside . That would put me at around 800k , So what is the average price for homes in that sub-division. The economy is getting worse so I don't want to pay top dollar for something that I can get for less in a few months ; or a brand new house for the same price of remodeling this one.
    Chakits is always honest and straightforward with us that why I watch him as time permitted . Keep keeping it real !

    Hey Chakits, the bones of the house looks ok. It does look like there may be structural issues with the house from cracks to water damage on the walls in the basement and on the main floor. But the house does need updating from new cabinets, carpets and pain. I one thing I feel needs to happen is, I master but I would reconfigure the fireplace and place it agents the wall. I don't like the cutout that are next to it. It just takes up space especially if you want a king or queen bed.

    435K max sale....needs too much work at a high cost. 50K ripping things outm permits materials and so on 100K labor and extras overhead for run ov costs. All in est. cost with fix action 585K.

    " Old School Phone " hurt me to the quick. I remember and used Rotary phones...lol. It needs the usual work and some upgrades. I like the basic layout and it has possibilities. Basement is out of the ordinary with water intrusions and Mold issues to be looked at. Full disclosure is appreciated as honesty is the best policy.

    Nice!! I live 4 doors down from this house 🏡 . It’s actually a pretty good price for over 5,000 sqft & of course I would say that because I own here as well, lol. Seriously tho, it’s a great neighborhood with nice neighbors less then a minute off the freeway & it’s super peaceful & quiet

    I’m not sure if it was your channel or not, but I think I mentioned one of the most interesting properties in Vegas that I’ve seen is a condo at Panorama listed for $724900, that has a huge patio, it’s been for sale for awhile, and I think it’s still listed-thanks for all your dedication in Vegas real estate!

    New subscriber here. I was thoroughly entertained with the walk thru of the entire house. I am a scaredy cat so i cant imagine living in a house that doesn’t have an open plan. My over active imagination would think of ghosts hiding on the many hidden corners. Haha😄 Im looking forward to watch some of your old videos but for now i must sleep first because its 3am.

    Nice house! In a time when a lot of the foreclosures are overpriced now because they were overpriced to start with, this one is much more reasonable. However this house is an example of a lot of bad decisions at the time of build, especially with the quirky upgrades. My OCD was having a panic attack while going through this place!!! Close off the wall between the family room and den... close the opening to the bar from the foyer... the opening of the basement stairs at the formal living room... and the extra sinks upstairs in the bedroom area where weird. On the bright side, when doing a renovation - a lot of odd quirks can be easily fixed and the price allows plenty of fixing.

    Beautiful home for that time. I have wondered about homes in NV, if basements could be build to help with the heat. The home does need some work, and for the price...its too high. The basement needs heat. I know its sounds crazy, but the odor is coming from it being too cold when the temperature drops. Years of this without heat or good air flow creates that mildew smell. Plus for some reason the home has water damage. That spare room above may have leaked water down to that basement space. That backyard needs a cover, and so does the grill.

    In Spain they have external shutters to block the sun during peak hours. They can be closed to still allow a small amount of light through. They are great at night in thr colder months also.

    Now if someone put some love into that house, they can make it an extraordinary home. I would configure everything in that house. Remove carpets, knock out some walls, reconfigure that whole kitchen and dining room. Install a wall to separate that office/bedroom with the Murphy bed. I would keep the appliances except the fridge. Retile the pool. I can go on and on and on. But all in all the home is nice

    That stress fracture looks like maybe the basement ceiling is sagging . Just at this point and not seeing anymore of this place I wouldn't offer $400k maybe less . Almost no one seals walls for a basement like they should . I helped my dad build several homes when I was in High School and he went overboard to me sealing up a wall that had to be backfilled . ALSO proper drains to take water away from those walls are very important .

      There are too many variables to that question. It depends on what you want done and if you're willing to pay for the correct contractors or go the cheap way.

    Yeah this property will need at least 100k-200k of renovations just to bring it up to modern standards I would only pay 375k-400k for this

    I love that home it's is beautiful gorgeous home you know what I have done it was mine it's not a bad home it's just a good carpet cleaning I probably put some large pantry in there and rebuild the closet little better and than for the basement I would turn that basement to a home theater system and the pool just need a good cleaning too.

    Looks like there was quite a bit of water damage. Not sure. But from just seeing this video it seems there's a lot of buckling here and there. Especially upstairs.

    like it but has a lot of major problems starting with the crack in the wall the house has shifted and water damage possibly and the price is too high but you did a great review and I enjoy your videos that toilet is probably the problem for the leak in the basement walls since it smells like mildew water coming from somewhere . I have a friend has a beautiful house back when she had it built something happened while she was on vacation the line in the upstairs bathroom had been leaking and over a period of time and when they came from a cruise the bathroom water line busted and the ceiling gave away and everything came crashing down chandelier hit the checkerboard floor and they came home to a flooded house a disaster but it's all fixed now insurance paid for it. So anybody buying this house gotta get a house inspector I bet the electricity is outdated seeing the panel all scrambled and hanging out. if there is a update sure would like the here what problems it actually had.
