    I liked this home. No HOA, low taxes, well water and propane, and nice finishes and detail. Of course, it needs an outdoor kitchen, and a couple of interior upgrades but other than that this is a very nice home for the size and price. It didn't feel 10 years old.

    This is a FABULOUS quality built home! One of the best that you’ve done a viewing on! I was so ready to be wowed by the master bedroom but it’s a real let down. No sitting area with fireplace nor a bell or a whistle going on in there. The loft area is larger🤔🙀 the builder did an excellent job. No wasted spaces and this property is definitely priced right! Way to go Chuck🎉🎊🥳

      I could see this home for you. I was expecting more wow in the master but it's a 2008 home so I understand. Bedroom can be renovated though. Everything else is there. Quality crown moulding throughout. Definitely not modern so your design style would fit right in. You'd be spending money on personalizing the home instead of upgrading and renovating which is a huge plus!

    That “ swamp cooler” is called a cooling tower and it’s the same system used in every commercial office building in the country but on a much larger scale, obviously. If you’re getting any type of smell it’s because it hasn’t been drained and cleaned which needs to be done once a year.

  • @SteveStearns
    @SteveStearns 5 років тому +1

    I find it amazing that houses priced at over a $1M cheap out on plumbing fixtures, lighting, wiring, etc. The butler's panty had cheap plug-in under cabinet light. Why weren't these hardwired low-voltage LED lights? One of the AC vents was hanging and not fully attached. The AC in the garage was cheap and not in fitting with the cost of the house. The additional anti-kick-in door locks seems weird and makes me wonder who lived here before or what the crime rate is in the area. Paint coming off the fence gates. Swamp coolers in a house of this age. There is a lot of patches in the stucco exterior. The layout of the floor plan doesn't flow well. Why are there deadbolts on the bedrooms doors? The sink above the counter top is a vessel sink. The style and finishes are not consistent throughout. As you can probably guess, I prefer the other houses you have shown in your videos.

    • @stonedog23
      @stonedog23 5 років тому +2

      That would normally depend on the region. For instance in a place like Florida, no matter the price point, hardwoods are not the norm because of the climate. You’d have to check with local Vegas pros on the pros and cons of hardwoods over this much square footage in their climate.

    Normally, I would complain about the master being on the ground floor. I'm a fan of the master being upstairs but that connection to the laundry room through the closet, sold me on the ground floor location. I like almost every bit of this home. It seems very secluded with the shared well-water supply and a PROPANE tank, which is right by the kids play area 😳😲 yikes!! I also have to wonder what kind of monthly maintenance costs come with that kind of seclusion. Otherwise, I love everything I have seen 😍 and the price seems right. Great video as always Chakits 👍

    ⭐️⭐️⭐️ Nice home however, is lacking consistence from one bathroom to the next for example: the first bathroom has a different granite or quartz, plus the sink is under mounted in one and not the other & all sinks are different that's a poor choice of decor & the shower upstairs should have tile floor, not that cheap alternative. In addition, I would expect monogram gas Chef stove, specially since theirs a propane tank on the back of the home, if I'm paying $1.5M that's the least to be expected. In answer to your question pertaining to the dishwasher, I have 2 dishwashers and we use them every time we have a parties which is very often it's very convenient. Moreover, as you stated the "Calcium Build-up needs attention" should have been addressed prior placing the house on the market, simply because if I'm aware of it that's more job for me to do. Lastly, in the description it states the property is $1.5M however, you stated " All for $1.490 thousand dollars" Hmmm....... Have a great Easter Chakits.... Aloha~

    Poor design alot of wasted space and cosmetic work done to hide quality of construction. Even with the video you can see the poor quality of stucco, acrylic stucco requires time to do, just looking at it I can see the laborers rushed through it. Just saying from designer and contractor's perspective.

    You can get so much house for a relatively small amount in Vegas. Even more bang for your buck than in major cities in Texas.

    Cool Party House to have in a Cul-de-sac by yourself as long as the other empty lots on the Block stays empty. You can even park and land your helicopter on the empty lots.
    Pros:
    Nice empty Cul-de-sac to yourself(temporary until someone decides to build there)
    Nice open spaces can take your Bikes or ATV's and run around the area
    Love the Kitchen Cabinets
    Nice tall ceilings
    Ample Garage and Driveway parking
    Cons:
    Shared Well-Water
    Septic Tank
    Propane instead of Natural Gas
    Fracture/Crack street pavement(i saw this in MOST of LV's new communities)
    YOU mentioned property Tax for this House at $5304, that's just based on the PREVIOUS OWNER'S PURCHASE PRICE. So whoever purchase this Property, the rates will go up..close to $1.4 Millions in %Percentage% of whatever LV charges....

      A home built in 2008 is not considerable old by any stretch. And this is an appreciable asset. Hard to find a market where this home would be 750k. But I’m not a fan of this home.

    When you went low in the 1st Bed Room I saw a large gap from the base board to the carpet . Shoddy building right there for a Mil. + . Kitchen is very nicely done yet a bit dark for me . With so much electric items I would put up some solar and a wind turbine to offset the bill .

    I am probably one of those people that is the reason why they don't have a lot of master bedrooms on the first floor. I can't stand first floor master bedrooms. Unless you are a Elder and you cannot find a ranch home. I think it's crazy to have a two-story home and not have the master bedroom on the second floor. Just my opinion. But I have never bought a home with a second floor and the master bedroom was on the first floor. Maybe when I get older but right now oh no! The master bedrooms is supposed to be the getaway from everyone else. If all the activity is on the first floor. That's not full private to me.... but that is my opinion.. to each it's on..

      Romano Gitano let me tell you something everyone is going to get old I know I’m going to get old but I for one do not believe in a master bedroom to be on the first floor I don’t care if I have a bum leg or a good leg as I get older I want my bedroom to be on the second floor that’s just my option in my opinion so telling someone you hope they never get old or have a bad leg is just ridiculous and just doesn’t make any sense because everybody has their own opinion how they choose to live their life in their home just my opinion ☝🏾🤨I hope you understand what I’m trying to say

      @@SABOREAME68 first of all everyone gets old so your comment is irrelevant.... if you had comprehended..what I wrote down. You would see that I stated, IF you are of OLDER age. it would be more in your best interest to buy a RANCH house. That means a one story. So that is thinking about the future ! But like I also stated it is my opinion "for myself", when it comes to master bedrooms on the first floor.

    Is it difficult to keep the homes you show clean? Specifically the homes with large slider/folding doors. Las Vegas is a dry sandy desert environment with lots of wind. I have a beach cabin and fight grit and sand even with a mostly closed up house... PS what about the outside of the windows and keeping them clean?

      No steam shower,not one bidet? The propane tank by the swing set is poor planning. The house does not flow or welcome but has some great features though it lacks warmth.A hard sale for sure! Too much wasted space without purpose. You do a awesome job!
